Looking at a 2.5 BHK in Ramky Fortuna, Seegehalli (near Sobha Lake Garden).

• The society has 1000+ flats in 6 towers with 80% open space
• 1,268 sq. ft. SBA
• 814 sq. ft. carpet area + 120 sq. ft. balcony
• Quoted price: ~₹1.6 Cr all-inclusive + ~₹11 lakh registration
• Possession: June 2027

The builder is also offering a "No EMI till possession" scheme. I will pay the EMI to the bank, and the builder will reimburse/refund the interest paid until possession. Does the pricing seem reasonable for this 2.5 BHK and location? 

This will only get worse during the monsoon. Any idea what the actual problem is? They collect an additional waste management tax and even charge unofficial monthly garbage collection fees, yet the garbage is still not collected on time.

Without disclosing too much personal information, I seek advice on how to invest ₹1 crore and systematically withdraw around ₹6 lakhs per annum (inflation adjusted) over the next 15 years. I would appreciate suggestions from people already doing SWP or having good knowledge in this area.
