Melbourne CBD apartments, what to look for and avoid? (To live in)

This is a very general question since I am looking to buy later next year, but I would like to have a general idea of things to look out for.

Will likely be getting a CBD 1 bedroom apartment, not the ultra tiny ones, ideally ones with a big open room area (I dislike the ones that have many rooms with the exception of separating the kitchen off). First home buyer, to live in, so will need to avoid common pitfalls.

One of the most common ones from what I understand is body corp costs, which can be quite high in some buildings due to maintenance issues. How do you go about figuring that out?

You also need to avoid anything that has car parking and car elevators since that also inflate strata costs and I dont drive either.

Water leakage issues I hear are also common, how do you confirm those? I know there's an infrared camera that detects water leaks but I dont imagine you buy that one to check during inspections xd

Good GPs in Melbroune?

I am moving back to Melbourne after quite a while in remote WA and would need to get a new GP.

Would need to be trans friendly and definitely not the type that would ask for sex at birth bs that is being pushed lately.

Any suggestions?

Are bigger offsets way better than bigger deposits?

Not very familiar about buying and a long way from that so I am only trying to understand one aspect of it, not looking for specific advice.

I might be looking to buy a cheap 1bedroom Melbourne CBD apartment a year from now, let's say 400k cost, first home buyer, to live in as primary and only place.

Looking at some calculations made by the computer, let's say you have 100k, it seems that paying minimum deposit and putting the rest in an offset while growing that is way better than using most of it on a deposit? (No LMI if I go with ubank).

Better, as in with a bigger offset and minimum deposits you pay the loan years faster than a bigger deposit and no or tiny offset.

From what I understand, offset is an additional reduction of loan's interest on top of your home loan debt repayments, which based on the loan's interest rate so higher than hisa. In a sense, the bank you got the loan from gets to hold the money in their institution, is this that such big of a deal for banks?

My question is, is this actually correct? Are offsets + minimum deposit that much better than other options if your goal is to pay the loan the fastest?

Please create some sort of structure for returning players

When I first started playing soulframe, I enjoyed it quite a big, especially thrown swords mechanic xd

Even though it was simple and didnt have much content, it was a fun experience for quite a while.

Every time i try to play it again though I quit within a few minutes cause I got no idea what to do next, I feel completely lost.

there's no guide or something that tells me where I should move next, where do get X new weapon or anything really.

I know some people like sandboxes but I need at least a bit of structure, at least for returning players that have completely forgotten the previous experience.

Can fine hair work with messy hair cuts?

I have fine hair, wavy (2a), thick density, usually short-medium butterfly cut and I want something similar but more "messy", like a wolf cut but I hear wolf cuts dont really work with fine hair or can go really wrong.

Once I take a shower and my hair dries, it looks very neat without any products and I want something that looks more messy.

I have tried salt spray but it hasnt rly done much, its barely visible and I dont think I should be unloading half the bottle to make it have a very strongly visible effect. (Seen a video of a girl who did that, kept spraying constantly and looked like she just came out of the water in the beach, not looking for that much xd)

Why have so many people forgotten the definition of the word RISK?

Risk = "the possibility of something bad happening"

Not only that but you see people unironically saying things like "I should be rewarded for being irresponsible and taking risks" or worse "Risk takers should get some form tax breaks and our risk taking should be supported by taxpayer money"

Since when being irresponsible makes you a special class of person?!?

How much have some people been indoctrinated to type such absurd statements and not recognise how ridiculous they sound?

I am sure its not the asset hoarders pretending to be small time investors due to finally having to pay tax on their unproductive asset hoarding.

Yes, stocks can be unproductive too, especially foreign ones or ones that steal from Australians like the gas industry who was given our gas for free and is making a huge profit while paying almost nothing in return.

Its time for some people to get back to work and start being productive rather than parasitically live of other people's hard earned wages

Not expecting much since this is a pretty niche field, are there any people who worked as such?

Container terminals are pretty busy in Melbourne and the few big players also manage container vessel all over Asia.

Havent worked on containers (only LNG/Bulk carriers) but I know many people dont like them since they constantly go from port and port even within a few hours with no breaks.

How's the industry doing from the office ship manager/vessel planner side? I assume its an extremely busy role with emails during all hours of the day including weekends? Are salaries good at least?

I assume its not easy to find experienced container ship managers in Australia, is there a shortage in this area?

I might be getting an offer for a Melbourne job and need to figure out a timeline and options for moving my stuff, any companies you can suggest that also work for remote WA, Port hedland in this case.

I dont have furniture to move but got plenty of stuff i cant carry, big foldable tables, big gaming chair, electric vacuums/mop, fans, personal small stuff etc.

Any companies you could suggest?

An extremely common argument some males give is that they did what society told them, get a job, try be providers, make a family, then have a tantrum when it doesnt work out.

And my reaction is "Are they stupid? why did the listen to society to begin with?"

-Society and even my own parents kept trying to tell me I should care about how I look and what the neighbours think, I found that stupid and never wore makeup and just wore whatever felt comfortable.

-Society told me I should be fit and healthy, but that isnt fun, eating tasty food is very much fun and I like being soft and round so I am eating good food every day and never going to the gym :3

-Society told me my ultimate goal should be to make babies and a family, I dont like babies because they are annoying and loud and steal my money so I am never having one.

-Society told me I should have a favourite music and multiple outfits, yet I dont care for music and only wear the same outfit when I go out, got like 10 of the same shirt and yoga pants :D

-Society told me to be normal, that sounded awfully repressive and stupid so I also didnt do that

-Society says you should be ultra professional and subservient to your work boss, but turns out that if you are good at your job all the weird behaviours they would consider bad(if you werent good at your job) would suddenly become silly fun quirks in their eyes, so another thing to ignore

Are these people aware that you cant just ignore societal indoctrination?

Are they aware you can just like, be yourself and do what you like?

How come they are the only mmo I have seen where every 1-2 weeks, I will get an ingame mail asking me to do a survey that asks multiple things, from how I feel about the game to questions about specific content, parts of it and clearly things they are looking to overhaul.

This is a basic concept that is almost never really implemented even though its a great way to get frequent feedback from your most active players.

It is one of the big reasons I am still very happy with the game, it keeps improving over time based on the feedback, at least for us who treat it as a fun game and dont expect a raidlogging simulator, maybe they dont realise I and many others dont want a raidlogging simulator.

I am very happy to support such a game with buying a ton of housing cosmetics cause they have the best housing system out there, plus I am always happy to spend time and money in games that werent made by muricans since I want my money to go anywhere but that place as an Australian.

This is such a simple feature, I even suggested it back in the day when I was playing WoW, just send an ingame mail to players to ask them how they feel, that way, you know how your community feels instead of only listening to elitist streamers and thinking they represent the community.
