Builders should launch a rental model than outright buy

I keep hearing mivan construction last 60-70 years then why dont the builders launch a rental model. A tenants problem is landlord will throw them out or arbitarily increase rent then why dont the builder offer long term lease like 10-15 years. Instead of buying a 2 crore flat i would be happy to pay 30 lakhs upfront and sign a lease for 10 years. Affordability is gone so it should be a win win fir builder and tenant.

If the same thing can work in commercial why not residential.

In dubai 60 storey towers get built in 3 years. Same will take 10 years in india. What technology are they using or is any other reason. Why is there no such efficiency in india.

What moat does airbnb hold. Why arent there good alternates

I dont understand how they became a 100 billion monopoly company. It is just a middleman between buyer seller. As a host i am quite frustrated by their policies. They just love minting comissions doing nothing. There should be some competition to airbmb. Apps like mmt, agoda etc allow you to list your properties but its not an exclusive platform for airbnb type properties. There should be a dedicated app with fixed listing fees and host friendly policies for airbnbs designed for indian consumers in mind.

Calulating irr on your flat investment

I have used chat gpt to generate the cashflows for a sample property in gurugram. You can do this for your investment to see estimated irr.an underrated thing is that upon entry you pay upto 10 percent in stamp duties and brokerages and other registeration charges which lowers your irr significantly. In this calculation i havent even included long term repairs that a owner has to do which will further lower irr.

Please calulate the irr for a 3bhk investment in sobha city gurugram. Assume 4 cr entry price which includes stamp duty and brokerage. Assume rent of 65000 per month excluding mantainence. Assume rent grows at 5 percent and property appreciates at 5 percent. Assume a loan of 2 cr at 7.2 percent. Assume a holding period of 10 years.

INR has depreciated 15 percent relative to dollar since last year. The company is making huge profits arbitraging work to india , NRIs are benefiting the most. Still so many people being denied promotions many put on BCLP for lame reasons. Literally the firm thinks of USI people as slaves
