Went to view a flat today, one of 3 in a converted house. No ground rent, no service charge, no sinking fund. Which made me think "gosh, if the roof needs to be done, or if the bricks need repointing, or the windows need replacing this is going to be a nightmare".

I'm hopefully exchanging on the sale of my current flat in the next few weeks, and in comparison, we have a very healthy sinking fund, in the several £10,000s. We pay a service charge of just over £1000 a year for maintenance and for the rainy day fund.

I appreciate this is very subjective, but would no service charge or sinking fund ever put you off a purchase?

I like to sit on the bike as I can easily see fuel level (hose clicks off super early otherwise) and keep the tank level. Never had an issue but at 2 separate fuel stations Shell and BP in Hampshire I got asked to get off the bike while fueling.

Why are they being such helmets, have I just been really lucky or is this a new policy....

What would your preferred ending be.

I was shocked at how shit the last 2 episodes were, even on limited time.

My preference would have been for the devil guy to have shot up the precinct as usual but upon discovering the gang at the cabin he cant see Nick (the stick fragments protects Nick by making him invisible fitting with the theme of healing him and his friends) Nick then throws the blood potion thing over him (devil man drops staff and falls to knees) in my alternate ending he cant use magic without the staff. Nick picks up the dropped staff. Adds his fragment and stabs evil devil man. He then transforms into a powerful vessen but with no magical ability Trouble and Nick beat him with their advanced fighting techniques.

I also think devil man should have had a crew of various vessen join him at the cabin fight (some of the ones we have seen in earlier eps like dragon man and the bug ones) his crew could then fight Reynard etc. Giving them purpose during the final boss fight scene. Making it more of a rounded battle. Maybe the ice beavers could join in?

To make it more rounded I think we should lose hank in The precinct fight (Wu could survive in his vessen form) also I think Eve and Reynard should be lost in the final fight for a more rounded ending.

Obvious this would leave more time at the very end. This could be used to show the funeral for those who didnt make it and expand out the Kelly and Diana double act which was an interesting thread....

We are all in agreement that DF is a car crash of a human being. My idea to sort it:

Anybody who gets a secret show offer from u/redban has the option to immediately challenge the current 'regular' for the regularship spot.

It works same as Drum-Off challenge but with jokes/laughter. The bucket pull who gets the secret show offer performs a second fresh minute, back to back with the regular who also performs a fresh minute... whoever gets the most laughs becomes the new show regular.....

*Advantages*

- Clears dead wood

- Increases the value of a secret show offer which doesn't actually mean much for podcast listeners who live outside of America and can't attend Sunset

- Keeps the regulars on their toes, can't get complacent, always need extra material

- Bucket pull needs a second strong fresh minute to win so will prove their initial set was not a fluke

- Audience vote, democratic choice not just what KT wants

- If KT are struggling with a regular, it gives them a mechanism to remove them, I'm sure they can pipe.in extra laughs or something, bit shady but hey we know laugh tracks are already used

- Could get some interesting outcomes, someone could bomb really hard, both comics do really well etc.

*Disadvantage*

- Dilutes the 'regular' position as could cycle through a few people in a short space of time.. Personally I think its worth it!

Hello, my wife and I have struggled having children and after 5 years we now have a healthy baby girl about to be born. My wife is brilliant and I was hoping to surprise her with a song including the heartbeat perhaps as a drum track?

She loves chilled music like 'simply three' 'Ron pope' 'newton failkner' etc.

First time playing, I'm not sure if I did it right! I was on my way to falkreath on foot and a spider jumped out, I fumbled the controls and it got some good hits on me. As a stealth archer/conjuration I summoned the flame atronarch that appeared to create a massive fireball that I hadn't seen before... Turns out a dragon with some red chest air(?) had landed and nuked the spider..

I ran as health was low and had no potions or magic for healing, what's interesting is the dragon couldn't keep up, I could see it getting close but it was never able to get close enough to damage. I ran back to the Helgan tower (from the first fight) and stayed on the top picking it off with arrows, retreating to heal with magic every now and again.

Think I would have been screwed if I couldn't make it to cover as the dragon fire packs a punch!

Don't want the circle ones pls.

How much would I look to spend, I just do burgers and sausages and chicken, looking to progress to slow cook ribs is the only reason to upgrade tbh

Hi I have approx £2k to spend on a road bike, I'm looking for a carbon frame and something like a Shimano 105 groupset.

I'm a weekend warrior, ride c.100 miles on a sunny Sunday rider, not worried about looking flash, I have used a boardman that I was broadly speaking happy with.

Not looking for anything with electrics, electric gears, batteries etc .
