It's the fact that he allowed himself to be put in that position. After initially refusing to answer, he allowed himself to be pushed into a response.

Valuation of 2nd Hand Cars

Not so long ago, checking out a used car was straightforward: check the model year and glance at the odometer. A ten-year-old car with 50,000 km was a rare gem, while a three-year-old car with 100,000 km was a massive red flag. The odometer was the universally accepted measure for wear and tear.

But as we transition into hybrids, plug-in hybrids, and EVs, this old metric is starting to feel incredibly outdated. 100K km on a battery-assisted platform doesn't mean the same thing as 100K km in an ICE vehicle.

Should we now be measuring wear and tear based on battery health and engine hours (for HEVs and PHEVs)?

A PHEV with 80K km might have driven 60K of those km purely on electric power, meaning the ICE is practically brand new. Conversely, an HEV used as a rideshare vehicle in heavy city traffic might have massive engine idle hours despite showing relatively low total mileage.

Can you actually check the engine hours in modern HEVs or PHEVs without resorting to an OBD scan?

PSA for Evaporative AC Owners in Perth

Just got back from visiting a mate’s place and I was shivering the entire time. They had the gas heating absolutely cranked, but the house still felt like an ice box. I looked up, and every single one of their evaporative cooling ceiling vents was wide open.

If you have evap AC and leave those giant vents wide open all winter, you are essentially living under a row of open chimneys. All your expensive, lovely warm air is rising straight out of the house, while heavy, freezing outside air is dropping right in. No amount of heating can compete with that draft.

The rules I follow:

  • Close them around the same time you turn your retic off for winter (April 30).
  • Open them back up when it's time to turn the retic back on for the warmer months (Sep/Oct).

Seriously, if you haven't done it yet, grab a broom handle or a ladder and shut those ceiling vents today. Your heater (and your electricity/gas bill) will thank you!

Edit: My Evap unit has a Winter Seal flap at the base of the unit that closes when it is not on and reduces the need for a winter cover.

Mum close to passing, complicated situation and emotions

My mum and I have never had a close relationship, I am the middle of 3 children. Never felt I got much attention from her for various reasons. Although she always seemed proud that I was the 'smart' one, I have never really felt like I mattered as much as my siblings to her.

I was always the independent, do my own thing kid (kind of had to be I think), but I still felt like I was demanded to do certain things for her when it never felt like it was reciprocated.

She was diagnosed with lung cancer 3 years ago that had spread to brain and many lymph nodes. She's had a bunch of treatments, immunotherapy, chemo and radiation. She's now in palliative care, not far from passing. We don't have a time frame, but 'days to weeks' is the best we've got.

The thing that gets me is that this would have had a high chance of not getting this point if only she listened to the symptoms 18 months earlier. I went through cancer myself 27 years ago and I have some knowledge of the whole ordeal. I'm a bit angry about that.

So many other things I'm angry about too.

We also have a family holiday booked for this week, me, my wife, son and girlfriend. She's close and we may have to cancel it. I'm angry about that too.

This sucks and I don't want to anymore.

Property investing in Perth now...

So with all the noise around negative gearing and CGT discount changes, I keep seeing people act like property investing is suddenly dead.

It's not dead, it's just different now and there is no free ride from a tax POV.

I think the game has just shifted from:

“Please Mr Tax Man, make my loss hurt less”

to:

“Maybe my investment should have a good business case and actually make money and I pay a fair share of tax.”

Radical concept, I know. Making money and paying tax!?!

If the tax perks get trimmed back, then the strategy becomes pretty simple: buy something that can positive gear, or at least get close enough that you are not bleeding cash every month while whispering “capital growth” into your pillow.

And honestly, in this rental market, vacancy risk would not really keep you awake at night. A decent property, in a decent location, priced properly, is probably not going to sit empty for six months while tumbleweeds roll through the lounge room.

Tenants need homes. Supply is tight. Rents are strong. The rental market is basically musical chairs, except there are 40 people and 3 chairs.

So maybe the new investor checklist is:

  • Does the rent cover the costs?
  • Can it survive rate changes?
  • Is it still okay without juicy tax treatment?
  • Would I buy this if capital growth was just a bonus, not the entire personality?

Negative gearing was always a cushion, not a realistic business model.

Positive gearing is boring, sensible, and not nearly as exciting at BBQs, but it does have one nice feature that the property pays you, instead of you paying for the privilege of owning it. And you pay your fair share on tax of the rent too.

Not really financial advice, just my thoughts based on the latest 'sky is falling' talking points.

Tax Ideas for the Future

Now that CGT discount is being scrapped and negative gearing is being wound back, I think it is time to work out the next tax revenue focus points.

We should be:

  • Removing diesel subsidies from mining
  • Tax export profits properly (gas, iron ore, services, etc)
  • Reduce, or limit, the ability of companies to carry forward losses more than one financial year
  • Tax gambling income over $1,000 (i.e. pokies, lotto, etc)

I am convinced the digital strategy for Australian FTA networks is being spearheaded by a man named Bruce who refuses to use a smartphone because "the buttons are too small."

It is 2026. We have rockets landing themselves, yet 7plus and 9Now still haven’t figured out the concept of digital on-demand viewing.

The most infuriating scenario: You get home at 8:00 PM. You want to watch a show that started at 7:30 PM (or 7:36 PM, because apparently "on time" is a foreign concept to 7). In any sane, modern digital ecosystem, you’d hit "Watch from Start."

But no. If you open the app while the show is still airing, you are held hostage by the "Live" feed. You’re forced to see the spoilers of the current segment while desperately trying to find a "restart" button that doesn't exist. You effectively have to wait until the show finishes its entire broadcast slot (plus a weird 15-minute "processing" purgatory) before it shows up as a VOD (Video on Demand) asset.

7 is by far the worst offender. Their UI feels like it was designed by someone who thinks "The Cloud" is a weather forecast.

Do they want us to go back to piracy? They spend millions on "The Voice" or "MAFS" but won't spend $50 on a UX designer who has used Netflix at least once in the last decade.
