Union Dental benefits

Hello all. Can anyone well versed please help me understand the the dental benefits with Union?

I had a preventive dental check last January, and preventive check with GP yesterday. I want to do a dental hygiene end of this month. Am I qualified to claim this? Or this benefit will only work next year?

As stated above, do my preventive check ups this year count or it will ONLY count towards next year in order for me to reimburse the benefit?

OFW Housing loan

Hi guys! I’m planning to purchase a property to my name(not for rental), but the biggest challenge is as an OFW, I wouldn’t have any co-borrower/attorney-in-fact since all my family and relatives are overseas. I don’t have friends willing to co-borrow for me (which I understand). I really want to have a base in PH whenever I visit. It’s also a way for me to leverage my citizenship. Would you know if there’s a workaround on this? Salamat !!

Problem/Goal: Hi, I’m about to get a financial advisor but figured to check here first of all before I shell out anything.

I haven’t been back home for a long, long time. I want to purchase a pre-selling house and lot/condo in QC/Manila but I don’t know where to start. I don’t have a PH bank account anymore, so I don’t know how to get a mortgage. I used to have a pagibig membership which I successfully retrieved, but I’ve only paid for about a year. I asked chatGPT if it’s possible to get a loan/mortgage in this case, and the advice is to pay a 24-month lump sum through Pagibig to qualify for their house loan.

Do you have any serious advice? Should I go ahead with Pagibig? Or can any local bank help me in this situation? I really don’t know where to start. I’m planning to fly in but I want to get “appointments” sorted out first of all, if needed. Thank you

Flying to Ireland by Ryanair on a short stay visa waiver

Hi everyone. I don’t even know why I’m posting this question, I’m overthinking too much. I’m a non-EU who lives and works in Austria, then applied for a U.K. visit visa. Now, my country is a part of eligible countries for a short stay visa waiver programme to Ireland - wherein if you have a valid U.K. visit visa and you’ve already used or “activated” it, you can use it to visit Ireland instead of applying for a separate Irish visa.

I’m stressing out because I’m not sure if the gate agents will really know about this/if they’re familiar with it, what if they deny me boarding? I’m flying directly from Vienna and I’ve already booked everything in Ireland for summer. My plan is to have everything ready including the official Irish website where this is stated and all. Does anyone have advice? Or any personal experience? Just to alleviate my anxiety I guess. Thank you.

Refusal with vague details

Hello. I basically received a refusal with the reason attached. I am 28, I live and work full time in Germany for the past 7 years but I hold a Filipino passport. My Canadian boyfriend of 4 years provided my invitation letter. How do I realistically approach this “significant family ties” in my next application? I literally am living alone, no family/siblings living and existing I can vouch for. Do relatives count? But they live on the other side of the world and I rarely talk to them. I have no properties under my name. Me and my boyfriend already travelled to multiple countries and I have obtained different visit visas as well. I don’t think this is a problem financial-wise as well since it’s not mentioned. Initial plan is to do 15 days for the Christmas and new year holidays. What else can I do to prove I will actually leave the country after my visit? Is this a dead-end? Marriage is not YET an option.

Is there any way I can pull this off with my 2-week vacation? I was doing my research and found out that after getting the student permit I’ll have to wait for 30 days to be able to convert it into a non-professional license. Can I do my tests and acquire the student permit online? That way I can wait and do the conversion by the time I’m in PH. Appreciate your inputs, thanks!
