20/20 hindsight is a beautiful thing, until you realize what you could have seen sooner
I live in toronto in a single home detached property. 55 ×110. I've had transactions in both of the recent psychotic markets. Million dollar price tags, we don't even bat an eyelid. If we can be approved for it, we can buy it. I hate to say it, but we know people that couldn't be approved and they still got approved. In my neighborhood, the average house price is 2.5M, and after seeing the houses being built, from start to end, you can see the mistakes. We've started to get very frustrated with our current home. Renovations would cost about a million. We were also victims of a home invasion but we try to not let that muddy our thoughts about our neighborhood.
Just for fun, I started looking outside of Toronto for real estate. Feeling stupid. I looked at King city, which looks beautiful, and the type of home, you can get there for 1M has more land and better quality build. For 2.5M you're getting acres of land and a vast estate. It seems much safer as well. The price discrepancy compared to toronto, is shocking.
I feel stupid for buying in Toronto. I feel stupid for letting these prices normalize our thoughts about affordability. I feel stupid for thinking Toronto is safe city.
Now I am seriously considering selling and moving.
