Fire risks of EVs and chargers

I am wondering if there are any studies Nationally or locally comparing the fire safety of internal combustion engine vehicles and electric vehicles and ev chargers in general and in large garages in particular.
Our condo HOA is requiring residents to maintain an insurance policy ranging from $500K-$1 Million for installing EV chargers in shared parking garage.
Looking for data to make a case for informed decisions.

Air Conditioner referrals

Looking for referrals from people who have personal experience of good service from a locally owned HVAC business.
I have lost faith in the high ratings at Yelp. Those are probably fake or from highly gullible folks.
The few companies I have spoken with use high-pressure sales tactics - they offer special deals if you sign on the spot and they are not willing or interested in spending any time calculating the actual cooling/heating load of the house and just want to replace like-size systems.

Sub-panel fabrication

Trying to install EV Charger with dynamic load balancing and EPO deactivation in a condo building. Which panel do you recommend in the absence of a pre-fabricated UL508a certified sub-panel available with these UL listed components such as feed-through lugs, two breakers, a contactor, and a Tesla remote meter for an EV charger?

One of our roller shades doesn’t stay open at halfway point or below. It slides down on its own.
The installer has gone out of business. How do we take these down and find clutch and brake parts to replace on these otherwise nice shades?

EPO and Shunt Trip Breakers for EV Chargers

We have a 4 building condo complex served by 4 electrical switchgear rooms with meter stacks and main breakers for each condo unit's internal sub panel. We are required by the City of Palo Alto, California to install Emergency Power Off system to de-energize all EV Chargers powered from one of the electrical rooms.

EV Chargers are/will be installed by installing a sub-panel near the meter stack with a feed-through to the in-unit sub panel. In an earlier discussion, we were advised to use shunt trip breakers in the EV Charger sub panel.

I am requesting your assistance with two matters:

1- For finding off the shelf systems that can be installed in these electrical distribution rooms to power off the chargers. We tried building our own but are having difficulty finding ready suppliers for the components (relays, contacts, etc).

2- Choosing a 30A dual pole shunt trip breaker that has internal mechanism to also disconnect its relay coil when tripped beside tripping the breaker.

Any and all advice is greatly appreciated

Windows 11 cursor turned glowing circle

I restarted my Dell XPS Windows 11 laptop and a few minutes later the cursor has been gobbled up by some stupidity in design.
I can move it around but it’s just a glowing circle that does nothing. Can’t even open task manager using keyboard shortcuts.
I can’t even close the computer other than holding the power button down and losing whatever I had open.
Not sure if this some F’ng AI stuff or what. Windows 10 was a lot more stable and 11 is going through teething problems.
Any way to get the cursor back?

Edit: Contacted Dell support somewhere on the other side of the globe. Verrrry slow response. Probably each agent is servicing multiple customers. Wasted a lot of time in online chats. They applied BIOS and other firmware updates. Let’s see how it works.

I should’ve bought a MacBook.

My previous GE card expired. I applied on line and received conditional approval but need an interview. Appointments are too far out.

Is it possible to walk-in at San Francisco airport for an interview without an appointment?

If so, how long are lines and how early should I arrive before my departing flight to complete the interview and still catch the flight?

NEMA outlet VS Hardwired EV Chargers

The California legislature apparently prefers NEMA outlets in its updated HOA legislation on the matter of liability insurance for installing EV Chargers in Common Interest communities.

"The insurance mandate shall not apply to a Homeowner utilizing an existing, standard National Electrical Manufacturers Association (NEMA) standard alternating current power plug (e.g., a standard 110v/120v or 240v outlet utilized without an independent EVCS asset)."

Better EVCS provisioning

I’m “that guy” trying to enable EV charger installations in an existing multi-family building in Palo Alto. This picture shows what our typical main panels look like. There’s a 100A breaker under each unit’s meter in this stack. A pass through sub-panel will be needed for each EVCS however there’s not enough wall space for those panels if even 5 unit owners want to install theirs. The wall on the left is slated for other required use.

Some earlier installations have taken the approach depicted in the second photo with a 1” conduit but this will impede other installations. Our electrician has proposed a ‘gutter’ under the meters stack to route cables to the sub-panels.

How would you plan power distribution to accommodate future charger installations?

Do not trust realtor recommendations on social media

I suspect that many of the reviews and recommendations on social media platforms like Reddit, Nextdoor, Yelp, Facebook groups, and others are fake and manipulated. As both a seller and a buyer, we went through interviewing process but made mistakes by selecting realtors based primarily on reviews. Consequently, we ended up with some of the most incompetent realtors, and we paid the price for our poor choices.
There’s no substitute for oneself or a trusted person knowing someone.

I received this letter and tried to verify my identity online but received error saying “We are not able to provide assistance to you via the identity verification tool.”
So I called the number in the letter and even the agent there couldn’t pull up my record and gave me an appointment to the nearest ITS office 1-1/4 hours away.
They asked me to bring copies of 2024 and 2025 returns with supporting documents, two forms of government issued photo ID and my social security card as well as my bank’s routing and account number.
I appreciate their efforts to prevent fraud on tax returns.
Do I need to print every page of my tax returns and supporting forms and only form 1040 and summary page of every 1099-Misc or do I need to print every schedule and every page of 1099 forms including instruction pages?
