Sto cercando un consulente che possa aiutarmi a navigare nel mondo degli investimenti/fondi pensione nei Paesi Bassi, poiché ho poche informazioni a riguardo e sento che potrei essere truffato come un nonno. Ho già prenotato una consulenza dalla banca presso cui ho il conto (ASN), ma mi piacerebbe avere alcuni suggerimenti.

Vivo a Den Haag, ma non penso sia rilevante trovarne uno nella mia zona. Qualsiasi tipo di consiglio è benvenuto (sono tutti gli stessi, vogliono solo i tuoi soldi, non dovresti investire e nasconderti su una montagna, e così via)

Hi! I am a tenant of this landlord, a company who manage many apartments across Den Haag, Amsterdam, Rotterdam and who knows more.

Just doing this because the guys are very sloppy and careless, which turned out to be in our favour for once, as me and my flatmate got a positive verdict from the Huurcommissie due to some contradictions in the contract.

They really look like they dont know what they are doing. They didnt even appealed to the ruling because they thought it wasnt “valid”. So yeah, we actually managed to lower our rent quite a lot, even despite being technically in the free market.
I bet we are not the only one with such defective contracts.

I always knew it was a wealthy company with more than one property, but just recently Ive learned they may have up to 100 apartments for rent, so I thought they deserve a little advertisement.

Ho fatto un piccolo errore di valutazione. Ho un aereo alle 5.45 dall'aeroporto, e davo per scontato l'aeroporto fosse aperto di notte. Non lo è.

Il mio piano era di arrivare la sera prima intorno alle 11 e prendere l'ultima navetta per l'aeroporto, per stare poi lì quelle tre/quattro ore a dormicchiare o guardare un paio di film. A sto punto non lo so, mi sembra un po' rischioso ma allo stesso tempo, chi mai dovrebbe essere attorno all'aeroporto a quell'ora? Sarà un po' scomodo ma stare fuori dall'aeroporto non dovrebbe essere come dormire alla stazione di Mestre.

Vale la pena di considerare un albergo se no?

Hey everybody, I'm looking for any kind of advice or suggestions!

As a zzp'er I've considered myself lucky with my earnings so far: BTW isn't charged in my field, so my income is basically "net," and the necessary expenses are almost nothing (basically only transport). Some months I had 3k left over, even after personal expenses. This gave me a lot of room to invest in myself and my work, which i'd gladly done. Over the past two years I've travelled for new opportunities, joined groups, bought materials, and taken courses for my job. Things I enjoyed of course, and declared as business expenses.

Now I've started looking into mortgages (alone), and it turns out those expenses are now working against me. They've lowered my income quite a lot for calculation purposes. Also, not paying BTW doesn't help either, since my income is treated the same as if I did.

Personally, I feel a bit penalized: banks look at "gross" income for employees, but for me the "gross" almost equals the net, and on top of that they factor in these upgrading-expenses. Having known it beforehand, I could have simply not declared them. Don't get me wrong, I understand why the system works this way and it makes sense. I just think I have more resources available for a mortgage than banks are allowing me to borrow.

So my question is: is there any way to get my income considered more favorably, or should I just wait a few years for it to "clean up"? Or would a second loan alongside the mortgage be a better option?

PS. I've already had four/ five meetings with advisors, but they just run the numbers from my tax return and give me a figure. The most helpful one told me to wait three years and stop spending... thanks buddy

in realtà credo il titolo sia già abbastanza esaustivo. Mio padre non ha mai pagato volontariamente una singola quota degli alimenti da quando ha divorziato (avevo sei anni, ora trentuno). È stato condannato pure a qualche mese di carcere, che chiaramente non ha mai fatto, e alla fine il tribunale ha disposto il pignoramento di una delle sue due pensioni. Sì, una delle due, e non parliamo di un operaio in difficoltà economica ma di un imprenditore conosciuto, con fatturati importanti che di certo non gli impedivano di mantenere me e mia sorella.

Ci sono tra l'altro diverse vicessitudini che hanno richiesto l'intervento di polizia e carabinieri, sebbene non si sia mai arrivati a situazioni così pesanti da rimuovere la patria potestà.

In ogni caso, questo ormai è un passato relativamente lontano. Saranno ormai dieci o quindici anni che non lo vedo e a malapena ho sue notizie. Eppure, negli ultimi tempi si è rifatto vivo in uno stato mentale piuttosto... particolare. È chiaro che non stia bene e considerato che ha più di 80 anni, non c'è da stupirsi.

Mia madre in questi giorni ci ha informato del fatto che se mai capitasse che la situazione precipiti e lui non possa più provvedere a se stesso o abbia bisogno di assistenza, noi dovremo essere obbligate a corrispondere. Che gioia

Hi everyone, a friend is selling his 13'' MacBook Air M1 bought in 2023, 8GB RAM and a 256GB SSD, barely used. He’d sell it to me for €350, which is a good deal, I’m just hesitating because I’m struggling to work out whether it’s suitable for my needs or not.

I'm a musician and I produce music, even though i don't perform live much or at least I can rely on other resources at the moment. The thing is, I’d like to start using some visual software, which tends to be more demanding, and the heaviest of them all, Unity, which I’ve done a couple of courses on and would really like to get to grips with.

At the moment I’ve got an invincible mac pro from 2016 (!!) that can handle anything, but as you can imagine, I can’t update anything anymore or run many programmes, so I’ll be upgrading soon anyway. Let’s say the choice is between getting this mac air and upgrading in maybe 3 or 4 years’ time, or waiting a year at most and buying one in-store at full price (or a refurbed one anyway).

Any advice?

Ciao a tutti, un amico vende il suo Macbook Air da 13'' comprato nel 2023, un M1 tecnicamente uscito nel 2020 credo ma comprato appunto più tardi. Memoria da 8GB, SSD 256GB, prezzo originale 1229€ a Unieuro. Me lo venderebbe a 350€ che è un bell'affare, sto tentennando solo perché faccio fatica a capire se sia adatto alle mie necessità o meno.

Uso Ableton, Max/msp e Reaper ma vorrei iniziare a usare qualche programma per i visual, che quindi sono più problematici. Per non parlare di Unity, su cui ho fatto un paio di corsi e che mi piacerebbe veramente utilizzare.

Attualmente ho un computer invicibile del 2016 (!!) che regge qualunque cosa, ma come immaginerete non posso più aggiornare niente né utilizzare molto programmi, quindi il cambio arriverà presto in ogni caso. Diciamo che la scelta è tra prendere questo a questo prezzo di favore e cambiarlo tra magari 3 o 4 anni oppure aspettare un anno al massimo e comprarne uno in negozio a prezzo pieno.
