Does picture frame molding only look suitable with certain styles of houses/interior design styles?

I’m curious to hear your thoughts. My personal style leans modern with some transitional elements.

The house I bought was built in the 70s but renovated to where it leans modern, however it is essentially a box with no personality.

I love the look of frame molding and would like to do it on the main floor of my house but unsure if it’s confined to certain design styles.

Sofas with similar look to the West Elm Harmony or Marin sofa?

Hello hello! Seeking help from anyone who can! I’m in the market for a new sofa. I love the look of both these WE sofas but they have bad reviews. I like the side lumbar pillows and the profile of both sofas. I’m working with a small space so a couch between 85”-93” would be ideal. I like off white sofas/neutrals so it’s easier to switch up decor.

Would you still do cold calls during your two weeks notice?

I got a new job as a TA Partner and am excited for the title and salary bump! I put in my notice today but now it’s making me not want to do cold calls for my metrics. 25 calls per day. I’d still send emails, use Indeed, schedule interviews and extend offers but the cold calling I absolutely disdain. What would you do?

Please help with tiny living room! 😪 (Not my furniture)

First time homebuyer and we close in August. I’m a planner so I’m looking at furniture and mapping out placement early.

My fiance and I like to host so we really want at least one accent chair (2 in mockup) and the couch we want is 93”long and 41” deep. Does it look too cramped? Sliding door to patio is on the left of the living room so the couch wouldn’t block the entrance… please help

House living room is lowkey a shoe box 😀.

First time homeowners bought a cozy house and while we chose it due to its reno and the good area, the living room is sooo small. (Not my furniture in pics)

We are tv and lounge people. I wanted the Crate and Barrell 93” lounge sofa with 1-2 chairs and a small coffee table. Most likely will use an entryway table for the tv console. Needing some advice on orientation 😭.

How to make this kitchen warm. (more in caption)

In the process of buying this house (haven’t closed yet) and while I’m super grateful that the kitchen was remodeled, I cannot stand the counter tops, it would be so much easier if they were a white quartz. I want a colored back splash but I’m stuck on what would be complementary. I’m going to change the pulls to maybe a darker brass color and paint the walls to a warm white. Also adding a colored rug and changing the flush mount light.

Disappointment when really crunching numbers.

Alright, so my fiance and I got approved and have a loan originator and realtor. Completely new to the game and had no idea what all goes into a mortgage. We were so excited to finally get out of an apartment and into a townhouse. We got approved for $300k and at first glance thought “ok we could get a decent sized TOWNHOUSE for this price”.

Then we get to really crunching. We make a combo of $135k. Interest rate at 6.125%. We are finding out that with mortgage and utilities, a $300k home would be 43% of our income.

The decent homes that have gotten some upgrades, good layout, and in commutable area are too much for us to afford. It’s disappointing that we’d have to go lower and the potential that our home would be super dated. Reality is crashing down on me and I’m disappointed. 😂 rant over.
