Dringender Rat gesucht: Hausverwaltung ghostet mich bei der Wohnungsübergabe - und ich ziehe Ende August ins Ausland. Was tun?

Hallo zusammen,

ich stecke gerade in einer ziemlich stressigen Situation und könnte mal eine Einschätzung zu meiner rechtlichen Lage gebrauchen.

Ich ziehe Ende August für einen neuen Job aus Deutschland weg, was bedeutet, dass mir langsam die Zeit wegläuft, um die Wohnungsübergabe über die Bühne zu bringen. Meine Hausverwaltung ignoriert meine E-Mails komplett, und telefonisch erreiche ich niemanden, um den finalen Termin abzusprechen.

Ich möchte einfach sichergehen, dass ich rechtlich auf der sicheren Seite bin, damit ich nicht am Ende um meine Kaution geprellt werde oder plötzlich weiter Miete zahlen muss, weil ich angeblich "die Wohnung nicht übergeben" hätte.

Hat hier jemand schon mal mit so einer unkooperativen Hausverwaltung zu tun gehabt? Wie dokumentiere ich das Ganze am besten, damit es nach deutschem Mietrecht absolut wasserdicht ist und mich absichert, sobald ich das Land verlasse? Gibt es irgendwelche versteckten Fallen, auf die ich achten muss?

Zur Info: Ich habe meine Kündigung fristgerecht vor 3 Monaten verschickt und auch ein Antwortschreiben erhalten, das mein Mietende zum 31.08. bestätigt. Aber seit gut einem Monat versuche ich ständig, den Vermieter bzw. die Hausverwaltung zu kontaktieren (per Einschreiben, E-Mail und Telefon) – absolut null Reaktion.
