Need my entire old panel replaced. Any reccomenedations? I'm in central phx...

A neighbor has started an airbnb next door to me and is allowing parties/organized evnts almost every weekend since they started 4 months ago. Will airbnb do anything if I report them? As I speak there is 17 cars parked around my house filling up the street. This is a quiet neighborhood of single family homes.

Are you planning on adding the pine screener to the dedicated screener on the chart? Pain in the ass to have it on a new tab all the time and it restes constatntly since you can't save the screen. Also can you please add default screener filters to pine screener as well.

I'm on the mac app and none of the individual tools on a new tab are clickable. Can anyone else confirm?

Was able to lease a '25 4S MSRP 147k for 0 down $1200 month for 24/m back in '24. The lease is up in 2 months. I'm sad, I love the car. Not sure what I'm going to do but the leases now are substantially higher. What are you guys going to do once yours is up if you leased back when the leases were decent?

I have a 13 yeard old ecom site with some authority. I have around 200 collection pages and 1000+ products. Out of all that only 1-2 products and 1-2 categories pages rank well and account for 80% of my traffic. How is that possible? The copy on them is no different then the rest. Makes no sense...

I need a reality check because I feel like I'm losing my mind.
My wife has developed an intensely secretive and enmeshed relationship with her brother’s ex-wife (who lives out of state). For context, my wife's brother cheated on this woman 10 years ago and destroyed their marriage. Recently, his second marriage also blew up, and my wife and the ex suddenly reconnected. I think my wife feels a lot of family guilt, but it has morphed into something incredibly toxic.
Years ago, my wife told me she "hated" this woman and talked mad shit on her. But I recently uncovered a massive trail of lies and boundary crossing that proves otherwise.
Here are the facts I’m dealing with:
Secret Vacations: While I was out of town burying both of my parents, my wife took this woman and our son on a secret trip to the beach. This isn't just a random destination—it is our special family vacation spot and the exact place where my wife and I got engaged.
Playing Co-Parent: Beyond that beach trip, she also took her on another secret weekend getaway to a wildlife park with our son. This woman has also been the only adult guest at our son's last four parties (not his birthdays, just general pool parties and events we've hosted for him).
Zero Privacy: My wife feeds her a play-by-play of our daily lives. This woman knows every little detail about my neighborhood drama, our private family business, and our marital issues. When I called my wife out on this, she told me I was "controlling" and said sharing my private life "gives her something to talk about."
The Text: I saw a text on my wife’s car screen where this woman was literally begging my wife to fly out and visit her.
The breaking point was this weekend (My Wife's Birthday):
My wife completely lied to me about this woman even coming to town. She showed up to stay at our house for my wife's birthday weekend, which coincided with a huge pool party for my son. My wife basically ignored me the whole time. On the night of her actual birthday, they abandoned me to sit outside in the dark on the patio together until 1 AM. Later, I was watching a scary movie, and the ex came in and jokingly said the show was too scary and she "might have to sleep in our bed." My wife just let the comment hang there and didn't shut it down.
Whenever I try to bring up how inappropriate this is, my wife completely blows up. She gaslights me, tells me I'm trying to isolate her from having friends, and drops the nuclear bluff: "Well, just leave me then." She is totally checked out of our marriage and told me we need marriage counseling because of how "jealous" I'm acting. (For the record, I have not asked to look through her phone and I don't plan to. I don't believe in snooping, and honestly, her physical actions are proof enough).
I actually want to save my marriage and I'm willing to do counseling, but I feel like I'm competing with a third partner in my own home.
Am I crazy for thinking this is a full-blown emotional (and maybe physical) affair? She is letting this woman play house with our family. How do I even approach this in counseling when she is this stubborn and defensive?
TL;DR: My wife has been taking secret trips with her brother's ex-wife, treating her like a co-parent, and completely crossing marital boundaries. She lied about her coming to visit for her birthday this weekend, and now she is calling me controlling and crazy for having an issue with it. I don't know wtf to think anymore.
