I understand that the realtor commission is 5 or 6% of the sale price which is split between listing and buyer's agent. Let's say there are only 2 offers on the house. 1 buyer is bringing his own agent and the other doesn't and decides to use the listing agent. Let's say the offer is exactly the same. Would the listing agent go with the buyer without an agent to pocket the full commission?
Long story short, I had go to therapy for a herniated disc pain. 10 weeks of visit and they only made it worse. One day it was electric whatever, then it was acupuncture, then it was massage , back to acupuncture, now cupping, next day gua sha massage. Non stop bullshit.
Anyways, I was told they take my insurance and I just had to pay $20 co.pay per visit. I paid that every visit. Then I got a letter from my insurance Cigna that they can't cover more than 3 weeks of therapy because it's not required or whatever.
The therapy place kept bringing me in and i.didmt get the Cigna letter on time. Fast forward to today, I got a bill for $800 and can't really pay as I'm going through some hardship. They sent it to collections. I called collections to see if I could pay half and they would waive the remainder but they said no.
Is there absolutely no way to get this waived. I feel like I got screwed but the system.
Came across this single family listing which according to the posting, "is back on market after renovations". I don't see any renovations and do see that it was pending sale and then removed back in 2025. Now back on market and "for added buyer confidence, the soil has been tested ok". Is this oil tank a big no no?

Ordered a set of front and rears from RevZilla 5 weeks ago. Front wheel arrived after 2 weeks, rears got stuck somewhere in PA. Still stuck there btw. Contacted them and they told me to wait. After 2 days of not moving from PA, I asked them for a replacement or refund. They sent me a replacement but it arrived without a box or any type of wrapping. Was left on my porch naked for anyone to steal. Am I overreacting?

I bought a 1200sq ft single family house in 2019 for $150k

My mortgage currently is around 1300. I don't live in it because I don't like the neighborhood.

The house has 2 bedrooms on the first floor, 2 small ones on the 2nd floor. 2nd floor has a separate entrance so I was able to rent that out as well.

Basement is also finished with 1 bedroom and I rented that out to a handyman who takes care of most of the stuff around the house.

1st floor rent is $1700, 2nd floor is $1000 and basement pays me$800

Utilities is all on me because of the single meter. Quarterly water bill is around $250, heat and electric around $300-400 a month.

Zillow estimate for the house is around $375k right now and the city assessed it for $435k. Idk if this information helps but I'm trying to decide if it makes sense to leave it as is and collect the income with the low rates I have or should I pull some cash out and buy another investment property or just sell it now.
