Neighbor is Illegally Baiting.

My neighbor just recently expanded his property buying the 26 acre lot that we used to hunt behind my dads house. We both used to hunt this property as we were both giving permission by the older gentlemen that owned it. That older gentlemen died earlier this year and the neighbor bought it.

I don't know this guy but I do know he and my father don't like one another one bit. Last year we found his bait pile and reported it to the land owner who told him to stop hunting on his property. Queue this year and he put up posted signs right on the edge of his property (justified it is his after all,) but he also put out like 6 piles of corn and a Tactacam trail cam pointed right at it with all his info on the post sign right next to it. I didn't trespass but I did record his name, address, camera and corn.

It's very frustrating that he baits the bear and bear, everything on the south side of the mountain has moved west to his property. I could tell the week he started putting the bait out because my cameras have run dry on game, everything has moved to his property. I hunt 160 acres private next to him that I have permission to be on and 400 acres of public I hunt also next to his property. I hiked 8 miles yesterday and did 1500ft in elevation, only saw a 1.5 years old. I go to the rock wall by his property and there are 6 deer....

Should I submit the video to NY DEC? Will they actually do anything meaningful. I'm just so aggravated with the situation. This 300lbs asshole doesn't get off his side by side to shoot these things and he's got all the game on his property while I'm out here acting like an actual sportsman and I don't get any changes.

Thanks for any advice.

I want to build an affordable tiny house community - UPDATE

Ashland NY, Greene County NYS.
-Look for more pictures in r/tinyhouses and please read full post before commenting-

Here are some videos I took of the pretty last weekend as well as a FEMA Flood Map.

My understanding is that anything with red strips will be difficult to put a structure on and I'll need engineering and impact surveys done.

Blue Zone is Zone A: Without Base Flood Zone Elevation (BFE) and will need to meet specific state and federal building codes to be built on as well as flood insurance if I get a building loan/Mortgage, there will also be some other stuff involving utilities regulation.

The orange shade is what I don't fully understand, in the legend it says: "0.2% annual Chance flood Hazzard areas of 1% annual Chance flood with average depth less than 1 foot or less drainage area than one square mile: Zone X."

I'm not really sure what to make of that but there are lots of homes around town build in this orange zone. Also I believe the 0.2% and 1% thing referres to a 500 and 100 year flood zone. From what I gathered online Orange doesn't require flood insurance and is unrestricted federally if it is unshaded, I'm not sure if this is unshaded or not (ovbisouly I can tell it's orange.)

I had originally planned to place the tiny homes specially in this orange area to start and potentially some farm animals and a little barn in the red striped "regulatory floodway" and the Blue "Without Base Flood Elevation" area, with the barn being in the blue zone and the animals and fencing being in the red stripped zone.

In the video it is hard to tell but the river bed sits about 15' below the top of the bank side and the video was taken standing in the Orange Zone.

I have already talked to the town and all they ask me to bring to the planning board was a rough map of where I'd like to put some structures up and for 40' measurments off property lines, river, other structures and where I'd like to put the spetic if the town sewer can't be hooked up. I did confirm that we have a 200amp electric install (will likely have to be upgraded,) town water, and town sewer that reach the property.

Personal I think this flood zone map is inaccurate considering how the property held up during Hurricane Irene and Sandy. Only the unkept, slightly wooded area of the property saw any water and that is because the bank side is much lower. Is there anyway to get FEMA or who ever to come out and resurvey this area?

Any info you have about flood zones would be great and again I am in Upstate NY. Also, I am a total novice so explain this to me like a 5 year old haha.

I will link some other pictures in the comment thread so look out for those.

Thanks for your time folks!

I want to build an affordable tiny home park

My dad owns a 9 acre lot in a town without zoning laws in the Catskill mountains (Upsate New York.) The property is within a 30 minute drive to 4 skiing areas, the closest being 6 minutes away. The property is also next to a large river.

We have town water and electric hook ups on the property. The property has few things in it other than a shed, wood processor and a few shipping crates used for storage the reat is field and river frontage.

I would like to build some affordable community houses for the locals considering the average rent for a outdated 600sqft apartment is around $1500/mo without utilities.

My plan would be to build them DIY, my dad has a landscaping company so I have access to a bull dozer, excavator and skid steer, we also have a stone quarry next door.

I have saved some money that I would be willing to toss into the project.

What are some things I should consider before going to the planning board with my idea? If you have done this type of thing or live in this type of community your input would be greatly appreciated.

P.S. I tried as to add a photo of the land idk why it wont let me.

FSE in the Semiconductor Field

Hello folks,

I work in Upstate NY and have been doing semiconductor for the last 2 1/2 years, before that I was doing maintenance in the Marine Corps for 4 years. I'm considering a move to FS; right now I am a stationary equipment technician at a FAB.

Some colleagues of mine do FSE and told me they were racking in 210k a year with about 5 years experience in the field, they were doing regular trips to Taiwan and Germany about 4-6 months of the year was spent aboard.

Currently I work a 60 hour week every week or more; I do 15x4s Wed - Sat for my regular schedule and then sometimes am asked to pick up extra OT. This year I should make roughly 140k including all my benefits and bonuses (~$3,000.)

My hourly is $38.58 with my nights differential.

If I move out of the Technician roll and over to FSE with this pay and experience (Tech lvl 2) do you think I'll see a meaningful pay jump or should I stay where I'm at?

Any other follow up things to consider would be appriecated, thank you for your participation!

Edit: I'd also like to know about PTO packages, I currently get 136 hours PTO, 80 hours HPTO, and 56 hours sick time, management is very lax about letting people request time off and I only need to take 36 hours (short week) to get a 10 day block of time off.

Networth Milestone Splurge

Did any of you splurge on something when you hit a certain networth milestone? I hit 100k a few years ago and I remember I bought an actually meal at a Mexican restruant with some friends rather than ordering refried beans, rice and two flour tortillas off the sides menu.

I'm about to hit half a million and am wonder if I should buy myself something? What did you buy or did you skip past like it was just another day? Is there anything you'd recommend?

I already know what I'm getting when I hit the million, I'm going to buy a Rolex Sky-Deweller.

Happy Tuesday folks!

(23M) Tax Planning For Early Retirement and Eventual Business Launch *Need CPA Advice*

Not sure if this is place to ask; if not please point me in the direction of a more appropriate Sub!

Also, I would like to say I know a lot of this will sound unbelievable, and I know I am an exception to the rule, anyway, please be respectful as I am just seeking honest advice not trying to gloat. Here it goes:

I 23M am trying to optomize my tax planning for an early retirement; specifically I would like to get the Roth Conversion Ladder straight. I have been told since I was 14 that I should be using Roth account. Has I've grown up and ended up excelling quickly in the personal finance part of my life and after reading a few books like "Retire Like a Millionaire" I'm starting to think a Roth IRA is a bad move for me and I should be using a traditional IRA.

Asset disclosure:

Brokerage: $225,000
Roth IRA: $77,000
Roth 401K: $62,000
Roth TSP: $74,000
HSA: $13,000
Cash: ~$80,000
Bitcoin: $1,200

About half of my liquid networth is trapped in Roth accounts until I hit 59 1/2. If I want to draw early I have to pay a 10% penalty and I believe it is still taxed as income unless it is principal being withdrawn.

With my current income circumstances I am on pace to hit 1mm in roughly 3 years and 3 months (Jan 1 2030.) After I hit the one million mark I would like to leave my W-2 job and start my own business creating tiny home communities in M-HCOLAs for Young Millennials and Gen Zers.

When I make this move I will probably stop investing in the market for awhile and just let what I have ride while drawing 2-3% a year. I have a sustainable side income of about 70k a year pretax that will still be coming in after I quit my primary job. I plan on reinvesting almost all of the business income until I'm ready to "ball out" after scaling.

Back to the conversion ladder: a few months ago I spoke to one of the team members at fidelity and they told me that the 5 year rule after the conversion wasn't a thing or at least didn't work the way I thought it did and I'm convinced he was wrong. If you can explain the conversion ladder to me more in depth please do, I would like to have this Roth money accessible sooner rather than later.

Would it be a bad idea to start a second Roth, pull the principle from the original, put it into a trad IRA then convert it into that second Roth account, which starts my 5 year clock so it's accessible age limit, penalty and tax free? This is how I've come to understand the strategy but that dude was almost certain I was wrong. Please inform me if I am.

If you have anything else you'd like to add or questions feel free to ask, I appreciate your input greatly!

CPAs please help!

Lastly, I would just like to reiterate that I am just seeking friendly advice, everytime I post about my finances and age it just ends with people dogging me because I'm young and doing well. Please keep it productive! Thank you folks!

100% P&T; Moving Abroad

Hey folks,

I'm 100% P&T, the bulk of my diagnosis's are made up of mental health, musculoskeletal issues from multiple dislocations, three disc herniations and issues with my pelvic floor (Levator Ani Syndrome.)

I have been seeking a doctor annually for my physicals at the VA as well as doing regular PT for various parts of my body. I have this issue were I move somewhere and I'm good for about a year then the mental illness comes back full swing and I deal with it for about a year or two then I have to move again for it to settle down.

This time I want to try moving out of the US, I don't really want to associate with my current life at all. But, obviously I want to keep my VA benefits coming in to help me support myself.

If I move out of the US and travel the eastern hemisphere will I have to come back yearly to do my check up's or can I just go be free and never worry about this again? I'm not getting better from the PT, my mental health is tanking and I don't care if I know what my blood work is.

If you've been outside the US for a long period of time and collected 100% P&T please help.

I appreciate your time.

23M - I don't Believe the Scale

Body Comp Analyzer consistently says 16-18% (sometimes lower.) I don't think I'm that lean but maybe it's dysmorphia.

To be fair I have very little fat deposited on my legs to the pointer where the only place I can actually get the pinch my legs is the very top of the inner thigh close to the groin and it's barely a pinch.

Thanks for your time fellas.

Girlfriend and I are Going to Italy - her first time in Europe!

Hello folks,

My girlfriend was invited to go visit with an older family member in Switzerland near Matterhorn Mountain, he will be providing activities there which will most likely be hiking. We'll be with him for 3-4 days.

After we're going to take the train from Geneva to Genoa, Italy.

If you have recommendations for Genoa or a cool area near by please let me know your ideas and experiences!

After Genoa we're going to shoot down the coast via train to Naples where we'll be visiting Capua (Spartacus fanboy,) Pompeii, Mnt Vesuvius, Sorrento and Capri

We will be flying out of Rome and done all the super touristy things the day before we depart.

We'll be there from August 3rd to 18th and in Italy for about 11 of those days.

Do you have any suggestions for places to stop while traveling down the coast or things we absolutely should see, cities we need to stop in or a food we need to try?

We're pretty open to whatever, I'm not going to give you a description of the things we normally do because I want to have a wide net of ideas.

Lastly, would you rent a car over taking trains?

Thank you for all the ideas,
Safe travels!

23 - Thinking of Moving Between Japan and Italy Year-round.

Hey folks,

I'm 23 living in Upstate NY, here is my break down.

Networth - $462,298.68 (as of July 17th)
70% stocks and index's | 30% cash (just liquidate all my long tech positions.)
...
~210k in retirement accounts, TSP, 401K, HSA and Roth.
~115k cash.
The rest is in a brokerage.

Spending - $30,546.45 -- total spend 2025

Income - ~$13,000/mo (depends on the month but this is pretty run-of-the-mill.)

Extra Income - ~$4078/mo

I do not own any hard assets like a house or business.

I didn't go to college, and I've been working really hard, long hours since I was a yougin. My dad starting taking me to work when I was 4 in the summers you and bought me a little gas weed whacker, he paid me .25¢/hr and made my buy my own drinkers at lunch (true story.) So while I may only be 23 I've been working hard for a long time. You can equate this to someone who has been working in a office for 15+ years and is just tired if you kinda bend the plot around.

I got out of the Marines 2 years ago and have been traveling a lot, of the 10 counties I've been to I've become really infatuated with Japan, I absolutely loved that place but I can't move there year round without a work visa; however I can be there 3 months at a time 6 months of the year and housing is very cheap in rural Japan, I'm thinking Kyoto or Gifu Prefecture. I also wouldn't mind a small place in Italy where I can sit around and drink wine in the Alps, Italy has a lot easier visa systems and is a lot cheaper, I would stay there while not in Japan.

When I move I will be losing my 13k a month income as I am currently an hourly W-2 worker. I will be keeping the 4k a month income for life, it is VA disability (I broke my back,) this income is inflation adjusted annually. At my current pace I could continue working and be at the million mark by December of 2029 at which time I will be 27; if I stick it out to 31 I should be around ~2mm.

Questions:
Am I not considering anything?

Would you stick it out and work longer to improve your livelyhood?

What other countries might you consider? (P.S. keep in mind I'm a 6'2" blonde white dude with a girlfriend that looks very similar. I'd like to go to a country I'd kinda fit in or one that has a lot of tourism, so again, we should stick out like sore thumbs.)

How was your pensonal experience moving to these countries?
