How long can landlord go without responding to potentially dangerous maintenance request?

Had SoCal gas come by yesterday to check our oven and our oven (not the stovetop) is creating dangerous amounts of carbon monoxide and needs to be replaced or repaired. Our landlord always takes forever responding to us but this is a hazardous case and its now been 24 hours since the first message was sent (sent another at noon as well.) How long is she legally allowed to go without fixing it/ at least setting up a maintenance order? We have no apartment portal so the only way to make a maintenance request is by asking her directly.

Also friendly reminder to get your ovens inspected if something seems off! Socal gas was great and only took about 15 mins.

Can my landlord enforce a 60-day move-out notice?

Quick question here from Santa Monica. It's mid-August and I'm about to sign a lease to move in with my boyfriend in an apartment where the new lease will begin Sept. 15.

I have been subletting a space in a three-bedroom Santa Monica apartment with two other girls for the last three years. We are month to month. When I told them I'd be moving out, I thought I was giving them ample time (45 days), but they said they actually require a 60-day notice. At this point, that would mean I'm paying rent through NOVEMBER even though I'm about to give our landlord notice in August... how does that make any sense??

Anyway, I went through all of the leases we have on file and here's what I found. In 2019, my two current roommates and their then-roommate signed a lease agreement that, yes, said they were required to give 60 days' notice.

But in 2020, one of my current roommates and a different girl (let's just call her Jessica) signed a NEW lease agreement - this one said nothing about 60 days, and the only paragraph about moving out said 30 days was required. After Jessica moved out, I signed on as a subletter in 2023. The amendment that I signed in order to be on the lease as a subletter referred to the new lease signed in 2020 - NOT the one from 2019.

Are there any legal grounds for the landlord/my roommates to enforce the 60 days notice listed in the 2019 lease? My roommates seem to think yes and are expecting me to pay through November but I think that's a bit absurd...

Where else should I look while I’m visiting

I’m planning to move to LA in Oct/Nov. I’m currently here visiting to check out neighborhoods. I’ve been driving around the past two days noting down apts that look promising. So far I’ve liked Palms, Culver City, and Mar Vista areas. Hollywood seemed ok. I toured one place in KTown. I liked the apt. But I didn’t care for KTown (or at least the street the apt was on). It was too busy for me. Plus, I was concerned about the safety. I’ve lived in other major cities so I understand what city life is like. But was that when I was younger ☺️

I’m going to look at Glendale and maybe N. Hollywood while I’m visiting a friend who lives there. Anywhere else I should look?

What I’m looking for:

In unit washer/dryer
Budget: $2200-2500

I WFH. So a commute isn’t an issue. But I would like to walk to nearby coffeeshops, restaurants, or activities. A short walk or drive to the grocery store. It would also be nice if I could be close to a park to walk around during my lunch break.

I’m a 37 year old male who is renting a fully furnished room in a nice and safe neighborhood in Sherman Oaks. My condo is 1,625 square feet making it very spacious for two people. The apartment is very clean with brand new bathrooms. The $1,600 monthly rent includes all utilities, cable, internet, and indoor parking space.

The room has a queen-sized bed, a large dresser, two night stands, lamps, and a large closet. A desk and two chairs are also included. It also has a door leading to my very large patio, which features a garden, a table and several chairs, a bench, a grill, and an exercise area. The room has a great view of the condo’s hot tub and is a short walk to its pool.  This room is only for one person.

My roommate would have a private bathroom, which features a vanity and wall cabinet with plentiful storage. Linen storage is also available in the closet of my in-unit laundry room with new washer and dryer. The kitchen is fully renovated and features plenty of refrigerator and pantry storage for food, or other items roommate may need. Roommate can have use of bedroom linens and generous amounts of kitchen utensils.  All you need to bring are your clothes and toiletries. All bedrooms have wood floors and the kitchen, living, and dining rooms are tiled. Absolutely no smoking. No pets are allowed and no exceptions.

The building is a 15-minute walk to the Sherman Oaks Galleria and close to several shops such as Starbucks, Whole Foods, Trader Joe’s, and Food Market. About a 5-minute drive to the Van Nuys Costco. Very close to the 101 and 405 freeways and a 3-minute walk to bus stop featuring the 234 and 734 lines.

I’m a full-time working professional with a busy schedule who is friendly, clean, and quiet and would prefer someone who is the same.  Perfect for graduate students.  Only a short drive to colleges such as UCLA, CSUN, and AULA.  Month to month lease is preferred but long-term stay is desirable.  One month security deposit ($1,600) is required. We have a couple rooms available in our brand new townhouse. It’s in a great location - just a block south of Silver Lake, in Historic Filipinotown, and 5 mins to Echo Park Lake. Close to restaurants/shops/bars, and with views of the Hollywood sign, Griffith Observatory, and the surrounding hills.

There are modern finishes throughout; it includes in-unit laundry, dishwasher, and stainless steel appliances. The house is cleaned professionally every 2 weeks.

One room has an en-suite bathroom, and 2 rooms share a bathroom. Rent is $1175 for the rooms that share a bath, and $1280 for the room with a private bathroom.

Some rooms can be partially furnished with a Tempurpedic bed with adjustable base, desk, chair, nightstand and lamp.

There is central air, though we tend not to run the AC super cold.
There are 2 shared parking spaces, and decent street parking.
