Assuming renting one bedroom decent apartment. We will consider buying after 6 months to year, but right now the ROI just doesn’t seem worth it even at these prices.
Assume brand new cars owned outright. No other debts.
Not coupon cutting buy meat on sale lifestyle but also not the dine out fancy restaurants every night either.
Weekdays cook at home, weekends maybe brunch or dinner outside at Asian restaurant. Most entertainment will be for the kid activities.

Can you take the financing and cancel or pay it immediately without penalty ? Is there any laws in Canada that would preventing them to let you pay it out?

May understanding is the capital gains with be taxes under the child.

Let say I put 200k there in VOO or similar ETF.
Can I every year sell position or enough of it to realize the capital gains and offset it against the full personal tax credit and then rebuy the ETF?

Repeat the process every year end.

I lived in 3 different countries for the past 3 years due to work.
In each country including the USA, I was seeing an endocrinologist for treatment.
The first one started me on Janumet and some other meds, I was able to get my A1c down to 8. The next two endocrinologist in the next to countries keep the same prescription with some tweaks.

Now, I moved back to my home in Canada. (The stupid system here, you need a family doctor to refer you to an endocrinologist before you can see one).
So I went to a walk in clinic to get a referral, the doctor didn’t ref me but inside order blood work and wants to start me on Ozempic immediately when I told him my A1c was around 8. Kept telling me horror stories about his patients dying with 7 or 7.5

I’m kind of worried because none of the past endocrinologist ever mentioned it and kept me on Janumet. And this is the first time I met this family doctor (not an endocrinologist).

I know nothing about ozempic but heard there is a class action suit.

Any thoughts?

I was in the US on a L2 visa but ended my employment in Nov 2025, then moved back home leaving US in early Jan 2026.
I filed a tax filing extension form (can’t remember the number).

Im not familiar with US taxes, we only lived there 8 months. I’m confused about this out of country automatic two month extension.

So in my case is my extension 2 months or 6 months?

I have 2x 40 gal Bradford white tanks that are about 25 yrs old. They are not giving me any issues should I change them or just wait till they die?

What is the worst and most typically consequence of just leaving it until it dies.

Background info, it’s a large house that mainly only one person lived in it for the past 25 yrs not sure if that’s the reason it last so long or doesn’t have issue yet. The tanks have never been maintenance.
