There is a 6 hour cool down before you're able to transform again.

Any room with furniture, people, animals, food, electronics and or clothes inside it will keep them. Any room that is empty will have whatever the fictional room had inside said fictional building.

Along with it is a note saying that it's only setting is 10 years. Meaning it will wipe anyone's memory for that time period. It also says that whatever cover story you tell whoever you wiped will believe it.

Just say out loud to the house where you want to go and the house will teleport there. Weirdly it will still have electricity, plumbing and wifi.
However it comes with some risks. The house will appear in a random location on a flat area of land, you won't be able to teleport again for a week and when you do, you'll be teleported back to our world before you can go to another world.
On the plus side, you are able to learn new abilities and skills while on that world and use them in our world.

Whenever you wear a shirt with a character's symbol on it, you gain that character's skills, abilities, knowledge, bank account, secret lair if they have one and gear.
