Looking for reliable commercial pest control services in Burnaby for recurring rodent issue.

Hey everyone,

I manage a commercial property in Burnaby and recently started noticing rodents in the storage and garbage areas. It’s not completely out of control yet, but I want to deal with it before it becomes a much bigger issue for tenants and staff.

I’ve looked into a few commercial pest control companies online, but honestly most of the reviews seem mixed and it’s hard to know which companies actually do a thorough inspection versus just quick treatments.

Has anyone here worked with a reliable pest control company in Burnaby for commercial spaces like offices, warehouses, restaurants, retail stores, or strata buildings? I’m mainly looking for someone who can properly inspect the building, identify entry points, and recommend long-term prevention instead of temporary fixes.

Also, for those who’ve already dealt with commercial pest issues, what should I specifically ask during the inspection? Should I focus more on exclusion work, sanitation recommendations, recurring maintenance plans, or let the technician guide everything?

Would really appreciate any recommendations or firsthand experiences.

Moving company owners - what lead sources are actually converting for you right now?

Running a mid-size moving company out of Chicago handling both local and long distance. Been in the business for about four years and lead generation is still the part I feel least confident about.

For the first couple of years we relied almost entirely on referrals and Google. That still works but it is inconsistent and hard to scale. I have been experimenting with a few different lead providers over the past six months and the results have been all over the place.

Main issues I keep running into:

  • A lot of leads come in with no firm move date and never convert
  • Shared leads mean you are racing three other companies to the same phone call
  • The cost per booked job ends up much higher than the cost per lead suggests

Specifically curious if anyone has found a lead type or source that converts better than average. Local moving leads versus long distance seems like it would matter a lot but I am not sure which direction to go deeper on.

Questions for other operators:

  1. What lead sources are working for you in 2025?
  2. Have you found exclusive leads to be worth the premium?
  3. Is anyone having real success with inbound content or SEO instead of buying leads?

Happy to share more about what I have tested if it helps the conversation.

Moving from LA to Chicago in 6 weeks - how do I find a long distance mover I can actually trust?

After five years in LA I am finally making the move to Chicago and I have no idea how to pick a long distance moving company without getting burned.

Every time I search I get a wall of options with wildly different prices and I honestly cannot tell what separates a legitimate company from one that is going to give me a low quote and then hold my stuff until I pay more. I have read enough moving horror stories at this point to be genuinely nervous.

Things I am specifically trying to figure out:

  • What does a realistic quote look like for a 1 bedroom LA to Chicago move?
  • What should I actually look for in the contract before signing anything?
  • Are there specific red flags that are easy to miss when you are comparing quotes?
  • How far out do I need to book to get a reliable pickup window?

Has anyone done a long distance move out of LA recently and come out the other side happy with who they used? Or even just lessons learned from a bad experience would be helpful at this point.

Running a moving company in Miami - has anyone actually had success buying long distance moving leads?

Been running a small moving operation in Miami for about two years now. Local jobs keep us steady but I really want to grow the long distance side of the business. The margins are better and we have the capacity.

The problem is I have no idea how to generate long distance moving leads consistently. Word of mouth works fine for local but people moving across state lines are not usually finding us through neighbors.

I have been looking into buying leads from third party providers but have heard really mixed things. Some people swear by it, others say you are just paying to compete with four other companies calling the same person at the same time.

Questions for anyone who has been down this road:

  1. Is buying long distance moving leads actually worth it in a competitive market like South Florida?
  2. What separates a decent lead provider from a bad one?
  3. Is there a lead quality threshold where it starts making financial sense?

Would really appreciate input from other moving company owners or anyone who has experimented with paid leads in this industry.

What vehicle would normally be used for 6–8 pallets from Newcastle to Oxford?

Just looking for some advice from people in the industry.

I need to move around 6–8 pallets of packaged food stock from Newcastle to Oxford, roughly 1 to 1.2 tonnes total, and I’m trying to work out what would normally handle this sort of load.

Would this usually go on a Luton van, 7.5t, or something bigger?

The goods are boxed and palletised, ambient only, nothing frozen or chilled.

I’m not looking for quotes or services, just trying to understand what’s standard for this type of run and if there’s anything important I should check before arranging transport.

Recommendations on leather lotion?

I've had my jacket for a couple years now and I like it very much but the chest and arms are starting to feel really stiff and dry. i noticed it a lot more lately when I'm trying to move around on the bike. I have some mink oil at home usually use on my work boots but not sure if that's actually safe to put on motorcycle leather jacket.

I don't want to use whatever and ruin it. Anyone here use a leather lotion before on their gear that you would actually recommend?

Has anyone used online overseas CNC milling services for small prototype parts?

I’m looking to machine a single mild steel prototype and have been comparing a few online fabrication options. The pricing from overseas suppliers seems much lower than local machine shops or Western platforms, even for the same part.

Lead time isn’t important for me, so the cost is appealing, but I’m mainly wondering about, part quality, accuracy, and whether they reliably follow drawings for one-off prototypes.

Would appreciate any real experience or feedback.

Any GOOD HVAC marketing agencies out there? Tired of getting scammed! Need Recommendations.

Running an HVAC company for the last 7 years and I swear the marketing/SEO world is full of guys who either have no clue what they're doing or are flat out con artists. Every week I get cold calls and DMs from agencies promising "guaranteed page 1 rankings" and "we'll flood your phone with calls."

Last year I bit the bullet with one of these so-called experts. Signed a 6 month contract at $3,500/month so a little over $21k by the end. They promised qualified leads, GMB optimization, content, the whole pitch. End result? 38 form fills (most were tire kickers or wrong service area), maybe 12 actual phone calls, and I closed 4 jobs. Total revenue from those jobs was around $9,200. So I'm down roughly $12k and they had the nerve to send me a "performance recap" calling it a successful campaign because "brand visibility was up." Brand visibility doesn't pay my techs.

What kills me is I cant tell whos legit and whos not anymore. They all use the same buzzwords, same case studies (probably fake), same dashboards full of vanity metrics that mean nothing for actual booked jobs. I've talked to other HVAC and plumbing guys at trade shows and almost every one has a similar horror story.

Im seriously thinking about just learning this stuff myself. There's a digital marketing program at my local community college and a bunch of online courses. At least if I lose money its on my own learning curve and not lining some agency's pockets. Maybe hire one helper part time to handle the grunt work once I know what to actually ask for.

Anyone here run an HVAC, plumbing, or other home services biz and gone the DIY marketing route? Worth it or am I underestimating how much work it is? Also if you've actually found a legit agency that delivers I'd love to hear how you vetted them.

Is the moving industry getting more competitive or does it just feel that way? Talking to other owners

Been in the moving business in Columbus, Ohio for about 8 years. Lately it feels like there are twice as many movers competing for the same volume of jobs. Prices are getting squeezed, customers are getting more quote-sensitive, and the lead quality from third-party sources seems to have dropped. Wondering if this is a local thing or if others across the country are feeling it too. Also curious — are any operators here focusing more on commercial/office moves as a way to get away from the hyper-competitive residential market?

Just started a moving company. Is buying leads realistic for a brand new operation or a waste of money?

Launched a moving company in Seattle 3 months ago. Just me and two guys right now, doing mostly local residential. I've been relying entirely on word of mouth and a Google Business profile but it's slow going. Someone suggested buying moving leads but I'm not sure if that's practical when we're this small — worried about getting more volume than we can handle, or worse, paying for leads we can't convert because we don't have reviews yet. What did other small operators do in the early days to get jobs rolling in consistently?

Shipping a car from Phoenix to New York, open vs enclosed, and is it worth the price difference?

Bought a used car out of state (Phoenix) and need to get it back to me in Brooklyn. It's a 2019 BMW 3 Series not a collector car or anything, but I'd rather not have it show up with door dings. Open transport is about $900 and enclosed is around $1,450 for similar timeframes. Is enclosed actually meaningfully safer or is it mostly for peace of mind? Also curious how reliable the delivery window estimates actually are, reviews seem mixed on this.

Long distance move from LA to Chicago. what did you wish you knew before hiring movers?

Officially taking the leap and leaving LA after 8 years. Got a job offer in Chicago and moving in about 10 weeks. I've started getting quotes and the range is enormous anywhere from $2,800 to $7,500 for roughly the same inventory. Some companies are asking for a large deposit upfront which makes me nervous. Anyone done a long distance move out of California recently? What should I be watching out for? I've heard horror stories about brokers vs direct carriers and I'd love to go in more informed.

Large group vs small group health insurance, does the size threshold actually matter that much for pricing?

We're sitting at 47 employees and about to cross the 50 mark which I know has ACA implications. Our broker mentioned that moving into "large group" classification changes how our premiums are calculated; community rating vs experience rating. We're based in Chicago. Wondering if anyone has gone through this transition and noticed a meaningful cost difference. Did your benefits package change significantly? We want to start planning now rather than scrambling when we hit the threshold.

What's the actual ROI on buying moving leads vs generating them organically? Sharing my experience after 6 months

Been running a moving company in South Florida (Miami-Dade area) for 4 years. Last year I started testing paid lead sources alongside our SEO and referral base. Wanted to share what I found in case it helps others in the industry. Organic leads still convert way better for us, about 30% vs 12% on bought leads. BUT the volume from paid sources helped us cover overhead during the off-peak months. The quality really varies by provider. Has anyone else done a proper comparison? Curious what others are seeing in different markets.
