Or is it its own special carrier?

Regarding sb969- newly installed garage doors must have back power supply.

My question is- if I get a new installed door and buy a garage door opener that doesn’t have a back up power supply, would buying a ups and having it hooked up to the new garage motor be good also?

Long story short my step sister has been renting mother’s vacation home for 9 years in Southern California.
Mother has asked her to leave now since she doesn’t want to help her anymore (idk why but it is what it is).

Has told her since two years ago that this time would be coming when she would need to move out.
The day has come she has asked her to move out, step sis is asking for a few more months 6 months most.

There was never a paper contract just word of mouth agreements.
So technically you could say she is a month to month tenant.

Bottom line she’s asking for more time half year at most. What can my mother do worst case if after six months she decides she wants to stay longer?
She has paid on time always, is there any legal action my mother can take to GUARANTEE she does LEAVE IN 6 months?

I’ve heard if the property changes owner ship, new owner doesn’t have to heed prior owners agreement with current tenant.

If my mother gets my step sister to sign a paper stating she will leave by December 2026, and notarized, will that have any help?

Long story short, but taking both medication simultaneously for the last four months.
Honestly both have been a godsend to me.

Wanted to buy a ratcheting wrench set.

Currently Home Depot has a 20 piece ratcheting wrench set by gear wrench 10 piece metric 10 piece SAE while Harbor freight has a 13piece 100T Quinn set (either sae or metric, $110 each set).

I’m leaning towards the gear wrench 20 piece set since it’s $70 and lifetime warranty.

Long story short yesterday and today I noticed the Dremel started heating up within less than a minute of use and it would stop and start intermittently so I turned it off cause I noticed it was getting very warm hot borderline.
Today same thing happened. I stopped using it and right before I turned it off. Smoke started coming out of it.
I’m thinking most likely the motor burned out. I don’t just wanna trash the thing. Is there any way I can salvage it or a universal replacement motor I can use? I know this thing is a bit ancient but I wanna give it life again lol

Any ideas?

Long story short, family member has a Kyocera duraforce phone from 10+ years ago, still works! But now he’s decided on switching to a newer phone iPhone if possible ).

Him and his family are on the old 4 lines for 100$ plan that came out more than 10 years ago.

Long story short, looking for a range for my new home.
Currently on somewhat of a budget but the less I spend the better but regarding buying i want to buy quality, even if I would have to buy new.
By chance I found a used 36 inch range model about 15 years old. The owner says everything’s fine but my thinking: how many years before they’re not serviceable anymore? Should I just go buy new or would an older model still will be serviceable for the next few years possibly decade. Thoughts?

Interesting circumstance-
I own the property next to my house and rent it out.
Since this is all a new situation, we never had a fence in between both properties, but now I’ll be adding a steel gate fence (6’ x 3” thick horizontal rectangle tubing style gate).

I want to add a person gate somewhere along this fence if forever reason I need to do maintenance or any type of access to the property. I can do it quicker from my main door to that property instead of walking all the way around.

1. I know I mentioned I would to swing inward to my property, but is that the best option?)
   There will be a double cylinder lock on the gate,

2. I’m also thinking of adding a deadbolt somewhere along the height of the gate.

Anyone have any suggestions on which way to have the door swinging?
And also which sliding deadbolt lock would be best for this situation, I would like to have some type of cover over the padlock if you will to prevent people from cutting off the lock.
