What’s one red flag that immediately makes you think, “Nope, this isn’t the right house”?

It could be anything structural issues, neighborhood concerns, poor renovations, strange layouts, odors, foundation cracks, water damage, or something most first-time buyers wouldn’t think to check.

Seattle inventory just hit a 14-year high

Seattle: Prices Ease as Inventory Hits a 14-Year High

The Takeaway: It is somewhat comforting to see the median price finally decline amid growing inventory and slowing sales. Though the median price still feels high relative to the months of supply, buyers are gaining leverage they haven't had in years.

  • Median Price: $985,000 (Down nearly $50K from May, and down 5% from last June)
  • Total Inventory: 1,562 homes on the market (Up nearly 20% YoY, levels we haven’t seen since 2012)
  • New Listings: Up 10% YoY (But down slightly from May)
  • Sales Volume: 623 homes closed (Down 4.4% from last year, and slightly lower than May). June will likely be the peak month for closings this year; it's all downhill from here!
  • Months of Supply: 3.2 months (The highest level seen in the last 14 years!)

The Eastside: Growing Supply Keeps Prices in Check

The Takeaway: A massive 44% inventory spike has given Eastside buyers some much-needed breathing room, shifting the dynamics toward a more balanced market. Buyers are flexing their negotiation power, leading to a noticeable month-over-month price correction.

  • Median Price: $1,720,000 (Up slightly from May, but down 4% YoY)
  • Total Inventory: Up a massive 44% over last year for the second month in a row (Another 14-year inventory high)
  • New Listings: Up nearly 20% YoY (But down nearly 10% from May)
  • Sales Volume: 374 homes closed (Up 50 units from May, but down 1% YoY)

Clyde Hill, a wealthy Eastside enclave with $4.93B in property value, faces bankruptcy by 2030 and will ask voters for a 69% property tax hike

"We got here by a process of denial and delay," Hachamovitch wrote in 2023, when a potential fix was still three years away.

Woodinville tempts homebuyers with big properties and Eastside access

Folks have long settled in Woodinville as a sleepier alternative to busy Bellevue or Redmond, drawn by its small-town charm and proximity to the tech hubs on the Eastside.

Woodinville has big homes, big trees and wide-open spaces. Like other Eastside cities, it also has some of the area’s highest home prices.  

This has not changed, real estate agents say, but the market has slowed lately. Unlike pockets of the Puget Sound that are still competitive, Woodinville’s market favors buyers, with homes rarely drawing multiple offers and some sellers lowering prices and paying closing costs.

“There’s a lot of inventory and the interest rates are high right now, so things are sitting,” said Jennifer Beeler, an agent with First and Main who lives in Woodinville.

Prices still haven’t come down much.

175-200k combined, 3-5% down - first time buyers in WA.

We are located in Washington state close to Seattle and looking to purchase a home. The average in our area is about 550-625k for what we need: garage, kids room, spare room for office etc.

Wife and I are both now above 790 credit scores, I have ~10k in misc debt, wife has none - just paid her car off. We have a 7mo.

In order to get the starter home we need/want we are likely to be house broke. Interest rates for us are looking at 6%+, should we even consider purchasing at this time?

Just sorta looking for guidance, both of our families are unequipped to give us guidance.

Where near Everett to stay?

We are an empty-nest couple visiting Seattle to evaluate a possible work relocation for a position in Everett. Where should we be looking for a nice suburb that will be an easy drive to Everett and not too inconvenient to drive into the city?

I have heard both Lynwood and Bothell mentioned- but I know nothing of either and have no opinions yet

I just want a nice, safe neighborhood where hopefully we can get into a low-maintenance condo

Housing market softening on Eastside

What’s the cause for the recent housing market slowdown on Eastside? It seems much sharper than Seattle proper. Prices have dropped about 8% for May year over year on the Eastside according to NWMLS. Inventory is building up rapidly. If it’s just interest rates, wouldn’t the impact be same across the region?

Fave tool to analyze comps

What's your favorite tool for Comparative Market Analysis? The mainstream websites (Redfin, Zillow, etc.) provide the listing data that can be used to do manual analysis...but prefer a tool to make the process a bit more easier.

Ideally, I want to be able to enter the listing ID or address of a home...

- Want to see the Zillow value (or similar auto generated values)

- See a list of homes sold in the vicinity of the address

- Be able to select the homes to be added for doing the comparative analysis

Hope, I am not the only one who wants something like this

(PS: I'm not a RE professional & don't have access to the tools that are available only to realtors).
