>Rural Country horse property, 15 miles to shopping. well >water. 2 miles to bus stop for school.
>Unpaved Access road. Must have 4x4 Winter access.

I am really interested how is the living like this?
How do you interact with neighbors?
Do you carry?
Are you afraid if you leave the house that someone would break in?
Do your kids walk from the school bus home?
Do you drink well water?

I know that your answers would be a bit biased. But why do you think Burbank is the best suburb to live in the greater LA?
(I had a heated conversation with my cousin who argued that Culver City is better because there is no Valley heat)…

Ex-Alpine village

I miss Alpine Village grocery so much. From German beer to mustard. And their deli was super great. Does anyone know if their ex-employees have any deli or maybe grocery stores open ?

Inglewood as a starter home

Hi everyone! I am looking for a house under $750,000 (I just got an estimate from my mortgage lender). I work from home and have occasional meetings at LAX, Burbank Airport, and Santa Monica Airport (probably bi-monthly for each).
Schools are not important, as we just got into a very good magnet school (LACES). When I started doing deep research, it looked like we did not have a lot of options for a 1,500 sq ft 3/2 in livable condition with a decent-sized lot (at least 5,000 sq ft).
Also, we want to live in a smaller city with more responsive first responders and better services. The crime rate is important as well, so we are avoiding Compton, Lynwood, even though they are cheaper.

I think Inglewood is one of the stronger contenders for this budget. The city is spending a lot of money to improve its infrastructure (yes, there is a lot of corruption, but the money goes towards regular folks as well). There are a lot of new developments (a new Sprouts is coming, a new 5-star hotel, 2,500 new houses, and new offices for sports and studios).
Inglewood has a great climate and proximity to the ocean.
The city is building a new high school and library, and the downtown Market Street revitalization project is upcoming.
When we toured houses, we saw 3 to 5 remodeled houses on each block and probably 2 to 3 under construction (second-floor additions, etc.).
I know that Inglewood is a poor sibling of the beach cities but it is what is it with my budget…
Is Inglewood the best choice for $750,000?

Reseda and Canoga Park look good too, but they are part of LA.

Work with GCs

I have a couple general contractors who either refer me to clients or send a punch list and then pay efficiently.
I give them a good rate, they are clear with tasks and expectations.
I decided to approach a few other GCs, and some were interested in collaborating.
But I either get cheap requests (“hey, I forgot to put 2 earthquake straps for a water heater can you go and do it for 💯?”) or “how much to replace 18 switches, these two areas of carpet and paint these 3 doors” and then they ghost me.
What is your experience?

The best pocket in SouthBay

Hi everyone! What is the best pocket (or cross streets) in SouthBay in your opinion?
I am not talking about MB>HB or South Redondo vs RPV but rather specific block or area which has it all.
For example, I like Susana Ave and Faye Ln almost cul-de-sac feeling, little street library, super close to schools and parks. Couple blocks from Walgreens or Sushi Chitose.

High desert girls are easy going

So, long story short. I started dating again. On a fatty side. 43. 240 lbs and 5 ten. Went to a couple Tinder dates in LA. Where you work, how much make etc . Proposed to go to fancy spots. I felt off once in my work clothes.

Went to a few dates in Hesperia or Apple Valley.
Urgh. Baddies. Tattoos. Chubbier than me. Super easy going. Beer at home. Darts in a dive bar. Staying at home. And they were 8-10 out of ten and almost all ready for a second date.
Just wanted to share…..
