We have an offer accepted to buy this home, we close Aug 3rd. As part of due diligence I'm having an electrician come out late this week to assess this panel and advise on my questions. Posting here to get preliminary info so I'm semi educated when I'm on site with the electrician.

The current home owner installed an exterior generator connection box and a 30A breaker with an interlock. The realtor clarified this was DIY and without permits. Ok, not necessarily a red flag, competent people can DIY this stuff but first ask is for the electrician to review this and make sure it's legit. To the eye of this forum does this look at least competently done?

Second point is I don't see a lot of utility in this generator connection as it's only into a 30A breaker. The heat and range are both on 40A so if I lose power I can't run the range to cook (no gas in this neighborhood) and in the winter I can't run the heat and being in central NC ice storms are a major source of power outages. My second ask is to assess if all this can just be taken out and the 30A breaker be swapped to a 50A or preferably 60A for a hard wired EV charger.

Am I accurate in that the current 30A breaker for the generator seems under spec'd for the systems in this home? Does the panel seem to have capacity to convert this to a 50A or 60A EV setup? Thank you all in advance for the advice.

We are selling our house and the buyer's inspector noted this LVL member in the attic framing, suggesting a structural engineer evaluate. The butt end is rough and slightly frayed. The second image on the right is pointed to again a rough spot and some of the layers of the LVL are visible. I have contacted a structural engineer to do an inspection and report next week. Posting here to get an understanding if this is something I should be worried about or if the LVL member is adequate. Home was built in 2021.

I have scheduled inspections by a structural engineer but wanted prelim feedback from experienced people on if these two framing members should be replaced.

We're looking at making an offer on a home with this quartz slab backsplash. It's a flip and for some reason the upper cabs were completely removed. Is it possible to mount uppers to this quartz backsplash? Just looking at 3-4 boxes, two around the window and maybe two around the hood. I realize two around the window would block the can lights there.
