Negative pressure in home. Central AC and Mushroom Attic Fan(not whole house)

I just had a home science guy come to the house and and test my HVAC and attic fan and see what the negative pressure was or would be.

I suspected with the attic fan I had high negative pressure because when the attic fan turned on the humidity would rise in the home, along with the temperature.

Attic fan genartes around -6 pascals when it's running in my home .

The central air conditioning, air handler in the attic, return on the second floor above stair case, with the doors closed to the bedrooms have a out -5 pascals when the doors are open it drops a little to about a -3

My attic was recently sealed and did insulation. I also ran new duct lines in the attic and did duct sealing.

The guy just told me like 100 different things I could do and left. Didn't really write anything down. He was absolutely awesome at testing but terrible at options 😂 so that's why I'm here wtf should I do.

I have an attic that's buried in insulation and difficult to work in. Is this a common problem?

Getting new gas boiler and water heater. Looking to save on space and possibly move it.

Utilities are in my basement and I'm looking to move all of it into a separate part of my basement. I have a 1700 sqft basement and I'm looking to finish it. My boiler is about 40+ years old and it's on the way out.

I really don't want a combi boiler I want to separate out the 2. But am looking for compact, reliability and ofc not having to limit itself by knowledge in the service industry because of how new it is .

I had my fireplace looked at by 2 people

One guy uninsured and and not licensed and one insured and licensed.

The guy that was uninsured and licensed gave me a laundry list of issues and the insured and licensed guy said gave me one problem, and it was the one thing I wanted to fix anyways, which was repointing the chimney. So I obviously went with the licensed worker.

After inspecting inside my fireplace I'm noticing some issues but I'm not sure if they're really issues.

  1. The brick facade is exposed to the inside

  2. The fireplace doors have some gaps surrounding the chimney

Are any of these issues? Unlicensed guy said I need to insulate this. Licensed guy said these aren't issues.

Noticing a faint attic smell coming out of one of my vent when air-conditioning is running.

Air handler is in attic. Replaced all air ducts in attic. Seems to only be bad if it's hot. The vent sits between my first floor/second floor and nudges up against my garage attic so I don't know if anything is leaking in there but it's annoying.

Noticed this crack in my hall way entry between dining room and kitchen does this indicate structural issues?

This is on my kitchen side. My kitchen gets super cold during the winter and very hot during the summer because of the windows and probably a mix of other stuff. I'm thinking it's more so that.

I did some work on my house this is a fresh coat of paint from October 2025 on the walls.

Top trim seeing 1/4 inch to 3/4 inch gaps in some rooms.

Is this a structural issue? When I bought the house the trim was thin and half inch trim. No gap. Then I put 3/4 inch thick trim and a out 3 inch long trim and and the top it's coming off the wall. In some spots it's 1/4 inch and other parts it's 3/4 inch.

The contractor never raised this. At the miter cuts it's level and in the wall but the higher it goes and in the middle that's where the gap is.

I had my router on my brand new wood floor for 6 months and in that spot I have huge gaps

Will it go back to normal? It's crazy how just in that one spot the 3 planks of wood it sat on the gaps are enormous lol. It's in the corner of my room by my computer but I'm curious if I damaged it. It's not splintering or anything.

It gets as hot as 110 degrees.

This part of my floor feels rough. Was it missed during the finish?

Brand new floors water based finished 2 coats of natural seal and 2 coats of high traffic hd. But it feels raised and almost like those 2 spots where on the close ups it feels like the wood grain is coming out. Don't know how many times it was buffed.

Blower door test, and insulation

I did an insulation job on my 1973 home which showed at was at 9.8ACH after they sealed, put down insulation in my attic and a portion of my crawl space it went down to 7.2.

I will saw after this all happened I did replace my sliding glass door which was extremely leaky. It let snow in.


Anyways --

I was kind of expecting something better.

The other part of my basement is full size and there is no sealing or insulation at the the rim joist. Would that make a big difference?

My windows are also from the mid 90s but from what I can tell with my thermal camera they're fine.

I dunno I guess I'm a little annoyed.

My first summer in the new home. I think we ran our central air for a total of 10 days and our dehumidifier a total of 5 days. Bill was 465 dollars. 2500 sqft house. Is this normal lol wtf?

Plywood under bay window looks wet

I was checking in the basement for moisture around the bay window area. It looks like in the past there was some water issues. So I went outside and looked under my bay window and I saw that there was plywood and sure enough it felt a little wet. I got my moisture meter and it read 9.6% which I think is within reason. We had some heavy downpour yesterday in the day before.

Is this something that I should be replacing with OSB board or something?

Is this black mold? Found behind door trim going down to basement.

This is a door jam/ stud. It's covered up by drywall and the drywall does not have mold on it.

There isn't any other mold in the basement. I looked underneath the staircase. No water stains. There's no water source either in the area.

When I open the door to the basement there is an earthy smell to it but I chalked it up to the carpet being from the 80s/early 90s and it gets humid down there.

The other studs on the door jam don't have mold.

Cleaning hardwood floors with satin finish. Bona natural w/ traffic hd.

Cleaning satin finished hardwood floors

Looking to clean my satin hardwood floors. They're new bona natural with traffic hd. I tried using bona cleaning and left a white residue. I have been using water but I want to leave a nice clean smell in the house.

Is there anything out there that I can use that won't make it shine too much, won't make me slip and kill myself and also I can use on tile (nice to have for tile)
