The housing market is officially dead!

There's been multiple posts about this but now it's official. All winter there weren't any good houses andcwe waited until spring, and nothing. Now it's going to be summer and the market is still horrible. Barely any listings at all! Anyone else notice this? I know we've got a housing crisis but this is next level. Last year there were so many houses for sale! I think our makelaar has given up on us...

Need help for eviction

Hi everyone,

I’m looking for advice regarding a housing situation in the Netherlands.

I rent an apartment entirely under my own name. My ex-partner has been living with me, but after the relationship ended, they now refuse to leave the apartment voluntarily.

There are no children involved, and the rental contract is only in my name. I already informed them that they need to find another place, but they are basically saying they will not leave.

Has anyone here gone through a similar situation in the Netherlands?
What legal steps did you take?
Did you need a lawyer or court order?
How long did the process take?
Can the landlord help in such cases?
I’m trying to handle this legally and correctly, but I also want to understand what realistic options exist if someone simply refuses to move out.
Any advice or shared experiences would help.

Subletting for June in Den Haag/Gouda/Rotterdam?

Hi all!

I'm a 29F looking for somewhere to stay the last two weeks in June in the Netherlands before I move back to the country full time around September or so! I'm looking for a sublet or really just anyone to stay with (I don't mind paying) in the Den Haag/Gouda/Rotterdam area but am open to Delft and Amsterdam as well.

I'm very quiet, will be busy while I'm there so I won't be around a lot, and religiously clean up after myself. I'd preferably like to stay with another woman but am open to couples as well, just no single men.

BRP address registration and gap in residency

Hi guys, my rental contract with my landlord is ending soon. It is very hard to get a new rental house now. What can I do, so that there won't be a gap in my BRP registration and if I can't find a place ?

I read about temporarily registering with the Geemente or having a postal address from any of my friends. Do they work? Please help.

Hi mates, since I moved to NL I've seen this kind of finish in almost every house walls. What's the best way to remove it? Is it like a paperwall? Is it better to plaster on top or remove it?

Once an owner told me this is a very cheap material that you can paint on top easily and that's why it is so popular

Hi everyone! Have you used Relocify? The service seems really expensive and the support is not clear on giving answers. The viewings are being done by them but they show videos of similar apartments. How do you actually determine how much you need to overbid?

I've been looking in Amsterdam for a few months now and I'm going crazy with all the bidding. Everything is going way above the asking price.

I really have no idea if €20k above is just normal here or if I'm being ripped off. A buyer's agent wants a hefty fee for it. Finding comparable properties myself is a nightmare.

What do you guys actually use for this? SlimBieden, Biedradar, Walter Living, something else?

Or is everyone actually just guessing a bit haha

I don't know what documents I need

I am looking for an apartment in den Haag through Woonzeker and they say that I need to submit documents after showing interest. I can't find a list of what documents I need to prepare, from myself and my guarantor, anywhere on their website. The FAQ only states that they have them listed (see picture) but I cannot find it anywhere on their website.

Does anyone have an answer to this?

n regarding a Dutch rental lease

Hello! I started renting in Eindhoven a few days ago, but one part of my rental lease confuses me. The agreement (both written and in-person) was that the lease was valid for a minimum of 3 months, maximum of 24. I can cancel early (once the 3 months are up), but I need to inform them a month in advance, and if I still want to rent after the 2 year period, I can also notify them in advance and get a new contract under the same rules.

That being said, the contract also specifies that the lease will end in September 2027. I'm guessing that means that once September 2027 is up, I'll get an updated contract for the rest of the tenancy, as I have no plans to terminate early as of right now, but I thought I'd ask here just to be sure, as I haven't rented before and I'm not a dutch national, so I'm not quite certain of the laws here in their entirety.

Survey for sustainable improvement of apartment

My partner and I have recently bought an apartment in Utrecht with energy label F (in 2e Daalsebuurt en omgeving neighborhood).

We want to do some renovations to improve energy efficiency, but we would like to have some professional advice on what are the limitations, possibilities, priorities and to get quotes. We already know that, for example, the walls of the building are solid, therefore cavity wall insulation is not possible. We want to find out more limitations and more details. We also know that the windows are sash windows, which are typically not very efficient: how can these be improved? The front door (which connects to the stairs leading to first and second floor, where the apartment is) has clearly some air draft at all times. Should it be replaced? Or does it not matter since cold air stays down?

My question is: what are the best companies/entities to get professional advice (preferably budget-friendly) for sustainable renovations? Thank you in advance for tips!

Landlord Ghosting Me After Moving Out

Hi all,

Lived in The Hague for 5 years and recently moved to Denmark.

My landlord came in with his realtor for the preinspection about a month ago and said the apartment looked great and said I would get the full deposit back (4,000 EUR) as long as there were no holes in the wall hiding behind the couch he joked.

I moved out August 30th and now he's giving me a list of things that we went over during the inspection that he's trying to charge me for?

>"We have checked the apartment and we have a few things we want to discuss.

>The apartment overall is very dirty, including the kitchen cabinets , oven and fridge. Also the bathroom, washing machine and dryer, the closet of wasmachine and all the windows and luxeflex are really dusty. A professional company is cleaning Monday the apartment, we don’t know what price they will charge. we will let you not if everything is done.

>We miss the tv-ontvanger van KPN we found the remote control but the receiver is missing. We have to return this part or you have to pay for this, we have to ask KPN.

>The frontdoor cleaning mat is broken and needs to be replaced, costs € 181,51 for the material, no labor costs will be charged I will cut it and change it myself.

>The cabinet in the bathroom we had to change, the mirror was already broken when you get in, but now the doors are also broken. We take this for our account.

I'm fine with keeping a few hundred for professional cleaning. I did my best with a vacuum and cleaning supplies I had, but what can you do.

I don't know anything about his TV receiver - we never watched Dutch TV we just streamed. There was nothing about it in the contract either.

The frontdoor cleaning mat was broken because his father came to fix the floor boards that were shifting - he broke it that day and said don't worry about it.

The bathroom cabinets were broken when I moved in - the hinges became loose after a year and I repeteadly asked him to replace them - he said since the previous tenants installed them - they were not his responsibility. So now how is it my responsibility?

As for the kitchen plate - there was a crack by the sink that happened randomly one day while I was watching a movie - I heard the plate 'pop/crack'. His addition on to the apartment had shifted soo much he needed to have a carpenter come and shave a door down to the add on room because it had become so slanted - the wall of that room was also against the kitchen counter - you could see the caulk had fully cracked from being pulled - and I went over this with him during his pre-inspection and he said he understood - now it feels like he is trying to pin it on me?

I'm have done a bit of research on my end but may have understood this - apparently landlords are supposed to come do some sort of yearly inspection? He never came and inspected once in five years or did any kind of upkeep checks - so not sure if that's any kind of help.

Again, I'm fine with being charged for a deep clean - but everything else he tacked on is completely out of left field. I've been a good tenant and paid rent on the 1st every time and really don't see myself as having been a problem so I'm a bit insulted over this.

I wrote back to his email explaining my position and asked him to call me. I have also tried calling him several times but he is not answering.

What are my possible legal paths to get my deposit back?

I believe the former owner of the house I bought covered up cracks so that I wouldn't know about them, what to do now?

Story is I bought a house and after moving in, I noticed quite some cracks in the walls. I visited the house before, with my makelaar, but in certain areas there were furniture or a storage space that was full so those cracks were not visible. However, in other cases, I can see the cover-up of a long crack in the living room that is only visible after going very close to the corner. There was no technical inspection. The former owner stated that there were no cracks at all, it's written down in the questionnaire he filled in. What are my options now? Since I don't know what I am dealing with, I have no idea if these cracks are structural or cosmetic. Should I consult a lawyer?

Curious what it is like actually living there as a permanent resident, so I'm wondering if anyone has lived on that street or stayed at a hotel there (or has heard from friends who have) and can share their experience?

It's a very expensive and vibrant area, and online it is described as one of the most desirable locations in the city. On paper, the location looks amazing, and it even has current listings at a price that is not crazy for Amsterdam (e.g., 800k), but I'm curious whether actually living there is as good as it seems.

Trustworthy apartment in Rotterdam

Hi everyone, I'm making this last attempt despite the situation being quite tense. Long story short, I signed a contract for an apartment in Rotterdam, spoke with the current tenant, spoke for a long time with the owner, and ran a Kadaster check (it's not registered to the woman who claims to be the owner, but to a man she claims is her deceased husband). Now, with a contract in place, all I need to do is make the transfer, right? Yet, I'll never be entirely certain this isn't a very elaborate scam. How can I get past some issues that are unfortunately resolved with "trust me bro"? I don’t even blame the owner, it’s just that remotely there is only a limited amount of confirmations I can possibly get. Am i being paranoid?

I could give out other details, it’s just that I’m not sure how to move forward. (I don’t feel like giving up on this chance, since I need a place to stay for August, but if I get scammed i’m done for). If there is someone willing to help me out, or give me advice, I’d be happy to receive insight. Thank you.

Boiler condition

I have been renting an apartment for six months. I came home yesterday to find that the boiler was off. It had tripped the circuit breaker. Microwave, refrigerator and oven were also off. Not sure if they should all be on the same circuit but that is another story. After a series of handyman and heating contractor visits, I found out that water was coming out of two large holes in the boiler exhaust pipe, which tripped the circuit breaker. The heating contractor told me 3 times that I could have died. I guess that pipe is also where the CO2 was supposed to be exhausted. The landlord is paying for a service contract and repairs but when I brought up how long it must have been since the boiler was serviced, she said that was the responsibility of tenants, in particular the tenants before me. Is having a boiler service contract the tenant’s responsibility? I have had several apartments before this one, and it has never come up.

We are renovating the kitchen and these pipes and this junk showed up under a cabinet. The pipe which is going through the wall is the return pipe of a radiator.

Does anyone know what the other metal piece is?
