Gen Z is coming to Philadelphia, but they aren't finding jobs that will keep them here
Yet many Philadelphians oppose any new housing, over-tax any new development with prohibitive impact fees, and scare off any new business.
Is garage/covered parking now a necessity for car owners?
With climate change bringing such wild weather here on a consistent basis, I'm wondering how important covered, off street parking will be moving forward. With such a frequent threat of hail, flooding, damage from trees, etc., I don't think I'd want to make a long-term investment in a home without it.

Is Europe safer than America?
Article Conclusions:
> Although comparisons across countries are hard, trends on both sides of the pond provide reasons for optimism. Murder rates in London and New York are lower than at any time since record-keeping began. Personal robbery in Paris may look high, but it has almost halved over the past decade. The broad trend is that cities in both Europe and America are safer, friendlier and more fun than a generation ago. That is something everyone should be able to celebrate.

How much is a condo's value affected by being a 4th floor walk-up?
We are looking at a place that seems underpriced for its area. It has 3 outdoor spaces, lots of great light, and checks every box. Our one concern is that it's a 4th floor unit in a building with no elevator.
Say my wife gets pregnant or something else in life arises and we have to sell, is this a big detriment to the average buyer looking for a 3 bed/2 bath condo?
On the other hand it has city views , is a penthouse unit, and is a perfect condo (IMO) in just about every way.
Thanks!

If the current pace continues, Philadelphia is on track to record fewer than 200 homicides for the first time since the 1960s, a remarkable turnaround from just five years ago, when nearly three times as many people were killed.
