What do buyers worry about before applying for a home loan that brokers know usually isn't the real problem?

Before speaking to a broker, I think it's pretty easy to obsess over one part of your finances because you've heard somewhere that lenders don't like it. Meanwhile there could be something completely different in your situation that matters much more to borrowing capacity or the application itself.

Do firefighters realise how much calmer people feel just seeing you arrive?

Something I don't think gets mentioned enough is the sense of relief people must feel the moment a fire crew turns up. For firefighters it's another call and there's obviously still a job to do, but for the person standing there watching something go seriously wrong, seeing that truck arrive probably feels like finally having someone there who knows what to do. And that applies to volunteers as much as career firefighters, especially in communities where people give up their own time to respond when others need them.

Just wanted to say that side of the job is appreciated too. It's not only what you physically do at an incident, but the reassurance your presence gives people on what could be one of their worst days.

How are people deciding what price range to search in under Help to Buy without treating the maximum as their budget?

One thing I'm trying to get my head around is the difference between what the scheme may allow you to purchase and what would actually feel comfortable to own long term. It would be very easy to start looking at the upper end simply because the shared equity makes properties at that price accessible. But rates, strata, insurance, maintenance and everything else still exist after settlement.

Not saying it's wrong - the case for broad index ETFs is genuinely strong for most people. But the way it gets repeated without much nuance about individual circumstances, timelines, tax situations and what someone is actually trying to achieve feels like it's become a reflex rather than a considered recommendation.
