I am in the process of becoming a first time home buyer. I have a house currently under contract but I'm fairly confident I should backout...simultaneously there is another house I want to look at and realtor seems annoyed/wants me to say with Property A.

Property A had a questionable roof and I knew this during my offer. I wanted to gamble and only put $500 down (on 126k pp) so I won't get the money back which is fine. Inspection came back and there are issues with the bathroom floor around toilet and cracks in the shower/tub. Inspector couldn't get into crawlspace as house is from the 1950's and very narrow, so no insight to under the house. Roof also came back at near end of life and more than likely needs replacement. I just got 20k from selling a piece of land and was going to use this primarily as down payment/closing costs but instead might explore FTHB programs to get grants etc. This would allow me to keep the 20k as an EF/inevitable repairs etc.

I don't know that I want to use the majority of this $ on the roof and who knows what else. Will leave me with hardly any EF etc.

Also the Lender is pissing me off because he won't give me an official loan estimate, he has all my "application" info and the OTP, but still won't give me one for whatever reason. Now when i talk to my realtor hes claiming that the appraisal has already been ordered and when i asked how will he get paid he said they'll get paid at closing? I haven't signed any intent to proceed with the lender or otherwise so i don't get how he was able to do that? i really dont like this lender seems unprofessional to me and the agent isn't getting too many brownie points either.

Would you walk or stick it out and see how appraisal turns out? I am still in DD for 10 more days.

Hello fellow first time home buyers! I recently put a house under contract and am now shopping lenders. I am in initial talks with my agents “preferred” lender, but he hasn’t given me a LE yet and I’m fairly certain he should be able to issue one..hasn’t really talked any concrete rates/payment numbers with my either. Anyway while I wait for him I wanted your thoughts.

Purchase price: 126k
Preferred loan type: 30 Conventional (open to other options, but no FHA)
Down payment: $6,300
Down payment source: Sale of investment RE (land) net after commission 20k - sale closes this week.
Credit score: 740’s per a few lenders pull doc.
Debt: <4k on one CC, roughly 65k available credit overall.
No student/auto/personal loans etc.
Income: 41k ish a year, tracking to be moreso 45k + but to be determined.

I’d prefer to use Wells Fargo if possible because I’m heavily in their ecosystem but am open to others.

No debt beyond one <5k credit card, no auto loans, student loans etc. over 65k available credit

Would love to use Wells Fargo as they are my primary bank, and I also hear they generally keep their loans in house and don’t sell them?

Would appreciate sharing your experiences if any.

Do you think WF cans close on conventional in 30 days? From sale of land (down payment $) to close?

I was with IBKR for many years but I left a year ago maybe less because the app was so outdated/hard to use in my opinion.

I decided to come back and reopen my old account and lo and behold the app interface is so much better and modern!?! What bizarro world is this lol but I’m so excited and happy to call IBKR home again to my stock portfolio!

Hello friends! It is your friendly long distance Sun fan from the Southeast! I am a season ticket holder for the Sun and I hold one lower level corner ticket, that will be periodically giving away throughout this season…due to a job promotion I can’t jet off to Connecticut on a whim so mostly my tickets will have to get resold or given away.

I basically rushed through my afternoon, went to the grocery store, got dinner…looked at the time and said oh crap it’s 6:50, might as well hop in the shower and I’ll be a little late to the game, so I get out of the shower and turn the TV on at 7:10 only to go to league pass to see the games not on…I’m like wtf?!? Why isn’t it working.

Force quit app. Go back into it..same thing…and then it clicks….today is the 28th….and I need it to be the 29th 😂 😂
