I have no chain, house I'm buying has no chain...

Had my mortgage offer today (2 days after submitting application! ) and I guess its all with the solicitors now.... who say "our current lead time with conveyancing matters is 12-16 weeks". Is this normal ? Why does it take so long ?

Well I bit the bullet and offered and it was accepted !

So I've lived in rented for ten years, great landlord and nice house, but its starting to need a lot of work and I just cant be assed dealing with it when its not my home. Now I'm 45, just need to get my own place and after a fair few viewings I found something I like, a humble 2 up to down, but nice street and close to everything I need. It was an offers over deal, so offered one thousand over and was accepted.

Spent the evening doing the mortgage application, wanted to get it in tomorrow but the solicitor only works monday to friday !

Honestly the whole thing is up there with passing my driving test at 43yo as one of the most stressful processes ever !

Please help me understand this area of the mortgage document...

I am looking at getting a 5 year fixed mortgage on a house I have had an offer accepted on. I thought if you get a fixed rate mortgage that that is the rate you pay for the fixed term, but this talks about it potentially rising from £522 to £755 😐

One payment of £870.74.

Then:

£522.50 until 31st August 2031

£620.84 until 30th June 2049

Your payment amount may change each year to keep your mortgage on track - even if any part

of your account is on a fixed interest rate.

Your income may change. Please consider whether you will still be able to afford your

monthly repayment instalments if your income falls.

The interest rate on this loan can change. This means the amount of your instalments

could increase or decrease. For example, if the interest rate rose to 9.24% your payments

could increase to £755.76.

Viewed a property in liked last night, it did have a crack in the living room, vertical on an an interior wall and no bath but a nice bathroom otherwise....

Do I just bite the bullet and offer? I find i hesitate like mad with decision making

I live in east Lancashire, there are tons of these cake sheds appearing. They sell various cookies, cakes, cakes and puddings (for the same sort of money you would pay in a bakery).

I love cakes etc and I'm sure they all have been inspected by food hygiene, but I'm not sure I'd choose them over an actual bakery

Is this a phenomena specific to my area ? Or is it wide spread? Do any of you get cakes from these sheds ?

Anxiety has been my enemy my whole life. It stopped me reaching my true potential as I just get so stressed over stuff. And now I'm finally trying to buy a house the entire process is causing crippling anxiety where I actually think about using the money to disappear instead.

I hate it. People do stuff like buy houses all the time and it doesnt stress them out, I find I'm crippled by anxiety when it comes to making decisions.

I hate it.
