Premium 2.43 acre cardamom estate available for sale in Munnar, ideally located with over 60 meters of PWD road frontage ensuring excellent accessibility and visibility. The property holds clear old patta (1960s), so you can easily get commercial construction permissions.

Strategically positioned adjacent to two established resorts (4-star and 3-star), this land offers strong potential for resort, villa, or homestay development. DM me for the property location.

The property comes with existing infrastructure including a 2BHK house, well water source with abundant availability, electricity connection, and an additional partially constructed two-floor building for future expansion.

Currently, the estate has over 1200+ cardamom plants generating a proven annual income of ₹15+ lakhs, making it both an income-generating and appreciation-focused investment.

Key Highlights:
• 2.43 acres of productive land
• 60+ meter road frontage
• Clear title (old patta)
• Strong annual income
• Excellent tourism-driven location

Ideal for:
Resort development, luxury villas, homestay business, or plantation investment.

I am the sole owner of this property and the reason for sale is I am developing a resort in Ooty and need capital for it so looking to dispose it. This is not a distress sell, only if I find the right buyer I will move ahead with the deal so please don’t come with cheap bargaining skills. Thanks

Anyone interested in buying authentic Gandhaksala rice from Wayanad? GI-tagged aromatic rice.

I have around 400 kg of Gandhakasala rice available from my farm in Wayanad. It’s a GI-tagged traditional rice variety known for its unique sandalwood-like aroma, and it’s excellent for ghee rice, biryani, and payasam.

This batch is from our own cultivation, grown with minimal chemical input (very limited urea) and only cow dung as manure but no pesticides/insecticides. While I’m not certified organic, I’ve tried to keep the farming as natural and low-input as possible.

I’m planning to slowly build a small brand around farm-grown and natural products, but I’m still in the early stages and haven’t formally launched anything yet, just testing interest for now.

Apart from rice, I also have farm-grown coffee and black pepper. For the coffee too, inputs have been minimal (about 75 kg urea for 3 acres along with 3-4 tractor load of cow dung per year).

If anyone here is interested in buying in small quantities, or even has advice on building a small farm-products brand, feel free to DM or comment. Would genuinely appreciate the support. Thanks 🙇
