NYC Co-ops Are Being Crushed by Overlapping Building Laws

Residents in our Northwestern Bronx co-op buildings are facing something most people outside of co-op housing don't realize is possible: we're being hit with massive, simultaneous compliance costs that we can't pass on to anyone else.

Local Law 97 requires energy retrofits. Local Law 11 requires façade inspections and repairs. Both have strict deadlines and real penalties. For many of us—retirees, working families, long-time New Yorkers—this means assessments totaling tens of thousands of dollars per apartment. We support the goals of these laws. Building safety and environmental responsibility matter. But the city didn't account for how co-ops actually work: we can't raise capital the way condos do. We can only assess our shareholders.

Some neighbors are selling because they can't afford it. Property values are dropping. And it's hitting the exact people co-ops were supposed to protect—middle-class and senior residents who've lived here for decades.

We're asking our City Council to consider targeted relief: grants, property tax credits, hardship programs, or low-interest financing specifically for co-ops facing these overlapping mandates. This isn't about avoiding responsibility—it's about making compliance possible without displacing people.

This building corner here appears to be gradually cracking and coming apart, and it appears dangerous. I walk by here daily and it gives me some worry that over time one day the facade will crumble.

I have a picture of the witness’s car it’s in my original post. I really don’t want to call the police because a lawyer told me it’s not necessary. I’m sure it isn’t. I don’t want problems for the both of us.

Just help me find the witness. What do I do from here as an OTR Owner Operator?

Requested Special Events Permit for Pelham Park 39 days in advance. Will I get approval in time?

Hi everyone,

My husband and I are planning on throwing a gender reveal for our 2nd child in Pelham Bay Park on 06/14/2026 for about 60-70 people. We submitted the permit request on 05/06/2026 and we haven’t gotten any updates. I’ve called and emailed but got nothing back.

Did we give ourselves enough time for the application process? Will our permit be approved in time? We really don’t have a backup plan so if this doesn’t go well everything will have to be canceled or rescheduled.

commuters: thoughts on subway + Metro North commute

Hi everyone! I’m moving to NYC for the first time for work in Westchester, wanna live in the city for obvious reasons and wanted some advice about commute safety.

My office commute would roughly be:

  • Morning: leave around 7–8 AM, reach office around 8–9 AM
  • Evening: leave office around 5:30–6:30 PM, reach back around 6:30–7:30 PM

Current commute options I’m considering:

  1. B/D line subway from 125 St → 161 St-Yankee Stadium, then ~10 min walk crossing near Elston Gene Howard field to Yankees–E 153 St Metro North ($72/week)
  2. C line from 125 St → 168 St, then 1 train to Marble Hill–225 St, then ~8 min walk to Marble Hill Metro North ($72/week)

Would really appreciate advice on:

  • Which of these options is better?
  • How safe are the subway areas, especialy for Indian woman in early 20s commuting daily
  • Which of these routes feels safest/reliable during those hours
  • Whether the walks/transfers are okay after work
  • If at least any of these is a good option or should I just shut up and live in westchester

 Hey, solo dev here.
I made a very simple landing page for my app NYC Intel and I’m not sure if it works or feels too bare.

Flow is basically:
user types an address
gets a quick “block score” + a few stats
then prompt to download the app
That’s it.
I’m intentionally keeping it minimal, but now I’m wondering:
is it clear enough?
does it feel useful or just gimmicky?
would you actually type an address here?

How are the gyms in the Norwood area?

About to start medical residency nearby and will be living in Norwood. I've looked into some of the gym options and it seems like opinions are mixed.

What are the wait times like at the various gyms in the area (Puregym, Crunch, Williamsbridge Oval)? Are the puregyms actually open 24 hours?

Any other gyms I can take public transport to that are worth it?

What tools and resources would help Bronxites be more successful?

I think we can all agree that there’s lots of complaining in this group– and if you know the history of The Bronx and how we’ve been left to fend for ourselves, it’s not unwarranted. My thing is, I come here, I see other social media about The Bronx and most of it is problems and frustration with no real solutions.

The Bronx is larger than many major cities, so we’re coming from many diverse neighborhoods. However, our problems tend to be similar and it’s be helpful to pinpoint what each community or neighborhood is facing, and coming together to share information, resources, and problem solve. We’re all we’ve got.
