Is anybody or have you ever been underwater on your condo and is there any hope left in life if so? I am questioning even working or having a family as a condo I purchased 730k for 550 Sqft 1+ den with parking at Yonge and eglinton now is probably 250k less,. Is it worth even working anymore

All my aspirations are gone as I saved every $ and invested to get ahead in life and although This space is great for me and even a partner, I am stuck here for the rest of my life it seems... I only have 200k in stocks left But the condo loss Is so bad that I am thinking to just quit my job, leave my relationship as there’s no point anymore. It’s already hard enough to buy a home but now for me it’s probably over

I try to limit fun misc spending to 500 so I can invest 1500 to make back this loss

ive been in such a dark space mentally to the point Im losing my relationshio because I’m scared to spend any money given how much I’ve lost and how tight things are. I worry in 5-6 years I’ll be forced to sell my condo if I want to have a family and won’t be ready. How do I pull myself up from this situation.

Can you help me understand how paying 3300 all fees monthly for a condo (1k principal paydown) is actually better than renting the same unit for 2500 and considered a savings if you are negative equity ?

I hear this all the time when I discuss with people to take a 200k loss to go Rent for cheaper And they bring up the prinicpal paydown. But i am negative equity 50k today on my 550 Sqft 1+ den in Toronto so it feels irrelevant ? Please help me understand

Would you take a 200k loss to get peace of mind and bring housing costs to a reasonable level?

Assume you paid 700k for a condo that costs you 3300 a month all in and is worth 500k today with 550k mortgage. Does it make sense to sell and take the loss if you can rent the same for 2400 and use that monthly difference to build wealth again? Currently I can invest 1500 a month on 6.5K income but this would allow me to invest 2200. my only hesitancy is I Need to sell 50-60k of my stock portfolio to complete the sale current portfolio liquid Is at 220k. I am 29 and worry this will never recover so im just wasting my time

I’ve reached a point where yeah 2k is great but at 220k stock portfolio and I will own the condo and still be able to invest 1500 a month, i really want to take the next step but I keep have a fear in the back of my head. i would also be living in Toronto finally as I’ve been in Markham my whole life

Making 6500 a month and saving/investing 1500 and still have 700 for fun this is with me owning my condo expensive mortgage in Toronto and eating out a lot. Feeling grateful to live decent in an expensive city like this

Eventually the 18-20k a year will compound and get me to my goals. I am 29, with 220k in stocks and really want to get to 500k by 33

Which is the better option ?

A: Rent for 2400 a month + 1400 other expenses = 3,700 less 6500 take home = 2,700 which 700 for fun let’s say and 2,000 invested

B: My own condo assume equity is 0 but No down payment or closing cost since already owned 3000 a month (1k principal pay down) + 1400 = $2,100 which 600 for fun and 1500 invested.

i know many people say rent and invest but I already own the condo and 150k of my stocks was used as a down payment which is essentially worth 0 :( so I’m just trying to see where do I go from here.

Single and I have 230k in stocks and cash total at 29. I do value stability a lot once I settle somewhere I hate needing to move hence why i still live with parents at 29

Yes I do have a lot of cash this is because my total monthly expenses are 4500 a month on 6500 take home Biggest Expense is condo I own (3k) so I wanted to have 6 months expenses in cash. I’m also scares to deplete all of it into stocks at these levels want to keep some for potential dips to buy more.

At what point did you stop worrying so much about money and anxiety ? Will I be able to relax a bit at 500k at around 33 ?

Im 29 own a condo (no equity currently) but have 225k in stocks and try to invest 1700 of my 6500 take home into stocks. I will be at 500k when I turn 33 which I know compares to most here is a bit behind but I am doing my best. But every day I have a fear of money and losing my livelyhood car shelter makes me very scared at work as well as I don’t have many family to rely on. Will I feel a little bit more at ease when I get to 500k? And stop questioning every little purchase and experience. For example I wanted to pay 2k to go to Mexico and took me 3 weeks to finally pull the trigger And I felt so guilty.

Best way to get my new car financially ?

I am 29 and My current mercedes is starting to cause some issues at 100k km and I think I need to start thinking of replacing it. Now I own the car cash and i would say the buy back value is 35k. I want to get a similar type car as cars bring me the most happiness. I take home 6500 and my mortgage and condo expenses are 3300 and other expenses are 1400 which leaves me around 1800 a month which I typically invest 1250 and spend 500 on fun. I do have 40k in cash and 180k in stocks as well. Assuming the car I want is 70k all in any my current car is 35k for the remaining should I

A: Use full 35k from half stocks half cash and just buy the car cash no payments

B: 20k stock portfolio loan at 4% (becomes $500 a month payment) and 15k from cash

C: borrow the entire 35k at 4%?

If I could have bought my same condo today my quality of life would be on a different level.

I ran some calculations and buying vmy condo today when it’s 200k lower at around 550k would result in a total of $700-$1,000 lower monthly payments. Now in the grand scheme it may not seem life changing but for a single person like me who takes home 6400 net a month, that 1k is that extra vacation, better car, gifts for family , better food it drastically changes your whole quality of life. Its somethjng I think about every single day of the opportunity cost lost. what My goal is in 5 years I can refinance back to 30 years again and that will drop my payment by $500 so I’ll be close to par in terms of monthly. What are your guys strategy for those who are paying more than you are comfortable with for housing?

my comfortable max is 2800 a month all in fees but I am currently at 3400 so it’s causing me so much steess

Ordered a 126334 blue dial date just from a big TD here almost a month ago around June 3 but stil l haven’t recidved even the QC notification. I 100% trust the TD no issue there I’m just wondering does VSF normally take this long? how much longer do you think I’ll have to wait until QC then acfually arriving at my house.
