Add spotlight or unnecessary

New home. Finally got my painting in. I was planning to add a spotlight to draw attention to it but now thinking it may not be necessary? Thoughts? A spotlight will likely require new electrical wiring.

Also there were no studs on the wall. The painting was light as it was mostlu canvas ( id say 40 pounds max). The person who installed it used these ook nails which hold 30 pounds in drywall? She used one on each corner and one under a wooden plank running the middle of the painting. Is that problematic ( should she have used traditional anchors?)

The ook screw she used is added in a post underneath as I cant add more pics

Balcony a roofing problem?

I thought that my balcony problem was a regular flooring issue- perhaps solved with a fresh layer of pebbles and epox. Im being told that this is actually more of a tar flat roofing surface? Is this something I need a roofer for? How much should it cost? The issue is the loose pebbles and i can see some structure underneath in some spots ( i assume water proofing). See pics attached. This is in new orleans where we have tons of humiditu and frequent rain. The balcony is sloped heavily and I haven't noticed any water pooling or any water getting underneath so I thought its just superficial. We are new to the house though ( a couple months)

Lastly is this something that def needs a roofer or can a handyman do it?

Fixing pebble finish

We just moed to a new house with a balcony that has a "pebble finish" i guess? The pebbles are loose and there are spots where i can see the underlying flooring if i bend down and look closely. How should this be fixed? Can it be done with a handyman or does it need a specific contractor?

Deep data analysis - is this normal staging behavior?

We got a new 3 ton 2 stage Trane for our upstairs house ( the floor is 1600 sq feet). It seems to cool but its slow with temperature response ( very gradual) and I feel no palpable difference in performance between stage 1 and stage 2. I asked multiple times for them to come inspect the unit and optimize it. The last time they said they found a leak in the attic which they fixed. They also turned off the dampers to improve flow. Its better but I still do not feel a difference between stages. To be fair, we live in New Orleans were the temperature is very demanding and I tend to set the thermostat around 70 during the day. On hot days it doesn't reach that set point and runs continuously ( though perhaps thats normal function) I finally went on ecobee sister website beestat.io ( Whomever made it thank you!!!) and downloaded my data for analysis:

Matched analysis taking cooling rates in stage 1 and stage 2 for periods of similar indoor and outdoor temperature etc:

Do you agree that this data supports my suspicion that stage 2 is underperforming? What should I tell them to check when I ask them to come here for the third time already? Im quite frustrated at this point.

Update:
They came and checked it again. Found out that even though they came to look into this complaint several times already, the stage 2 was never wired. You really can't trust people. Not sure yet if this will fix everything. The guy said theres no way to measure a delta T except by using the laser pointer at the supply and return vents. He also didn't have the tools to measure airflow and pressures. Oh well. Those were supposed to be the best in the area - clearly I am unimpressed.

Safe to grill here? ( covered porch)

New to grilling and picked up this used weber grill locallu. I initially planned on putting the grill on the covered porch. Our balcony is slightly more than12 feet above this porch. There's some electrical plugs on the side. I thought it would be okay since I've seen similar setups with other folk but then I got scared of accidents and movex it to my backyard. The advantage of having it on the porch are sunlight cover ( new orleans is hot) and saving some space from our tiny backyard to use for other things. What do you guys think? Safe to use it there or should I just stick to the uncovered yard?

Edited for question: if it does catch fire are you supposed to stick your hand in there to turn the propane off or is it enough to just turn off the knobs on tbe outside?

a) Cool 1 is cooling more than cool 2 for the same outdoor temperature?

b) I see that it turns positive ( i.e fails to cool/ temperature goes up on average) when outside is above 85 which 85 seems low to me?

c) The slope for changes in temperature per hour is very flat. I do tend to set a low temperature ( 70 or 72 during the day and down to 68 at night) which I am sure affects this though. By comparison, I will show the downstairs unit performance which is so much better.

What do i have?

We moved to a new house. In the house i see several control screens that are all blacked out as well as a panel. I think this is an old hai system which is obsolete now? Im not sure why its not working. Is there a way to know if this is just for security or had automation? How can I get it back up and running or alternatively should I have something new takeover?

Please tell us which one you think will fit / look better? The house's door opens to a small foyer like area with a large oversized painting. On the right is the open kitchen area facing a living/ dining. At the end is a stairs that leads to teh second floor. The living dining is centered around two built in cabinets with a fireplace in the middle. There is a large TV on the fireplace. The ceiling has built in speakers in a configuration that also dictates the TV be placed above the fireplace. I am describing this detail because the structures limit where the sofa should be aimed at.

Sorry for so many posts by the way. We have been quite confused about how to furnish our house and are getting desperate now. We are realizing that any layout we choose has some cons. We have gravitated towards the first layout. A designer has suggested the second ( which we agree seems like a natural place to put everthing and leaves wide open walkway to the stairs but risks making the main area we would look at be cluttered and overworked?)

Which option?

We had been very confused about how to furnish our home. Ultimately someone suggested for us to use the design services at west elm the designer brought us back to something closer to our first planned layout. Her suggestion would look close to this when AI puts the pieces together. Which do you prefer? Thoughts? Focus on the color - AI messes up the space dimensions but I think its close to how it might look.

For the tv too high crowd, keep in mind we will be using a mantle mount that lowers the tv automatically using a motorized arm.

Cracks?

New house and notices this on some of the tiles in the bathroom. Not very noticeable- took me a while to see them. What is the common cause? Is there a chance these are new from my cats jumping down from the sink? We live in new orleans could it be related to some house settling issue?

Easily scratching

We just moved to a new home. The past owners put new hardwood floors just before sale. Weve noticed they are scratching extraordinarily easily ( moving furniture to clean, moving boxes, and often without me knowing why). Is this a sign of poor quality flooring they may have chosen? Could they have skipped a protective layer to save money? Is there something we can do? I have added the foam things to the bottom of most furniture we have.

Fourth of July Sales

We were rushing to get our furniture for the new home on sale based on our self made plans and suggestions from the community. My wife suggested we check into whether a West Elm designer would have valuable feedback based on someones post here. We passed by the store and they said that the designer will be able to provide expedited recommendations so we dont miss out on the sales. Ofcourse we would then purchase everything from them if the recs made sense to us. We got an appointment for friday. Fast forward to Friday and the designer wont give any recommendations for a week which will be past sales. This is her response:

As I explained, the holiday sale is really on small items and seasonal accessories. Our furniture sales are “rolling”, there are always certain pieces offered at reduced prices. That is determined corporately according to stock status. Please do not feel that you might miss an important opportunity presently or that rushing to purchase will be beneficial.

When I am working on your furniture plan and make suggestions to you I will always point out sale opportunities, I promise."

Is this true? Im perplexed because I definitely see sales on large items through their websites. Im bothered that we were promised something and got something else.

Pick an option

Option A: we get to keep our sofa and have a dining space in the same area.

Option B: dining has to go in my previously planned study but the room is more airy and the tv gets to sit eye level?

Option A' can be option A but without the tv. Would then need to make the study double as a TV room instead of doubling as a dining room.

Which option?

We posted our original plan with having a living and dining together in a 25 x 23 space. After feedback about how high the tv was ( not many options in the room) and limited space between dining and living, we have come up with a new option. This time the space is used as living alone. We would have to flex my planned study into a dual use dining room for hosting. Here are pics of both plans. Which do you prefer? ( cant post the old option here will try in comments)

Clueless style-less couple looking for help

We only habe the sectional and moved to this new house. Need accent chairs, coffee tables, dining room set. We had AI add in the items we picked online. Any critique? Suggestions? Alternatives? Do the lights absolutely need to be changed? We dont really understand design - would've picked a different sectional but would like to keep this for now if possible.

I have attached a picture of what we have put together so far from available items online ( added to the space with ai). Any thoughts? Alternatives? Suggestions? How would you apply drapes? Do the lights absolutely need to go ( i hated them initially but they grew on me).

Frustrated first time home owner repairs venting

I am about to lose my mind. We just bought a new house, and while we are happy with it, there are some minor repairs that need to be done. We are not from the city so dont already know handymen or electricians etc. Having people come out to do the work has been an absolute nightmare.

​First contractor: 'We will come on Wednesday.' Wednesday rolls around: 'Something came up, we'll have to reschedule for Friday.' Friday they finally show up, take a look, and say, 'Okay, now I know what I need. We can do this for you at some point in the next two weeks.' Then, it never gets done.

​Move on to Contractor #2: Same exact thing. Takes two weeks to finally show up, doesn't do the work, and just asks for more time without ever specifying a date.

​Then I get a third guy who gives me an exorbitantly expensive quote. I'm too frustrated at this point to just say no, so I simply ask, 'Can you give us an itemized estimate so we know what we are paying for?' (I obviously don't want to pay $2,000 for the installation of two $100 fans). What happens? He ghosts me. I got ghosted simply because I asked for an itemization of the estimate. I never even said I wont pay.

Another contractor goes theough the same process for a different repair ( generator). He tells me he will need to come back to finish the job. Two days later I get an email that they finished the job and the invoice is x amount. I call them and the woman insists they did it. I say double check please. Calls me back two hours later saying I was right and the work was never done then schedules the work to be done two weeks later. She was literally about to have me pay for work and equipment never installed that they were never going to install because they never communicated about what they did or did not do.

​I am furious. People complain they don't get paid enough in the city, but getting someone to just show up, give a transparent estimate, and do the f'ing work in a timely manner is impossible.

Thanks everyone. I will reach out to some of the names on here. Sorry about a venting post. We love the city and are excited to grow our family here. But this is hopefully a minor dent in the road.
