Bad experience with a Realtor and I need to sell fast

My house has been on the market for 4 months…

My realtor seemed great at first. Lots of showings, open houses, and said to me that this is the one phone calls. Then the buyer's financing fell through. Then the next buyer wanted a ton of repairs. Then nothing.

I'm exhausted. Every time my phone buzzes, I dread looking at it. More showings. More staging. More cleaning. More waiting

Now my realtor says we need to lower the price by another $10K. After four months of carrying costs, I'm losing money every day this drags on

I started looking for alternatives. Found this company called Ready Door Homes. They promise a cash sale, no showings, no repairs, no strangers walking through my house. I can just leave and be done

But I'm hesitant. Is this too good to be true? If the realtor is telling me to lower the price, will a cash buyer offer even less? Or could they actually offer more since they don't have to deal with all the realtor fees and headaches?

I don't know if I should trust them. I've been burned by this process so many times already. I'm scared of making another mistake

At what net worth threshold did you look into dedicated asset protection / private client insurance?

We recently crossed the $4M mark (mostly split between equity, VTSAX, and our primary home which shot up in value), and I’m starting to feel like our risk management is lagging behind our net worth.

Right now, we just have standard home and auto policies with Geico/State Farm, plus a basic $1M umbrella policy we tacked on a few years ago. But looking at our total exposure, a bad lawsuit or a major incident at the property could easily jeopardize a huge chunk of what we built. I was talking to a colleague who’s also on the FIRE track, and he mentioned that once you enter chubby territory, staying with mass-market retail insurers is a bad move because their claims departments drag their feet and their policy limits are full of loopholes.

He suggested looking into a proper high net worth insurance policy through an independent broker who can set up a structured asset protection plan (stuff like un-capped replacement costs for the house, worldwide liability, and actual private client claims handling).

For those who are already chubby or coasting, did you stick with standard retail providers and just max out your umbrella policy to $3M-$5M, or did you actually migrate your entire portfolio to a private client/HNW broker? At what asset level does making the switch actually justify the higher premiums?

been looking for someone to handle a few units i have in miami beach and broward. 3 condos and a small commercial space that's been sitting empty way too long.a nightmare . every company i talk to either wants to charge some insane fee structure or theyre just impossible to get ahold of once you actually sign. like cool, you sold me on the pitch but what happens when the toilet breaks at 2am? ghost?

talked to one place that wanted 12% and a full month of rent just for placement. i get it, this is miami, everything's overpriced, but come on.

anyway i was scrolling through some local listings

i'm still figuring it out tbh. might just be burned out from all the research. has anyone else noticed how hard it is to find decent management in south florida? feels like everyone's trying to take advantage of the boom.

after hours tradie fees in tsv are getting mental

is it just me or have emergency callout fees around here gone absolutely crazy lately?

my hot water system started leaking all over the place around 11pm two nights ago. absolute nightmare. a mate in south townsville told me he got absolutely stung with a massive bill just for a basic late night callout a few months back, so I was stressing big time thinking I’d have to sell a kidney to fix it.

found some local bloke who fixed it fast and didn't completely ream me. but yeah, a proper emergency plumber after hours here is just a lottery. most just sting you because you're desperate.

who do you guys actually trust when things go wrong after hours? trying to put together a list of decent local tradies for the fridge because qld weather is getting weird and i don't want to get caught out again.

Dual battery setup is melting my brain. Lithium vs AGM? Portable box or hardwire?

Ok so I finally bought a 4WD and now I'm deep in the rabbit hole of dual battery setups and honestly my head is spinning. I just want to run a fridge and some lights for weekend trips nothing crazy. But every forum I read says something different. Some blokes swear by AGM cause its cheaper and reliable, others say just go lithium from the start cause its lighter and you get more usable power. Then theres the whole battery box vs hardwired debate. Battery box seems so much easier and portable which I like , but is it actually good enough for a fridge running all weekend? Or am I gonna be stuck with a flat battery and warm beers? I saw a shop near me that does this stuff but I'm not even sure what to ask for. Anyone got a simple recommendation for a beginner who just wants cold drinks and a few lights without burning down their car? Cheers.

Turned some old scrap metal into something useful

So I had a bunch of old steel parts sitting around from a broken shelf unit and some random piping. Instead of tossing it, I looked into metal recycling and repurposing options.

The process was honestly pretty straightforward. What came back was credit toward some reclaimed flat bar stock I actually needed for a small shelving project. Zero new material purchased, nothing sent to landfill.

The reclaimed pieces were clean, cut well, and looked fine once I sanded them down. I wasn't expecting much, but it actually worked out better than buying new.

I think a lot of people don't realize how easy scrap metal diversion can be. Anyone else here doing this kind of thing at home? And do you think more people would if the process was more visible?

Any mobile welders here have experience with full fleet wraps on their rig trucks? Do they actually hold up in harsh environments?

I am looking into getting my work truck fully branded, but I am on the fence about going with a full vinyl wrap versus just doing traditional cut lettering. I am based in the Midwest area (Ohio/Indiana), so the truck gets exposed to a lot of road salt, harsh winters, and typical shop grime on job sites. I am worried the vinyl will start peeling around the edges within a year.

From what I understand, the quality of the install matters more than the actual vinyl brand. If the surface prep is bad, or if the installer does not know how to handle complex body lines, it is going to lift.

I have been researching a few commercial graphics outfits to see their galleries and how they handle industrial trucks. National companies like Signature Graphics or Wrapmate seem to handle mostly standard delivery vans. Then you have heavy-duty industrial printers like Crafts men or Vomela that wrap large-format fleet trailers and heavy equipment. Their portfolios look clean, but field use is a different beast.

For those of you who run mobile rigs with full graphics, how has the vinyl held up over time? Does it get easily ruined by daily abuse, or is a premium wrap worth the investment for a mobile business?

Print shop bailed on me 24h before an event. What the hell do I do?

Basically title. Local printer just cancelled a massive signage job for this weekend. I'm totally screwed if I can't get this printed today.

Does 1DayBanner actually come through for these types of last-minute disasters or is it just another generic site? Honestly just need someone that won't flake and can actually deliver. Anyone have a better backup for rush print stuff? This project is gonna look like trash if I show up with nothing.

Hey everyone... so this isn’t my usual post looking to meet someone, but I felt like I had to throw this out there to save some of you from wasting your time (and getting your hopes up).

There's someone running at least two different alt accounts on here right now. In one post, they’re posing as a 21-year-old college student looking for something long-distance, and on their other account, they’re advertised as a 26-year-old professional. I actually ended up chatting with both profiles out of pure coincidence, and the red flags started piling up immediately. Both accounts claim they are located in the Midwest, but their active hours are completely out of whack-like, replying instantly at 4 AM local time but going completely radio silent during the day. The absolute giveaway? They forgot who they were talking to and ended up sending the exact same "candid" selfie to both of my accounts. The pictures are almost certainly stolen from someone's private Instagram or Pinterest.

Anyway... just please be careful out there. If their timeline doesn't add up, or if things just feel slightly off... trust your gut. Don't give up hope, just keep your guard up!

Setting up my first kitchen, where do I even start without going broke?

Alright so I'm finally moving out of my parents' place and into my own apartment(Sydney, AUS) Super excited but also completely lost when it comes to kitting out the kitchen. Like, do I actually need a garlic press? What's the deal with different types of frypans? I've been staring at lists online and my head is spinning.

I know I need the basics – plates, bowls, cutlery, a good knife, some pots and pans. But there's so many options and price ranges.

What did you guys buy first when you set up your kitchen? What was a waste of money? Any Sydney specific spots that are worth the trip? Trying to keep it under like $500 for the basics if that's even possible lol.

small venue shows hit different and i miss them

don't get me wrong arenas are fun. big production is cool but nothing beats a sweaty basement or a tiny club with 200 people. saw the wonder years at a small spot like 5 years ago. still one of my top shows ever. no barricade crowd was basically on stage energy was insane.

these days everyone's playing bigger venues i get it. they deserve the money. but i miss the intimacy.

been looking at smaller tours coming through. grabbed a ticket for a local show next month. nothing huge. just a band i like in a room that holds maybe 400.

anyone else prefer small shows over arenas or am i just nostalgic for no reas

What's the best outdoor discovery you've made completely by accident?

Some of my favorite outdoor memories weren't planned. Not the famous trail. Not the destination I drove hours to see. Not the spot everyone recommends online.

The moments I remember most came from taking a wrong turn, following a faint path, stopping somewhere I almost walked past, or deciding to explore "just a little farther."

A hidden lake. An abandoned lookout. A canyon nobody talks about. A random viewpoint that ended up being better than the one on the map. It made me realize that the best outdoor experiences often aren't the ones we're looking for.

We’re moving into a new office, and unexpectedly, we have to rethink our entire cleaning setup

For years, we’ve had the same wonderful cleaning lady and she’s been reliable, thorough, and she knows our space inside and out

The problem is our new office is much farther away, and because she already juggles a tight schedule of other buildings, the extra travel just doesn’t work for her

So now we’re stuck trying to figure out what to do next

I think it would be better to hire another individual cleaner who can adjust to our office, see what we might overlook, and become one of our team. Yet again, this will mean starting from scratch with a new employee, counting that they will be as good as she was

Another choice would be to hire a cleaning company on a weekly basis. The advantage of this option is that, if the cleaner falls ill or goes on vacation, you will have a replacement. Besides, assuming that it is a professional company, you may rest assured that they will do a better job than an ordinary cleaner

However, we have not yet begun looking around locally because quite frankly, I don't know where to start. There are just too many names, and all their websites look alike

Has anyone here made the switch from an individual cleaner to a cleaning company? Did it end up being more reliable, more expensive, or just a different set of headaches?

I’d really love to hear real-world experiences before we pull the trigger… because right now, I don’t know which way to go

Did FromSoft games accidentally make anyone else weirdly obsessive in real life?

This might sound odd but I genuinely think Elden Ring rewired how I think.

After spending hundreds of hours mapping routes, memorizing boss patterns, and retrying the same fights until I figured out the system, I started doing the same thing with work. Random notes everywhere, overplanning simple tasks, treating every project like there's an optimal path I haven't found yet.

My friend said I approach deadlines like boss fights now. Not entirely wrong.

It sent me down some productivity rabbit holes I never expected. I ended up trying a few different tools to actually organize things, which felt ridiculous considering I couldn't stick to a basic todo list before Souls games existed.

I don't know if this is a common thing or just me rationalizing a gaming habit. Did these games change how any of you think outside of gaming? Curious if it's the difficulty loop specifically that does it.

My kid is 8 years old and veeery active. He needs something that teaches him discipline and how to listen.

It was recommended to try martial arts such as BJJ or Muay Thai for kids because of the disciplinary aspect, and this is what I was looking for for him, besides the physical part.

I don't know what to pay attention to while choosing kids martial arts gyms, besides the level of coaching.
