I inherited 4.04 undeveloped acres in 2008 here in Southern California.

Long story short but the easement was built over decades ago so the property is essentially landlocked.

The property has also been designated under a habitat conservation plan further limiting use.

I approached the city to see if they were interested in purchasing because I'm tired of paying property tax on property I can't use.

They said they were and that I would have to split half of a $5,000 appraisal which I did like an idiot.

The appraisal came back at $120,000 for the property.

The city came back with an offer of $70,660. I told him I need to take time to think about it.

This is Tier 1 riparian habitat with a three to one mitigation value but the city said they aren't interested and I don't believe them.

They didn't even honor their own appraisal.

Oh and the city was well aware of the easement issue in the 1980s.

Feeling very stuck right now.

Many of us got an email saying that we will find out our status "by the end of June."

I don't have a problem with location and current owner status but someone who ordered March 2024 should not be bumped by a March 2026 reservation holder, all things being equal.

I live near the SoCal coast and have a single car garage that is more storage than garage so the R2 will need to be outside.

To keep the ocean air off I'm considering a cover. They've been a hassle in the past but I may need to.

What to do?

It seems like the recent report doesn't warrant this kind of a drop.

I'm obviously no expert and I was wondering why the stock price has fallen so much recently?

I own over 1,600 shares.
