I always think people fancy me. I'm not the best looking person. I'm pretty average. But I think there is something sexy about me and I feel like people always pick up on this. Is this a known illness? Does everyone feel this way?
Buyer wants several unnecessary checks on the house. Fair enough but they have asked if I will drop the price if any defects are found. It's not a new house, minor defects will be found. I can't drop the price.
Trying to understand the thought process. If you like a house and you were going to pay a certain amount for it, why would you be willing to pull out just because the seller won't agree to drop the price?

My issue is that most, if not all, tradesmen will find issues, as they want your money to fix those issues.
I cannot negotiate on price because I have my own costs on the house I am purchasing.
So my question is, is there any point in allowing the tradesmen to attend my property to carry out their surveys if I am unable to drop the price?
And how can I tell the buyers this in the nicest possible way?

Buyer has recently asked for 5 tradesmen to attend my property to carry out tests I feel are totally unnecessary. I also feel they should have raised these queries earlier in the process as they had the RICS ages ago.
The same "urgent" "issues" were flagged on my RICS when I purchased the property. I don't know why they make things sound like they are urgent when they are not.
Electric, gas, stopcock, asbestos, drainage.
I have zero issues with any of these things.

I am in a difficult position as I could give the info but that would be going against his wishes. They said they only pay for a few weeks of care then he has to start paying.

I used to work in a place where every hire looked very similar to the hiring manager.
No exaggeration.
The females would hire women who had the same ethnicity, hair cut, hair colour, same body frame, same height.
The males would hire men who were equally as bald, had a beard, same skin colour, height, same neurotype.

I always have at the back of my mind, "am I stepping on people's toes" "am I doing too much" "am I annoying people" but no one ever questions me. They let me get on with it.
So my question is, do you think people just don't care enough to look into what I am doing, are they too busy with their own workloads to notice or am I just so good at my job, everyone trusts me to do the right thing?

I was happy to pay the price I offered assuming the house would be maintained like I maintain my house with frequent boiler checks etc.
Survey says no.
Sellers haven't had the boiler serviced in 9 years, they have a hot and cold water tank, neither have ever been cleaned or serviced in 9 years. There are risks of bacteria and legionella with this which concerns me.
Sellers have no invoices from alleged plumbing works carried out, so I don't know if they really had a professional tend the leak or they just did a bodge job themselves. The patch up job is shoddy and makes me concerned they may not have had the source of the leak fixed by a professional.
They have no warranties or paperwork for an extension build apart from planning permission. No fensa certificate for velux windows.
Roof work all needs sealing. Sellers say they haven't had any roof work done while in the property.
Unanticipated costs are mounting. Should I reduce the offer?

The RICS survey revealed a previous leak which has caused damage to the ceiling and walls in a couple of rooms below the bathroom. The owners have tried to patch it up and cover it. They did a terrible job.
Aside from having to redecorate, I don't know if the root cause of the issue was fixed. I am concerned that if I move in and use the bathroom, the leak will occur again.
Can I ask them for details? Will they tell the truth? What happens if they lie and the leak occurs again when I move in?
Would you say the bus service in Luton is good? Is it reliable? Are the buses regular and do they always turn up on time? Is it as good as London?
