Is this good for level 3?

Got my garage finished, and I asked for level 3 finish. The builder had hung the drywall and taped, did one lousy coat of mud. I hired another company to mud to level 3, prime and paint. Is this acceptable based on what you would expect for level 3?

Boat Recommendations

Hi Everyone,

I'm going to be largely fishing on Lake Ontario, taking the family out cruising, beaching the boat at various parks etc. I can't decide between the Lund 1875 Crossover w/ 175 Merc and Legend 19 XT w/ 150 Merc. Any recommendations? I like that the Legend is made in Canada, but I've heard Lunds are more well made. Also I like that the Lund can take a 175. I'm also considering a Princecraft Sport 188 with the Merc 175. The 200 V8 is tempting, but then I can't fit a kicker motor.

Garage Door Insulation

Hi Everyone,

I just bought a newly built house. The ceiling is insulated with spray foam, and the walls are also insulated. The only part not insulated are the doors, and I plan to heat the garage eventually. Since the doors are brand new, it would be kind of a shame to get rid of them. Can I effectively insulate them? Or should I buy new insulated doors? That just seems super wasteful given my existing doors are brand new. Thanks!

Question about Newage storage system

Hi Everyone,

The issue is that it does not fit all together at the back of my garage due to the stairs going into the garage. I was thinking I would put the one tall storage cabinet to the right of the stairs. Does anyone know if those storage cabinets have to be attached to either end of the bench? Or are there other ways of securing the bench if I separate one of the tall cabinets? I've attached a picture of the back of my garage for reference. Would it be a waste of space putting a storage system along the right hand side of the garage? That would make it impossible to park a vehicle in the right side, but I planning to use the right side of the garage for toy storage/work anyways.

Small room setup

So I bought a new house and none of the rooms on the main floor are remotely conducive to a home theatre. Eventually I'm going to finish the basement and have a purpose made home theatre room down there. In the meantime, I've converted the spare bedroom into the home theatre. I still have to wire up the rear speakers and put some furniture in there. I also have blackout blinds coming too. But this is where it's at so far. Definitely open to feedback!

Pictures of my rear pads/rotors

I posted another thread discussing this. Created this thread to add the pictures. These are the pictures of my rear pads/rotors. They say I need the rotors replaced because they are pitted, and the pads need replaced because there is a 2mm difference between inner and outer pads on both sides.

2024 Escape PHEV needs rear brakes already?

Had to get a vehicle safety done on my 2024 Escape PHEV, as I moved to a new province. It has 40 000 km. Mix of city and highway driving. They are saying the rear brakes don't meet safety requirements because the rotors are pitted and the brake pads are unevenly worn. Is this a common issue? Seems really early to have to start replacing brakes.

HST Rebate Language

Lots of talk on how the HST rebate is being handled with builders. Here is the language I had added to my APS when we bought our new house.

  1. On March 25, 2026, the Ontario government announced a proposed expansion of the existing rebate of HST for new homes (the “Proposed Rebate”) purchased pursuant to agreements of purchase and sale signed between April 1, 2026, and March 31, 2027. 2. The Purchaser hereby acknowledges, confirms and agrees that the laws and/or regulations required to permit the Proposed Rebate to apply to the herein transaction may not be enacted and/or issued, as appropriate (and may never be enacted and/or issued) prior to the Closing Date. Further, while the Proposed Rebate may apply to the herein transaction (in respect of which the Vendor makes no representation or warranty whatsoever), the Closing Date may predate the availability and use of any forms, applications and other documents required by one or more of the federal government and any ministry, department or agency thereof and the provincial government and any ministry, department or agency thereof (collectively, the “Rebate Authority”) to assign the Proposed Rebate to the Vendor or the Rebate Recipient. 3. The Purchaser and the Vendor acknowledge and agree that, notwithstanding any provisions of the Agreement to the contrary,: (a) HST applies to this transaction and the amount of HST exigible in respect of the Purchase Price on the Closing Date shall be paid by the Purchaser to the Vendor on the Closing Date on the statement of adjustments for the herein transaction; (b) the Purchase Price is inclusive of HST (not net of the HST Rebate and not net of the Proposed Rebate); (c) the Purchaser shall be entitled to apply for any available rebate of HST for new homes directly with the Canada Revenue Agency following the Closing Date, provided that the Purchaser qualifies to receive any such rebate of HST; and (d) no rebate of HST for new homes, including without limitation, the HST Rebate and the Proposed Rebate, shall be assigned to the Vendor on the Closing Date and the Vendor hereby disclaims any right to an assignment in favour of the Purchaser. 4. Notwithstanding the foregoing, if, by the Closing Date, the aforementioned laws and/or regulations have been enacted and/or issued, as appropriate, and the forms, applications and other documents required by the Rebate Authority to assign the Proposed Rebate, as aforesaid, are available, and the Vendor is satisfied in its sole and absolute discretion that the Proposed Rebate is available and assignable to the Vendor and applicable to this transaction, then: (a) the Proposed Rebate shall be deemed to be included in the definition of “HST Rebate”, as contained within the Agreement and accordingly, all references to HST Rebate in the Agreement shall include the Proposed Rebate and all provisions in the Agreement that relate to the HST Rebate shall continue to apply; (b) the Purchaser shall assign such HST Rebate to the Vendor or the Rebate Recipient, as applicable, in accordance with the provisions set out in the Agreement; (c) the amount of HST exigible in respect of the Purchase Price on the Closing Date shall be credited in favour of the Vendor on the statement of adjustments for the herein transaction and the amount of the HST Rebate the Purchaser qualifies for, is eligible to receive and which is assigned to the Vendor shall be credited in favour of the Purchaser on the statement of adjustments for the herein transaction; and (d) the Purchaser shall deliver to the Vendor by no later than thirty (30) days after the Closing Date satisfactory evidence to the Vendor that: (1) the Purchaser has changed its drivers licence and bank statements to the address for the home; (2) the Purchaser has set up hydro, water and gas bills for the home in the Purchaser’s name with the billing address for such bills being the home address; and (3) that the tax department has been notified of the change of ownership of the home. 5. The Vendor does not make any representation, warranty, or guarantee (direct or indirect) that the Rebate Timing and Eligibility Criteria (as hereinafter defined) will be satisfied by the Closing Date. The Purchaser acknowledges and agrees that the Vendor shall not be responsible or liable whatsoever for any claims, costs, expenses, causes of action, suits, losses, damages, penalties, fines, interest and other charges or expenses whatsoever (including, without limitation, legal fees on a substantial indemnity basis and all other professional fees and disbursements) which the Purchaser may sustain, suffer or incur, directly or indirectly, arising from or related to either one or both of the Rebate Reduction (as hereinafter defined) and the Rebate Timing and Eligibility Criteria not being satisfied, for any reason whatsoever. For the purpose of this paragraph: (a) “Rebate Timing and Eligibility Criteria” means the terms and conditions for the Proposed Rebate, from time to time, including without limitation: (1) construction commencing and being substantially completed on certain dates as determined by the Rebate Authority, from time to time; (2) such further and other eligibility criteria or rules that are published or enacted by the Rebate Authority, from time to time; and (3) the enactment of laws and/or regulations to bring into effect the Proposed Rebate; and (b) “Rebate Reduction” means the possible event that the Rebate Timing and Eligibility Criteria are not satisfied by the Closing Date and, as a result, the amount of the actual available rebate of HST for new homes available to the Purchaser on the Closing Date is less than the amount of the Proposed Rebate. 6. In the event that there is any inconsistency or conflict between the provisions contained in this Schedule and the provisions contained in the Agreement, the provisions of this Schedule shall have priority over and shall override the provisions contained in the Agreement to the extent of the inconsistency or conflict.
