This is crazy. Our power has gone out in our building on Broadway. 10 times in the last two months. Come to find out the building was sold on Friday, so we don’t even have a contact to the new property management company. So just in this last weekend, our power went out Friday, Sunday, and tonight

Do I report this to the city? Kind of in fear of retaliation. Who knows what these new owners have planned.

Mashcole property

So obviously, we had these Southern California Edison power outages on Sunday and Monday. I am living in an apartment building, and the owner is trying to refinance via commercial lending. So they have been putting Band-Aids on the electrical system. And now I’m sitting here with no power. Besides the Southern California Edison outages, my power has gone out five times in the last two weeks. Our property management company says that we can’t do laundry between 12 and 9 PM. They also like to claim that the power outages are due to people who have moved in that are running their AC. I disagree. I think it’s the Band-Aids that they are putting on so they can get there commercial loan to go through. Anyway, I’m sitting in the dark on Wednesday evening at 9:22 PM waiting for the unqualified electrician to come here and turn everything on in our apartment after we just experienced Sunday and Monday.

My question would be, is there any recourse? Is there something we can do as tenants? Because all of us feel like we are getting taken advantage of by this property management company. Super long but like I said, I’m sitting in the dark. Thank you to everyone and I love Long beach.

Bartending gig?

First of all, I love Long beach. My favorite beach, City. Second of all going through some tough times I need a second job. Have an extensive bartending background and high volume, Mixology and fine dining. Looking for part-time or full-time. I’m very seasoned and I’m old-school so I create a valuable experience for every one of my patrons and take pride and not being robotic.

Thank you in advance for any insight, advice, or opportunities you may know of. Hope you all are having a great summer.

New driver advice

Good afternoon and happy Friday. Going through some tough times and need a second job really bad. Thinking about driving an Uber. Went through all but the last steps to sign up. Just wanted to know, I really only need to make about $100 a day. I’m in the Los Angeles Orange County area. Typically, how long would I have to drive every day to be able to net about 100 bucks after gas and everything else?

Thank you in advance for any advice or insight. I really appreciate it.

West Capital Lending

Well I tried but I’m running out of money.
So I tried to do it on a somewhat shoestring budget. Started in May and have been spending about 2500 a month on leads. Passed my DRE in the first month. Acquired 7 state licenses. But I didn’t have enough cash to get 25 licenses and drop 5000 a month on leads. Which seems to be the sweet spot. With what I have in savings I don’t think I can sustain this for much longer. Has anyone else done the broker thing on somewhat of a shoestring budget? I make about 200 calls a day and Bonzo leaves ringless voicemails, emails, and text messages on a drip campaign. But I just can’t seem to get anybody on the phone. I popped one Figure deal in my first month. But it’s been slim Pickens since then. In my 10 years in the mortgage industry, I would never say I was the best, But I was consistently top five on every team I’ve ever been on. I’m tech Savvy and I’m from the Midwest, so I am very confident in my rapport building skills and getting people to trust me and like me.

I’ve been making some realtor relationships in my area and they seem to like me and reach out to me and I’m meeting with a referral next week.

I’m just kind of at a crossroads.

  1. Go back to retail where leads are provided?
  2. Take a break from buying Leads and see if I can pop a couple self gens to be able to add more licenses and purchase more leads.
  3. See if I can transfer to a W-2 team at West Capital lending where leads are provided.
  4. Stick it out and get a second job like Uber.

Fortunately, I have a pretty low monthly nut.
I have about 22,000 left in the bank. So I have the money to get all the licenses right now, but then I just have to pay again in November. I’m pretty confident in my abilities, but I’ve never been a risk taker financially so I’m kind of nervous about just going all in.

For all who read. Thank you and sorry this is a long post. And thank you in advance for any insight or opinions you may have.

Is medication always the answer?

So, I’m going through a rough chapter in my life. I’m 51 years old and starting to struggle financially for the first time in my life. My industry is very cyclical, and I started this new endeavor in which I had to invest my own money. While it hasn’t totally failed I’m not really getting the return on investment and I’m worried I’m gonna run out of money.

My mother seems to think medication is what is needed. I’m pretty active and I prefer exercise. I’ve never really been depressed, but I’ve certainly had my ups and downs.

I don’t feel like medication is the answer. I feel like a few professional victories and a little stability and no more fear of the unknown and worrying about finances is all I really need to get out of this rut.

I don’t really want for much. Not materialistic. I don’t need a fancy car. All I really want is stability and a golden retriever and I would be out of this rut.

But my mother thinks medication is the only answer right now. And I just don’t feel like that would really help out the situation.

Does anyone have any experience with this type of rut or this type of New mental health issue because of current circumstances?
