Crawlspace report

So we had all the joists and main beams sistered 3 years ago. Then we had a home inspection done for our sale… the inspector noted the rotting wood which obviously is still there but neglected to mention the new beams. So the report just said wood rot! The buyers terminated and we had two contractors go down there for quotes on how to address some moisture. They both checked the new beams and they both said they were in tact.

My question is, why wouldn’t the inspector note the new and in tact work?

Crazing and warranty coverage

A few days ago I posted here asking what was wrong with my braiser, and you guys here told me it was crazing. Some of you guys were kind and helpful while others were nasty and rude, telling me it’s not covered and me and people like me are the reason there’s been a crack-down on the warranty and return policies. I ended up just taking the post down because it was becoming over the top.

Today I sent an email explaining what happened with photos and received an email stating this was in fact covered by my warranty and they are sending me a new braiser.

Moral of the story: crazing is covered for those who have made the same mistake and everyone here should consider not bullying people on the internet!!

Questions about crawlspace

Is it a red flag to a buyer when their inspector goes into a crawlspace that is encapsulated? I want to address some moisture properly but I don’t want to see like I’m hiding something? I’m worried that it may come off that way despite me taking measures to remediate some moisture down there.

Would you ask a seller to give you a credit for a paint job?

Is it normal for potential buyers to offer less or request a credit on a home because they don't like the color of the outside and want to get a paint job?

Edit for context: I am the seller! The house was built in 73 and has asbestos siding and here and there you can see little lifts in it. But it's pretty much completely in tact otherwise. I heard the buyers agent say it's in need of a paint job and can be reflected in the offer- and it certainly was lol

Cleaning to list my house! Help!

Hi everyone! I’m going to be listing my home soon and I had a question on how to get the walls cleaner. I tried using a magic eraser at the advice of a friend but it left the marks that you can clearly see in the photo. Is there a way I can fix this?

Also- I wanted to clean the wall under my bar and now I’m scared to use the magic eraser lol what’s the best way to do this (the white part) without making it look worse?

My 16 month old suddenly has 4 molars that have erupted but his gums are so swollen I feel like more are coming.. he’s having a hard time sleeping at night the last few weeks and I suspect it’s from that.

I usually give Tylenol at bedtime and I try to be gentle with brushing.

Does anyone have any tips that ACTUALLY worked for them? I just wanna help him relieve the pain
