How do I fire this PM?

I am an "accidental landlord" who hired a PM 6 months ago for the first time on a small commercial space. The PM didn't want to sign a contract and we only have a verbal agreement. It's a $500 placement fee and to collect a % for 6 months. She listed on MLS, Facebook, and eventually Loopnet and put a sign up.

Not to bore you with the details, but she is not a good PM and very odd in the business sense. I want to fire her but I have no written contract so I don't know how this plays out. Am I expected to pay placement fee to cover her time/MLS costs if she didn't place anyone? We have only communicated in text/phone, no email. Do I do it over text so there is written record? Any advice.

When is Capital One additional offers rewards points supposed to be applied to account?

I did 3 additional offers, activated and purchased through the popup window. Only one sent me a confirmation email and points within a week. I didnt recieve anything from the other two. I called customer service and the rep says it takes 90 days and that it was odd I recieved points for that one so soon. I said but I also recieved a confirmation email that I would recieve those points and I didn't even get that on the other two purchases. I just want some consistency and I suspect I am being lied to. Anybody have some insight?

Patent ending in A1 was filed twice. Is it protected?

I am in my initial stage of researching to see if I can patent my design. I am only concerned with one existing patent that was filed in 2020 ending in A1. It did not move to B2. It looks like a duplicate design was then filed a year later with a new number and also is just an A1. Is this a provisional? What does this mean exactly? Did they complete all the steps to secure a patent?

Can I get a patent attorney to compare the designs FIRST, or do I have to go through some unnecessary steps before we get to that research part?

Are provisionals required?

Is this step always required? How do I know if *my* patent needs it? Are certain patents more at risk, such as tech or bio, but maybe others its not as much of a race to a claim?
