Mortgage or Personal Loan?

I want to buy a small studio. Preferably ready.
DP: AED200K-300K
Loan: ~ AED300K
Do I get a personal loan? Or it’s better to mortgage it?
I’d like to get as low interest rate as possible. And would like to close the loan within 24-36 months.
