Have any of you got constructed individual houses in Mysore in last 5-6 years

As asked above,

Have any of you got individual houses constructed in Mysore in past 5-6 years?

(Either for Residential /rental purpose)

If for rental purpose,

IS THE RENTAL YIELD WORTH IT??

How was your experience with builders?

Who was your builder?

What kind of pricing was offered per sqft or per chadra(10x10)?

What kind of scams did you face?

Type of contract?

(Labour/Material+labour or

Full scope= Labour+Material+Interiors)

Did the house come out architecturally well as you expected?

Did interiors come out well as per your experience?

From what I see,Mysore doesn't have that many good architects.(Compared to Bangalore)

Designs are ordinary,

Only major changes between houses is the outside facade part (Laminate sheets on gate,Jali work etc)

Is having 3 FD backed credit cards a bad idea?

I have 3 credit cards as below

1)Onecard(VISA)- First Credit card.Taken for credit building.

Found absolutely no use except reduced forex expense in rare cases.

Terrible card

2)SBM ZET(Rupay) - Second card.

Was unable to use onecard almost anywhere.

Hence took this card.

The prime subscription in this card is worth it and can be used almost anywhere (2% cashback on UPI everytime)

The accumulated ZET coins can be used to get Amazon pay vouchers,which I use to pay utility bills.

3)IFDC FIRST WOW(,VISA +Rupay) - Third card.

Wanted pre-approved IDFC advanced cards.

Realised I can't get them without being in their ecosystem first.

So just got this FD backed card,to build some credit history with them.

Other things: Currently self employed

Age: Mid-twenties

Cibil-770+

Regular spend category: Groceries

What I want: Cashback based unsecured cards if possible

My dilemma:

Feel onecard is useless and planning to close it.

IDFC WOW gives same forex benefit as Onecard.

Is the IDFC card worth it??

After 3-6 months can I get pre-approved unsecured cards from them?

How good are their advanced cards?

Is SBM ZET worth it?

Is KIWI with neon subscription better than it?

Please give me your suggestions fellow redditors.

For regular groceries like

Refined sunflower oil,Akki hittu,Kadlebele etc

You can get a flat 15% off instantly till 14/May.

What happened in my case:

Sunflower oil was 178-181 ish online,

172-174 in offline stores.

I got it for 154-156 range,which is a decent discount.

Here's how to get it:

1)Go to Woohoo and buy Swiggy Instamart E-gift card

For a 100 Rs gift card,you'll pay only 85 Rs.

Payment only through UPI(To get the discount)

2)You can buy 10 such cards per person per phone number

3)Then,you'll receive the gift card details on Whatsapp.

4)In Swiggy Instamart app,go to Swiggy money and add the gift card details.

Money will be credited to your Swiggy money wallet.

5)Use this to pay for the groceries and get a solid 15% discount.

PS:

In case you needed discount on Swiggy app also,

You can use this Swiggy money itself.

Just don't add it in Instamart itself.

Also if the cart value is above certain value,

You can get 1/2 kg tomato/beetroot etc for 1 Rs itself,

Hello Everyone,

Many people are looking for sites at inexpensive rates in upcoming areas in mysore.

This is one of them.(For medium term investment purpose)

Basically there's a MUDA approved layout which is located in Udbur gram panchayat limits(Thaloor)

There are about 10-20 sites remaining with Dimensions such as 30x40/30x50.

Price: 1900/sft

Can construct home immediately (All amenities available)

E-khata,Muda Release Order - Available

*Available for immediate registration only

Distance from various points:

From Thalur Circle: 1.8 km

From Vishnuvardhan Smaraka : 6.2 Km

From Srirampura Ring Road (HD kote junction)- 9.2 kms

There's a shortcut road,which will reduce distance by 1-1.5 kms,but you can travel in it only by scooter for now.

Distances calculated here, given that one has to come through main entrance road,for which you have to come through Thaloor circle.

Potential RE appreciation factors:

1)Upcoming Peripheral Ring road- 8.4 kms

2)Existing outer ring road - 9.2 kms

3)Global Technology centre coming at Mandakalli - approx 8 kms from here

4)Najungud City and new RV college(Chikkainachatra)- 17 kms from here

Hello everyone

As you already know,there's 2% rebate on property tax for property taxes throughout Karnataka if you pay within this month(April)

So please go and pay at earliest if possible.

Methods on how to pay:

For Mysore City corporation properties: You can go to the website directly and pay.

For Pattana Panchayat Properties: (Srirampura/Bogadhi etc) Go to the panchayat with a Xerox copy of previous year's tax paid challan, assessment SAS form if available,E khata etc Then go to the tax officer and ask for challan. They will give you challan for this year's property tax payment. If they ask you to pay through UPI,pay through UPI, If they ask you to pay through bank only,then collect the challan,go pay it to bank. Show this tax paid challan back in the panchayat office,then they will update in system as tax paid for this year.

For Grama Panchayat Properties: Go to phone pe/Amazon pay Go to RDPR(Bapuji seva kendra) Enter property PID Then pay tax that's it(Can be done online) No need for physical visit.

Btw regarding property tax,2% rebate(discount) is given only on basic property tax,not on the entire amount. Also sewage management cess is separately billed(Not clubbed with property tax like last year)
