The Consulate is located at 339 Huanshi Dong Lu. It is the same building as the Crown Plaza Hotel. The address used to be the 7th floor. Some sites still show this address. But its really the 21st floor in the same building as the hotel. You have to go to the elevators that take you up to the offices. There are another set for the hotel. The office elevators have a little security desk check in that will let you through the gates. Then take the correct elevator to the 21st floor. A few of the elevators don't stop on that level, so be sure to read the floor list before you get in. Once you get upstairs, there is a final boss Chinese guard you have to get by. Once you charm him, you can access the Consulate.
Do you do a flat rate on top of material purchases and then burn rate per hour? Or do you add a surcharge for your labor only?

When I worked as an agent full-time, I remember hearing this.
I see a lot of posts here from sellers complaining about how nobody wants their house. It is highly probable that your house is listed too high.
Many agents are just happy to get a listing. Maybe your agent is inexperienced. Maybe they only worked through a seller's market and don't really know how a buyer's market works. Maybe you pressured them to list the house high with the thought that they can just lower the price a little at a time if needed.
The thing is, when a house first hits the market there is energy around it. The agents do a caravan to check it out (at least they used to), and it pops up on the "new" pages. Open houses can be advertised with words like "newly listed" or something similar.
When people see a house on the market for a long time, they just assume that something is wrong with it. Maybe it is a psychological thing. But they wonder what everyone else knows about the house that they don't.
We were encouraged to do the research and list the home at a price that reflected the current market value. A home listed above market value has no value to the agent and does a disservice to the sellers. A good agent will explain this to the customer and even walk away if they feel like they are dealing with a seller that is not being realistic about the reality of the situation.
Because its better to deal with an empty cage than a dead dog.

It's honestly the dumbest thing. The phone is fine but filled with China crap I can't get rid of. Already uninstalled a ton of apps, but the menus and help screens will show up in Chinese. Great design...
Camera is great. But this will be the last time I ever buy a Xiaomi. Anyone asks me about Xiaomi, I will let them know not to bother. I'm going to give this away to a Chinese friend or try to sell it secondhand. It is not worth the headache to just unlock this stupid thing.
In the episode The Door. Hodor holds the door. Why was there a door there in the first place? They were hiding out in a cave north of the wall. There wasn't a door at the entrance. Why would there be a door for Hodor to hold at some exit point?
Looked frigging huge. Clarice gets let in the front door into a living room area. Then she goes through the kitchen to stairs that take her downstairs. That part of the house seems endless. She goes through a bunch of doors, blockades one, closes a couple of others. There is the room with the skin suit, the room with the pit, the room with the fish tank, then at least the room she kills Bill in. Are homes in that area of the country known for having cavernous basements? No way Bill dug out the space himself right?
