Richmond or Raleigh

I like to invest in Richmond metros, in west side or north.
Long term rental.

I am about 2-3 hours away. And may retire in Richmond or Raleigh area. Raleigh is further yet I have some friends there so it is worthy consideration.

I prefer area A or B or C plus.

Short pump , Moseley , Midlothian etc areas.

How is the tenant profile ? Compare to northern VA.

There are so many new homes for sale. Is it possible to break even? Townhouses.

Which one is easier to rent ? New townhouse. 1700-2000 da ft Or small
Single family house with smaller footage 1309-1600 sq ft.

Did the builder drop base price?

Just curious I know they give out lots of upgrade for free with the base price.

I know people stuck with their purchase for a long time if they buy late 2024-2025

2026 pens

I purchased quite some budget pens and I love Hongdian the best. I will purchase their annual pens rabbit dragon and snake. Plus D5.

I think I will be looking to add Pelican and Platinum 3776. And a pilot 734 or 823. With fa nib and sf nib- mu guess.

I am pretty close to complete what I need.
I will attend DC pen show this year and try out those gold nib pens.

I truly enjoy those pens regardless of the price.
1st year into the journaling and pens.

Inside the box, 3 Japanese pens and 2 asvine.
From left to right:

Kaweco 2 pens, Jinhao 5 pens, 1 twsbi eco, 7 hongdian pens.

Twsbi and asvine makes good pens but just not as exciting as hongdian.

Hello journaler

I started journaling and truly enjoy it. It just gets bigger me bigger. This is my second one .

Do you think this band looks ok?
I did not like the band most stores sell and too lazy to tie the ribbon.

So I bought some elastic band and hand sewn today whiling talking to my kid. Then one side is upside down,

If it were properly done, will this be something you like to buy? The style I store is too modern for me.

What other option do you use?

The journal is a sketchbook from Michael’s. I decored the cover myself.

What products should I sell?

Hello hello bakers,

I went to 2 farmers market and another one I go for veggies. First 2 has bakers one selling bread and the other one selling bread and flavored bread like banana bread. Last one there is a lady selling mini cake and another stall selling Austria bakes. And another stall for bread. This bread is a sizable business and I saw them in all kinds of farmers market nearby.

Honestly none of them are as busy as a produce stand.

I don’t want to bake bread except banana bread or pumpkin bread etc.

What I want to try is cinnamon roll, or cakes eg cupcakes or any mini cakes.

Can you please share your experience? Is it possible for me just focusing on one type of products in those settings? I could also bake pie or tarts fruit.

What to do with those we can’t sell out ? I still have a full time job. You know this hard to say how long I can have it.
