Capital gains taxes

Why in the heck are we stuck at the $250K deduction per person and will this change in the foreseeable future?

We would sell tomorrow if we didn't face such a huge tax bill.

Bought in 1998 for $190K. Current value estimate: $1.8M.

Wi-Fi connection

I have a WiiM Pro Plus upstairs.

As you can see the signal is weak.

In that same room, right next to it, I have an ONN 4K Pro Android TV box that gets outstanding Wi-Fi reception.

It is not practical for me to run ethernet upstairs in my older home.

I'm wondering if there could be a firmware fix for this lousy reception?

A system that I'm very happy with so far

I've been at this for 4 or 5 years now and I've been able to piece this system together.

My ADS speakers appreciate this system and sound real nice. I added the sub for even more low end.

The AC Infinity fans might be a bit of overkill but it really reduces the heat. The lava lamp while warm is far enough away that it doesn't contribute and plus it's another reason to have the air moving. I just like the way it looks there when it's activated.

True potty training story

When we brought our little Gypsy Queen home she was about 2 pounds. She's now 8.

So cute.

This is how her potty training went:

She peed on the livingroom tile floor and then looked at me. I didn't get upset and I didn't raise my voice.

I talked to her in very disappointed and soft tones telling her that that wasn't good as I wiped it up and that I didn't want her to do this again.

From that experience forward she never peed in the house again.

I've never had a dog this smart in my entire life.

Selling undeveloped land

I have 4 acres that has an appraised value of $120,000.

I have a dedicated easement in the original grant deed on this property that's been in my family since 1964.

It is an easement description and I've tried to use AI to see where it goes but I'm not quite sure of the coordinates.

So at that low price and a questionable access I wouldn't know where to begin to sell this property.

It's value is in mitigation considering it's a riparian tier one habitat with a 3:1 mitigation value.

Any ideas would be helpful because real estate agents don't want to touch this at such a low commission and with a potential easement encumbrance that needs to be researched.

Trying to interpret an easement

This is part of the original 1964 Grant Deed from 4 acres (2 parcels) my sister and I inherited from our parents in 2008. They are described in Parcel 1 and 2.

Parcel 3 describes the easement.

I'm trying to find out if this easement reaches the properties.

Do I need to hire a surveyor to find this out?

As it stands now I don't think there's access and we want to be able to sell this land but without access that's a non starter.

I did a screenshot of GIS and that dotted Twin Peaks Rd extension is what I remember as a kid. I think that's it but need confirmation. Our parcels are the two I marked that are together.

I own 4 acres of undeveloped property

There are many landowners of undeveloped property in the same canyon that I own property.

I am trying to figure out how to get a hold of as many of these landowners as possible due to the fact that access to the properties has been cut off for decades however I have a dedicated easement on my grant deed.

I want to work with others to get the easement opened back up and I think they would be interested also especially if they want to sell to the private sector like I do but can't because of the access issue.

I don't know how to go about this because tax records hide the names of people.

I'm looking for strength and numbers here.

Any ideas would be helpful thank you. I'm in California San Diego County.

I found a real estate agent that's going to hunt down the access for me BEFORE we sign a listing agreement. I took three different agents before I found her. The other ones want me to sign a listing agreement and then they'll work on the access issue and I said no way.

I own acreage in the Rattlesnake Canyon area east of Rangeview Estates off twin peaks road.

I'm looking for fellow landowners who have been denied access to their property via the easement.

If you, or if you know of anyone, who does own land in that canyon can you please send me a message.

If you have any ideas on how to find out who the landowners are in that canyon I would appreciate it. The tax records hide the names now.

CPUC rule change in May

Our solar system produced 1,000 kilowatt hours more than we used during our last annual true-up July 11th to July 11th.

We are still facing a bill of $360 for electricity we used.

Do in large part to the fact this last May a rule change happened at CPUC.

They designated 10:00 a.m. to 2:00 p.m. as "super off peak" rates whereas it used to be "on peak". This means from May forward until July 11th my solar production did not earn on peak credit but rather the much lower super off peak credit. Last August through September the rates were on peak and we used quite a bit of electricity then.

We were on vacation from late May to early July and we would have more than made up credits if we were getting "on peak" credit.

CPUC is finding new ways to screw over NEM 2.0 people.

Frustrated.

Compressor and sealed system in a refrigerator

Unfortunately our refrigerator died last night and it's the weekend and I cannot contact Whirlpool because they are closed.

The certified technician determined its low on freon.

Is there any possible way to find out if the compressor and sealed system on my refrigerator is covered or not by their standard 5-year coverage? Single door bottom mount.

And I'm wondering what that coverage looks like if so.

The reason I ask is I would go buy a new refrigerator today if the answer is no. Otherwise we need to be without a refrigerator until at least Monday.

Update on my Whirlpool refrigerator

Technician determined it's low on freon so that's that.

It's upsetting to find out that the 5-year sealed unit coverage does not apply to our model.

It's less than 5 years old. We purchased it August 11th 2021.

I think we paid about $1,500 for this refrigerator.

Apparently it's industry wide that only the more expensive models get that 5-year warranty?

What a helluva learning experience.

Now I'm not sure what to buy.

Fridge defrost cycle

The repair guy came out Monday to repair our Whirlpool refrigerator. Replaced the defrost thermostat because the back wall of the freezer was iced up and the vents were clogged.

The original symptoms were the freezer was freezing but the refrigerator got warm.

It seemed to be okay after the repair and then the fluctuations started as you can see from this chart.

I always had a tough time stabilizing the refrigerator temperature after the repair and now I can see why on the graph.

His work's under warranty for 3 months so I called him to come back and he'll be out tomorrow. Fortunately I have an RV refrigerator that I've started up and can transfer freezer items for when he works on it tomorrow.

Would you guess that it's a faulty new defrost thermostat? Control board?

Anyway hopefully I get some clarity tomorrow I just would like a little more information going into this.

Precor Problem

We had this Precor treadmill installed upstairs. I think we paid about $500 some dollars to have it transported and set up. We also paid a lot for the treadmill itself.

This was during COVID and now we don't have a need for it due to knee problems.

We want to get rid of it and understand we're going to take a loss on this one.

I'm thinking I could advertise it for a very minimal charge and they pay for transport and set up?

This is one of those purchases that's going to take a bite out of the pocketbook but we need the extra space up here.

I was considering dismantling it taking it downstairs piece by piece but I don't want to go through that.

Need to let in more light

I'm probably going to have to contract this out but I'm looking for ideas.

I need more light into the living room and I'm considering a 3 ft x 4 ft (approximate) privacy glass inlaid opening.

I'm thinking those privacy glass clear blocks. I don't know what the name of those are.

I could possibly extend the window over also?

I'm wondering what a project like this would cost.
