How early can/should I take out my mortgage protection.

Projected timeline for drawdown is between Oct 30th - Nov 30th.

I want to get mortgage protection sorted ASAP because I like having things done.

I’m only worried if I take it out too early the bank will refuse it and if I leave it too late it’ll cause me stress and also might lead to delays if there’s any issues with it in the end.

When can/should I sort this out, am I going too early if I start now or get a quote now for the insurance to start in September?

Sale Agreed Jitters

Lads we've gone sale agreed and my nerves haven't stopped ever since. It feels like it should be good news, but with all the stories you hear of these things falling through, I'm more worried than ever!

Is there anything that I can do (or hear) to calm myself a little. For context; here's what's weighing on me:

  1. Mortgage AIP to Loan Offer - our offers were all made using our Approval in Principle as proof of funds, we have all our documents etc., submitted, but I'm worried during underwriting that they'll make changes to the offer and the house won't be reachable. I've also added more stress by applying to three lenders (BoI, AIB, and Haven via Broker) to see what offer I get will be best - but obviously can only proceed with one, and need to make my decision in order to get valuation sorted by an approved valuer.

  2. Estate Agent Timelines - Big red text in our sale agreed email - "Note: Both the Mortgage Valuation & Structural Survey must be carried out within 7 days of going sale agreed." - The survey we can sort, but valuation, particularly given my self-inflicted position on the mortgage (see above), within 7 days sounds completely unworkable? The agent seems happy that we've made progress (Sorted solicitor, surveyor, booking deposit and asked banks to speed up the process) within 24 hours, but I'm worried if we start going outside that 7 days they'll start thinking we're getting cold feet?

  3. General Falling Through - not much to be done about this I reckon but I am worried of the sale falling through, like issues with documents, seller pulling out, issues with the survey, etc.,

For context, my partner and I have been through the mortgage process twice, the first failed as I left my job (following an incidence of harassment at work), and we're already so burnt out, so the sale failing & having to do it all again would devestate us.

Any words of wisdom so I can actually enjoy this good news, rather than worry the universe will ruin it? Will the lender look unfavourably if I start adding monthly bills for therapy at this stage?

First time purchase (Dublin): House or Apartment?

My partner and I are now underwritten for a mortgage after a lot of jumping through hoops and currently, after a lot of viewings etc., have ended up on top the bid for two places:

  1. A 2 bed, 2bath terraced house
  2. A 2 bed, 1 bath apartment.

* The house is older than the apartment by approx 10 years.
* The house is BER D while the apartment is BER C.
* Neither has parking directly - the house would allow us a city council space but no designated space, the apartment has a waitlist of 2+ years. Neither of these bother me too much as I don’t currently have a car.
* Management fees for the apartment are €2200pa
* The apartment is larger by 3 square meters
* The house has a small attic for storage space - unclear if it could be converted.
* Both are located in relatively central locations where we’d be happy to live.

I’m wondering is there a “sensible” choice between the two? Is it easier to get a mortgage drawn down for a house vs apartment or vice versa? Should the age of the house be a cause for concern? Or should we just take whatever we get and be grateful given the market?

Curious to know people’s opinions or if there’s anything I should be aware with as we proceed

Help me understand my mortgage offer from BoI: offered less as I am public sector?

Maybe this is unanswerable, but I think maybe I’ve just misinterpreted what I was told and I hope someone knows why BoI would make these two offers:

We’ve applied for our mortgage and have entered both mine and my partner’s incomes. On their website the only options are Self employed or PAYE, no discrepancy between public vs private sector so we both selected PAYE.

I am the main income earner and we got approval in principle for 356k. I understand AIP isn’t an offer, but then on review by a new specialist (covering annual leave) - NOT at a second stage of review, we were revised and offered AIP for 319k.

When I asked what the difference was, I was told that the first person had assigned us both as PAYE Private not PAYE public, but running me as PAYE Public reduces the amount we can borrow. He couldn’t explain why, but did say that if I applied by myself I could borrow more?

My partners income is part time at around 10,000 while I earn around 80,000 working full time. It seems that for some reason, his part time lower income reduces our borrowing power when I’m a public sector employee, but not when I’m a private sector employee.

Does anyone know if this is just a random quirk of BoI, or is there a rule from the central bank I should be aware of? Or is it beyond comprehension without some sort of financial degree?

Classy But Comfortable and not Green (male guest)

The dress code reads pretty “wear whatever you like as long as it’s not green” and I hate wearing suits to weddings. Does this outfit (blue draped silk top and plain black pants) fit alright or is it too casual? It’s an October wedding so I’ll probably wear a plain black jacket if we’re outdoors but I’ll go jacketless indoors. I don’t want to steal attention from anyone.

How would you handle Save the dates/invites for a wedding with multiple “stages”?

Hi there. Sorry I don’t know how to explain what I mean. Essentially, my wedding plan looks like:

Morning: Ceremony in a 20 person capacity venue

Afternoon: Ceremony finished, photos, casual drink reception and canapés in area beside ceremony venue for ceremony guests. Additional guests welcome to join and make our way to reception venue together

Early evening: seated dinner, venue capacity 80 - anyone not at the ceremony invited to join at 5pm for drink on arrival, dinner, speeches etc.

Late evening - night: DJ/Party. Same venue as dinner but standing capacity is 175, so we’re going to hopefully have 40 people invited to just this stage.

Night: my partner and I have booked a hotel - guests are welcome but not obligated to book into the same hotel. If we have a small enough group we will have a quiet drink in the hotel late bar to finish the night.

I feel like I’ve kind of backed myself into a corner where I’m risking upsetting everyone invited to the wedding? Since only 20 people are coming to the ceremony, 60 “dinner and later” invitees are going to be offended. Then, about 40 “afters only” invitees are going to be upset too?

Should I elaborate that the ceremony is small and minimal? and the dinner venue is small? Should I do four separate invite types depending on which parts people are invited to? And if people RSVP no, how do I handle “upgrading” someone from “afters only” to “full reception”? What about save the dates?

Thanks for any help! My wedding isn’t until November 27 and I’ve already worked myself into a nervous wreck.

Did any of you wear a rep to your wedding?

I want to have a nice white bag for my wedding but the idea of spending $$$-$$$$s for an accessory I’ll wear a few times feels beyond ridiculous. I have a personal rule about not buying expensive white things because I’ll almost definitely stain them pretty quickly.

But, something about wearing a rep in my wedding feels wrong! Maybe it’s my superstition or something but it feels like it cheapens the ceremony or something. As I type this I realise it sounds like internalised classism or something - lol

Just wondering if anyone included a rep in their outfit for an important event like a wedding?

Also any suggestions for a nice minimal white bag? 👀

Venues for a wedding

My fiancé and I just got engaged and are beginning to plan a wedding for Winter 2027. We’d like to do it in Dublin, ideally the city or near the city.

I was just wondering if anyone has standout experiences from any venues, as a guest or as the couple, that you would recommend?

We’re looking to do a very small civil ceremony and happy to do it in the same venue as the reception or have them separately. We initially wanted city hall but it’s fully booked for any of the dates we wanted for 2027 or 2028 so we’re open.

We’re looking at a small ceremony of about 25-40 people followed by a reception of about 100 people for dinner and drinks and a dance. Our priorities would be food quality and venue aesthetics for photos (we’re open to anything but don’t really want anything tacky like an outdated hotel carpet). Budget is about €120pp for the meal and about €2000 venue hire fee for a ceremony venue.

If anyone has any standout occasions I’d love to hear them!

Update to “Is getting my nails done for 9 days a waste”

Hey everyone! a few days ago I posted to ask if getting my nails done for a few days for a potential proposal would be a waste since I’d have to remove them before returning to work. https://www.reddit.com/r/RedditLaqueristas/s/QdA6x1nZAH

The response was so positive and kind and I’m so grateful for that! Me and my partner both got our first ever manicures - brilliant news since our week ended in a double proposal!

My nails are salon nails from a gel manicure with nail art. The nail tech applied a base gel, then the pink, then chrome powder to make the pink shine, then painted on silver shapes, then added chrome powder.

His nails are also salon gel cat eye nails using a light purple base and a gold glitter.

So grateful for everyone here who encouraged me and was so kind with their advice! I’m getting them removed today so I’m taking them to brunch to say farewell 💕

We had a little double proposal on Thursday!
We decided to do budget (<€800) rings because we’re still early in our careers, and we’ll upgrade later!

My ring is a silver band and 0.5ct lab diamond, his is an antique 1840s 18kt rose gold with white sapphires.

We’re both obsessed with our rings and we’re so happy!

Just got a my first ever “nice” bag for almost a third of the price by shopping pre-loved

A little while ago I asked for advice for a low ish budget option for a first “nice” bag and got a lovely response. Someone recommended Le Tanneur’s Emilie and I was immediately in love with the shape. It was a bit above what I had saved (it was €530 brand new, I was looking to spend about €450) so I figured I’d just save a bit more. Then I just browsed Vestiaire to see if there were any available and the size and colour I wanted had just been posted. The seller let it go for €195!

The bag is in really good condition with some standard wear and tear e.g on the shoulder strap clasps and brand stamp - but the leather is beautiful and I’m just in love with the kind of boxy shape. For me it’s a gorgeous mix of a doctor’s bag and a shoulder bag.

The blue inner lining is also stunning and the bag fits everything I need (phone, card holder, keys, headphones, inhaler, lip balm) with plenty room for more if I wanted.

I’m so happy about this purchase and I’m so committed to saving again to purchase another gorgeous piece to expand the collection.

Is getting my nails done for 9 days a waste?

Hey there!

I can’t get my nails done as I work in healthcare. But I have 9 days off coming up (Friday - Monday) and I’m going away with my partner. I’m thinking there’s going to be a proposal and I’d like to have my nails done for it.

I’d have to have them removed on Sunday before work.

I’ve attached photos of the style I like.

I like the chrome like designs on a clear or natural nail. I’m unfamiliar with getting my nails done so I don’t even know what sort of polish it is or what I’d be booking.

I’m just wondering is it silly to get my nails done for such a short time? Will removing them so soon be possible? Will it damage my nails?

Does anyone else feel inspired by Slayyyter?

I’ve listened for a few years and I’ve always really enjoyed her music, but since WGIA I’ve become bso fond of her attitude and approach. I don’t know if it’s parasocial but I really think highly of her and the more I engage with her content (like interviews etc.) the more I inspired I feel.

I’ve always wanted to be more creative but never taken the time to do it, but hearing her talk about her creative processes and making her own outfits I just got the urge! A local drag queen hosted a Slayyyter night recently and I made my first ever wearable item! It was just a white T-shirt that I cropped with my sewing machine and painted the dollar sign logo on, but I was really delighted with myself. Idk. Random thoughts.
