Selling my "tenant occupied" Home

I inherited my home 6 years ago when my mother passed. There is no mortgage. My father, who never married my mother, also lives here and has lived here for 30+ years, but is completely financially inept. He always helped around the home and bought groceries here and there, but contributed zero dollars to the mortgage. He paid some bills but would often let them go overdue and my mom would pay the fees.

I am now married, my wife and I want our own space.

I have offered my father every single option there is.

Build an addition for him? No.

Divide the home so we have separate living spaces? No.

Sell the house and give him a large sum? No.

Take a loan against the house and give him the money to move somewhere? No.

My wife and I found our dream house and are now a few weeks away from closing on it. I gave my father one last olive branch- Pay me for the taxes/insurance (less than 800 a month for a nice home with 11 acres of land) and you can live here for as long as you'd like with no restrictions. His response? "I have no money. I can't afford to give you anything." He refused to discuss any finances, even when I offered to help him. His answer was basically "I can't afford to live here, you'll have to pay the taxes and insurance on the home." I'm estimating he makes about 1500-2000 a month from social security. His "retirement plan" was basically to hope that I lived with him till death.

He has made me and my wife's lives hell for months, and I'm finally realizing the hell he put my mother through while she was alive, so I have zero sympathy for him. Right now my main plan is to look into the dreaded "cash for homes" offers in my state, take a slight financial hit versus selling on open market, and wipe my hands of this by selling the home "as is" with a tenant. Is this possible? He doesn't currently pay for anything, but some of the bills are in his name. What should I do?

Thank you for any advice!

How do we (33m, 28f) get out of this awful situation?

My mother passed away six years ago and left me her house. It's paid off, has over 10 acres of land, and is in good shape. As good as this all is, I would give it all away for 10 more minutes with her.

The big catch here is that my father (73m) lives in the home too. Him and my mother built the house in 1993 and raised me in it. My father, due to some underlying undiagnosed mental things, never paid any money towards the mortgage and never married my mother. All the finances for the home came from my mom. My father would not only refuse to help financially, but he would constantly let his bills go past due and rack up late fees. When my mother passed we all agreed to have the house put in my name because 1- My father is aging and it would make things easier when he passed, and 2 (Not discussed openly)- My mother did not trust him to pay the bills.

For the first 5 years after my mom passed things were okay and I adopted the Tony Soprano approach- Pay my elderly father a monthly amount and have him pay the bills (which he insisted) so he was "in charge". I kept a close eye and, even though he would wait until the last second to pay, he kept up with them pretty well. About 3 years ago I met my girlfriend (28f) and she moved in with us. Things worked well for a while, even with my father's daily mood swings.

About a year ago his mental health seemingly started to decline. He would leave the stove on sometimes and even started a small brush fire when he threw out some still-hot ash from the fireplace. It all came to a head when my girlfriend and I got a dog. We had spoken to my father about it and he agreed that "having a dog is a blessing", but he immediately did not like the one we picked. We got a high energy, anxious rescue. We never expected him to take care of the dog, but he ended up trying to take her outside and started feeding her while we were away, and refused to discuss any of it. I had put up a camera to watch our dog while she was tied up in the mudroom, and one day I caught him making two swift kicks towards the dog's face after she growled at him. I very loudly and angrily confronted my father about this. It had been two months of him passive-aggressively and condescendingly telling us we got a "bad dog" and it all came out there.

Since this, my father has completely stopped all contact with us. He stays in his room 90% of the day, and when he comes out he makes vague threats under his breath. We tried reaching out to his brother and sitting down as a group, but his brother is almost as disconnected from reality as he is.

Last night I had locked the doors before going to bed a little early and didn't realize that my father had gone out to the store. He came back and had to use the front doorbell to have us let him in (he was probably locked out for a total of 15 seconds before I opened the door). I opened the door and apologized, to which he responded "I'll have to fix this" and refused to answer when I asked him what he was referring to. This morning before I left for work I noticed he had left his door open with his black powder pistol sitting on his desk. This, in my mind, was clearly a threat.

This is burning me and my girlfriend out. We don't feel safe at home. I have considered selling the home or starting the eviction process, but he is so far gone that I truly believe he would burn our house down if he heard about either of these things happening. I feel completely trapped.

What can we do here?

Big Branch fell on house

How serious is the damage here? Been trying to contact some roofing and repair companies. The roofing companies only replace the whole roof, and the repair companies don't answer...

Dog Bitten at Daycare

So yesterday my partner picked up our dog from daycare and was informed she had been limping and had a gash on her leg. When she got home we looked closer and found a half-inch gash on her back left leg that was slowly bleeding. We took her to an urgent care vet and they had to perform surgery (Sedate, clip, suture, insert a drain tube, etc). The vet explained afterwards that it was most likely a bite and the daycare should review the cameras. They also questioned why the daycare didn't bring her in.

Today I called the daycare and spoke with their manager. The manager was apologetic and explained that they noticed her limping in the morning, then noticed her wound/bleeding in the afternoon. I asked to speak with the owner because I had to pay around 1500 dollars for surgery and was a bit miffed they had basically just ignored a limp and wound.

The owner(s) called me a bit later and I basically went back and forth with them as they overly downplayed the wound and stated their employees "only saw a little red dot", "fur covers stuff up", and "this happens, dogs play rough". They also stated they do not have cameras so they have no way of knowing what exactly happened. I was able to convince them to refund my daycare package, but they were very firm on not helping with the vet bill. I'm assuming my only option now is writing a bad review, but wwyd?

Thanks for any responses!

6" lift pictures

I've had a 4" lift + zero rates (So 5" total) for a few years and I recently bought some 6" springs that I'm going to throw in at some point. I also have another truck with one tons and a 454 that I'm itching to swap in as well. Does anyone have pictures of their K5 with around a 6 inch lift with 35s/37s/38s+? Thanks!

My 13th Century-ish Renfaire Knight Fit!

Thinking of getting some leg armor someday, but right now it's pretty functional and not crazy hard to put on.

How much is this worth?

I'm not a huge Toyota guy (see name) but I'm looking for a decent daily driver. I know these are sought after trucks but I don't think I'd pay near 8k for this. What would you offer?
