Would there be any interest in AMAs?

I'm checking to see if there's any interest in AMAs.

Potential Buyers/Sellers/investors - what type of real estate professional (or other expert) would you want to hear from?

  • Realtor
  • Home inspector
  • Mortgage lender
  • Appraiser
  • Real estate attorney
  • Builder or contractor
  • Architect
  • City planner
  • Property manager
  • Real estate investor
  • Insurance agent
  • Title/Escrow officer
  • Or someone else

RE Professionals - Any interest in an AMA with potential buyers/sellers?

  • Maybe, you have wondered what topics interest buyers/sellers in this market
  • Or maybe what international transplants look for when they want to buy or sell?
  • Or maybe you want to understand a bit more about the anxiety local tech buyers/sellers are facing?
  • Maybe you want to know what investors prioritize in this market?

175-200k combined, 3-5% down - first time buyers in WA.

We are located in Washington state close to Seattle and looking to purchase a home. The average in our area is about 550-625k for what we need: garage, kids room, spare room for office etc.

Wife and I are both now above 790 credit scores, I have ~10k in misc debt, wife has none - just paid her car off. We have a 7mo.

In order to get the starter home we need/want we are likely to be house broke. Interest rates for us are looking at 6%+, should we even consider purchasing at this time?

Just sorta looking for guidance, both of our families are unequipped to give us guidance.

Where near Everett to stay?

We are an empty-nest couple visiting Seattle to evaluate a possible work relocation for a position in Everett. Where should we be looking for a nice suburb that will be an easy drive to Everett and not too inconvenient to drive into the city?

I have heard both Lynwood and Bothell mentioned- but I know nothing of either and have no opinions yet

I just want a nice, safe neighborhood where hopefully we can get into a low-maintenance condo

Hopefully with convenient amenities

Which spots should we check out?

Housing market softening on Eastside

What’s the cause for the recent housing market slowdown on Eastside? It seems much sharper than Seattle proper. Prices have dropped about 8% for May year over year on the Eastside according to NWMLS. Inventory is building up rapidly. If it’s just interest rates, wouldn’t the impact be same across the region?

Fave tool to analyze comps

What's your favorite tool for Comparative Market Analysis? The mainstream websites (Redfin, Zillow, etc.) provide the listing data that can be used to do manual analysis...but prefer a tool to make the process a bit more easier.

Ideally, I want to be able to enter the listing ID or address of a home...

- Want to see the Zillow value (or similar auto generated values)

- See a list of homes sold in the vicinity of the address

- Be able to select the homes to be added for doing the comparative analysis

Hope, I am not the only one who wants something like this

(PS: I'm not a RE professional & don't have access to the tools that are available only to realtors).

Thoughts on living in this area of Eastgate / cougar hill?

Hi all - we are looking at a house in the Eastgate area and wanted to learn about the area a bit more. Moving from Queen Anne so very much a city life for the last few years.

  1. How bad do the winters get here relative to other area of Bellevue or Seattle? We are hearing the hills tend to get a bit tougher weather but that also feels weird given proximity to city areas?
  2. We noticed how it can get pretty dark in the evening with all the trees? Do you notice that, especially when the day light hours are short in the fall and winter months? Is it a bit scary to drive or walk around when it's dark int he winters?
  3. We will be driving to Seattle and Redmond for work. Anything noteworthy traffic wise, we have read the online reports and it actually seems like a convenient spot?
  4. Do you see a lot of wildlife (deers, bears, coyotes)?
  5. What do you really like or really don't like about this area?

Considering Solar panels on our new Townhouse in Seattle

We bought a new townhouse that has a north/south facing double pitched roof with no obstructions. We really will prefer not be in this house for 5-7 years. But we have an electric car and the house is wired for charging already. So given the local utility (Seattle City Light) is planning for large rate increases and time of use rate changes it seems like financially it wouldn’t necessarily be a black hole. Plus, we could sell back extra electricity to the grid that could offset power in other areas that don’t have clean energy like Seattle city light does. The climate impact is the large motivator for me. It seems we could fit a 7 kW system and would probably cost ~17k. Wondering what people’s thoughts are and if there are better uses for that money in terms of our carbon footprint?

624 Yale Apartments in SLU - High rise, high rent, high theft.

Putting this out into the universe because I'm honestly at the end of my rope.

Has anyone lived at 624 Yale Apartments in South Lake Union, or do you currently live here? I'm genuinely curious if our experience is unique or if everyone is dealing with the same issues.

The staff here should teach a masterclass in collecting rent and avoiding responsibility.

Not only do resident concerns go unheard, they seem to be actively dismissed. Every time there's another theft, another security issue, or another complaint, management's response is to send out a "friendly reminder" about how residents can prevent theft through "responsible practices."

At some point, the conversation has to shift from what residents should be doing to what management should be doing.

Packages are stolen constantly. Not "once in a while." Constantly. Residents report theft after theft, and instead of meaningful action, management sends out another patronizing email reminding us about on how we can help prevent theft.

The bike storage situation is even worse. Back in November 2025, every single security cable in the bike storage area was cut. Bikes were stolen. Residents notified management immediately. Months later, the cables still haven't been replaced or repaired, making the storage area effectively unusable unless you'd like to donate your bike to whoever decides to wander through next.

It's honestly impressive. We pay downtown apartment prices for a building that functions like a self-service theft distribution center.

What really gets me is the messaging. Every incident seems to be followed by reminders about not leaving valuables visible, retrieving packages promptly, locking bikes, etc. Those are all reasonable precautions, but they don't address the fact that security failures continue happening over and over again with little visible action from management.

How is that acceptable?

How are residents paying thousands of dollars a month in rent while basic security issues go unresolved for months?

And what exactly are we paying for if management's solution to every problem is to tell residents to be more careful?

The message is always the same:

  • Don't leave valuables out.
  • Pick up packages quickly.
  • Lock your bike.

Meanwhile:

  • Packages continue to disappear.
  • Bikes continue to be at risk.
  • Security concerns continue to be ignored.
  • Residents continue to pay premium rent.
  • Non residents break into the buildings and sleep in the hallways or in our trash shoot rooms.

At some point this stops being a resident problem and becomes a management problem.

What frustrates me most is the complete lack of accountability. Concerns are brushed aside. Complaints disappear into a void. Nothing changes. Then another email shows up acting like the solution is for residents to somehow compensate for management's failure to provide a secure building.

And now the management team has been removing resident posts on the bulletin board for the community that they don't like/don't agree with.

Example 1. I posted this YESTERDAY because I'm getting fed up.

https://preview.redd.it/xm7o1dt7064h1.png?width=832&format=png&auto=webp&s=eb48413d684d3b41e0bffe08c92773f738250aaa

After receiving a call from the management office today around 4pm I went back onto the bulletin to find that my post had been flagged for removal:

https://preview.redd.it/15n3r8gnz54h1.png?width=878&format=png&auto=webp&s=877e472650d71cfe4efabd9c6358b93cfa8ae717

And my posts are not the only ones that have been removed. I have screenshots of other resident posts that were taken down by management. They are attempting to silence us and prevent us from sharing information among one another.

Enough is enough.

If you're a current resident and you're tired of this too, please comment or message me. I want to know:

  • What issues have you experienced?
  • How long have they been going on?
  • Have you gotten any meaningful response from management?
  • Would you be interested in organizing residents and approaching management as a group?

Individual complaints clearly aren't accomplishing anything and now they are trying to silence the few of us that are fed up enough to say something.

If management is happy to collect our rent every month, they can start delivering the level of security, responsiveness, and accountability that residents are paying for. Because right now it feels like we're paying premium rent for premium views and budget-bin management.

Hello, I’m thinking about buying in north bend and was wondering how the market is looking that far east. Are homes pretty stable or expected to drop? My budget isn’t crazy it’s around 850k but just curious what I should be expecting.

Going a few hours early for an appointment (Blaine, WA)

We have a late evening appointment. A morning appointment on the same day would be a lot more convenient for us.

Anyone know if we can walk-in a few hours early on the day of our appointment? Thanks.
