Help: Bella casa, ma ferrovia a 12 metri: affare o errore?

Ho trovato un immobile che mi interessa molto, con giardino, spazi giusti per me e, nel complesso, ottima impressione.

C’è però un grosso “ma”: il giardino confina direttamente con la recinzione ferroviaria.

In pratica il binario passa a circa 2–3 metri dal confine del giardino e a circa 12 metri dal muro della casa.

Sto cercando di capire bene tutti gli aspetti prima di decidere se approfondire o lasciare perdere.

Da quello che ho capito, esiste una fascia di rispetto ferroviaria che normalmente impedisce nuove costruzioni entro 30 metri dal binario, salvo deroghe/autorizzazioni specifiche. Quindi la prima cosa che vorrei verificare documentalmente è che l’immobile sia perfettamente regolare sotto questo aspetto e che esista, se necessaria, la relativa autorizzazione.

L’immobile è del 2003 e lungo lo stesso rettilineo ci sono anche altre abitazioni costruite a distanza simile dalla ferrovia, quindi immagino che una spiegazione urbanistica ci sia, ma ovviamente non voglio basarmi su supposizioni.

Poi ci sono gli aspetti pratici.

Dagli orari passeggeri che ho ricostruito, sulla linea dovrebbero transitare indicativamente 80–90 treni passeggeri al giorno, considerando entrambe le direzioni. A questi vanno aggiunti i treni merci, soprattutto notturni, che al momento non sono riuscito a quantificare in modo affidabile.

La stazione è a circa 200–300 metri, quindi molti regionali rallentano in prossimità dell’abitazione. Questo probabilmente è meglio rispetto ad avere tutti i treni che transitano alla massima velocità, anche se rimangono Frecce/servizi che non fermano e i merci. D’altra parte la vicinanza alla stazione può aggiungere altri rumori, come annunci, frenate e ripartenze.

Gli aspetti che sto valutando sono soprattutto:

  • rumore effettivamente percepito dentro casa con finestre chiuse;
  • rumore in giardino;
  • eventuali vibrazioni;
  • traffico merci notturno e possibile disturbo del sonno;
  • disagio soggettivo nel vivere così vicino ai binari;
  • soprattutto, impatto sul valore dell’immobile e sulla futura rivendibilità.

Durante la visita la casa mi è sembrata ben isolata acusticamente, ma in circa mezz’ora non è passato nessun treno, quindi quella sensazione vale relativamente poco.

Sto pensando infatti di fare un secondo sopralluogo cercando di assistere ad alcuni passaggi e magari una misurazione con fonometro/datalogger.

La domanda principale per chi ha esperienza diretta o competenze immobiliari/acustiche è questa:

quanto dovrebbe essere scontata, secondo voi, una casa con queste caratteristiche rispetto a un immobile equivalente ma non confinante con la ferrovia, perché l’acquisto possa essere considerato economicamente sensato?

E soprattutto: c’è qualche altro aspetto che sto trascurando e che andreste assolutamente a verificare prima di fare una proposta?

Mi interessano molto anche esperienze di chi vive realmente a 10–20 metri da una linea ferroviaria, soprattutto per rumore notturno, vibrazioni e abitudine nel lungo periodo.

Tasso fisso o variabile? Probabilmente ha ancora senso il fisso x stabilità anche se supera il variabile?

Vado già sui siti comparativi x vedere le migliori condizioni ma so già che poi quando vai in banca nn é mai proprio così conveniente come pubblicizzano

Poi ci sono i mutui green. Ma per ottenerli devi praticamente comprare nuovo ed è una bella spesa in più di solito.

I d like to hear some experience on these shoes

They have the same price of other brands ( when on sale )

And on a short test at the shop they feel good to me especially the gravel. Max have too soft sole.

I wonder how they feel and sustain after some hundreds km…

Looking ahead: what would be the least risky replacement for my Novablast 4 for half marathon training?

I’m already thinking about what to buy once my Novablast 4 are worn out.
A bit of background:
For many years I ran in Asics Nimbus (around versions 11 to 16). At that time I mostly did road running and never had any significant issues.
Then I stopped running long distances for several years and focused mainly on HIIT, short sprints, and minimalist shoes.
This year I came back to distance running and bought the Novablast 4.
I now have over 500 km in them. Overall they feel very comfortable, soft, and bouncy, and I’ve enjoyed running in them.
However, lately I’ve started getting some minor aches around my joints/tendons (nothing serious, just things I don’t remember experiencing years ago). That’s what makes me uncertain.
I’m not sure whether:
the Novablast’s soft and highly cushioned ride is contributing to it,
I’m simply 10+ years older,
I’m rebuilding mileage after a long break,
or it’s just normal adaptation to running 50–70 km/week again.
For trail runs I also bought the La Sportiva Prodigio 2. I actually like the stability and control they provide off-road, although they feel noticeably firmer and heavier. On asphalt they don’t feel nearly as enjoyable as the Novablast, so I mainly keep them for trails to avoid wearing out the Novablast.
For those of you with experience:
Would you stick with another pair of Novablast?
Or would you move toward something a bit more stable or firmer (Nimbus, Cumulus, Superblast, etc.) for half-marathon training?
I’m mainly looking for the “least risky” option rather than the fastest shoe.

Suggestions I got so far

consider rotating two road shoes with slightly different characteristics (for example, Novablast + Cumulus or Novablast + Superblast). Alternating shoes changes the loading pattern slightly and many runners find it helps reduce overuse niggles over a training cycle.

Given these options

ASICS Nimbus 27 – if your priority is comfort and easy mileage. It feels more planted than the Novablast.
ASICS Superblast 2 – if your budget allows. More stable than the Novablast while still being lively, and it’s become a favorite for half-marathon training.
ASICS Cumulus 27 – a more traditional daily trainer with a firmer, more predictable ride.
Mizuno Wave Rider or Brooks Ghost – if you want an even more classic, stable feel.

What do u recommend?

Probably midlife now….

Since I think it will be hard to find them again when it’s time to change…

Fenix 8 audio prompts during interval workouts - “Finished recovery” instead of “Go/Run”?

Hi everyone,
I recently got a Garmin Fenix 8 and I noticed something during interval workouts.
I use the watch connected to my iPhone with Bluetooth headphones, so the audio prompts come through Garmin Connect.
When a recovery interval ends, I get the countdown (5…4…3…2…1…), then the next interval starts correctly on the watch. However, instead of saying something like:
“Go”
“Run for 1 minute”
“Interval started”
the voice says:
“Finished recovery of 1 minute.”
The workout itself works correctly — the watch moves to the next interval and the timer starts — but I find the announcement a bit confusing because it sounds like it is only telling me the recovery has finished, not that I should start running.
Is this normal behavior on the Fenix 8?
Does anyone else experience this, or is there a setting I am missing?

A typical day with my Malinois

What has your journey been like with your Malinois?

I’m considering the breed and would really like to hear from real owners about the reality of living with one, beyond the training videos and social media highlights.

I’m particularly interested in understanding how people manage a Malinois alongside work, family, social life, travel, and other daily responsibilities.

A few questions:

How much time do you realistically dedicate to your dog each day?

Can your Malinois relax and settle at home, or do they constantly need stimulation?

Are they able to stay alone for reasonable periods of time without developing behavioral issues?

Can they patiently wait while you’re busy, or do they need to be involved in everything you do?

How much ongoing training is required once the basics are established?

Were you able to train your Malinois yourself, or did you need help from a professional trainer?

If you worked with a trainer, was it optional or something you consider essential for the breed?

Looking back, do you think a motivated first-time owner can successfully raise and train a Malinois, or is previous dog experience almost a requirement?

How much of your dog’s behavior today is the result of formal training versus simply maturity and consistency over time?

What was the biggest challenge you didn’t anticipate before getting one?

Have you ever felt overwhelmed by the breed’s needs?

Do you feel the rewards outweigh the effort and sacrifices?

How challenging is to own a Malinois?

It seems an attractive experience to own a a Malinois but Im wondering if I can afford having one in terms of time and capability

I read that it’s a very active intelligent dog that needs constant stimulation. Like at least 1-2 hours a day

Otherwise it will get bored and develop a destructive attitude

On the other side the pic I see here it seems there are other sides of it.

About my time: I will have timeand want to have a running dog partner. I can run long for more than one hour. I also like to learn how to train it an deficate time for it but
I m not sure I can dedicate 2 hours a day training it but I can definitely stay with it at home. But if the dog needs constant attention n movement that could be a problem since the family has also duties and it will surely stay for some hours on his own

Id like to hear real life experiences ti understand If I should abandon the idea because I won’t be able to manage it and it willbe unhappy or if its not really that extreme this dog continuously searching stimuli attitude

Also ifI cmd+1 opens app and it doesnt list it

Never happened before on other models

Hello I'm personally discovering now (late) automations/shortcuts on the iPhone and they might be useful

Two use case that I find useful to set up :

- automation that alerts me when battery charge reach 80% (so that i can uplug my iphone...)

- shortcut to resize inplace a photo (so i will save space on iphone and icloud)

I did a couple of days around 70’ 100’ sessions endurance with quite a effort…

But 84h recovery, dear fenix8…Are you serious? Arent you?

I will likely have a rest day or little more but 4…
Am I used to stress myself too much or the algorithm is way too much cautelative?
