Listing VS Reality: any real estate industry (appraisers, inspectors?) interested in starting a channel or series in Tennessee or Kentucky

I’m not a producer. I have this idea.

Concept pitch:
The home buying process looks like a fairytale on HGTV. It is, in all reality, a dumpster fire.
We can review products on Amazon, Air B&Bs, Businesses on Google and Yelp! - but we can’t review homes for sale on Zillow.

A recent post I wrote on r/realestate is gaining a lot of traction and the comments are pretty wild.
I basically crashed out after looking at what I thought would be our dream home and instead turned out to be a total mess - and it seems like every listing we’ve been to has been wildly worse than the home’s description.

Buyers are tired of deceptive real estate listings with AI photos, deceptive language, and misinformation- or lacking information altogether. Buyers should be able to warn other buyers that a “fully remodeled and renovated” home actually has a sinking foundation and every piece of wood on the exterior is so rotten that one hard kick would put your foot through.
Cat poop all over the floors. Blood on the carpet.
Listing agents that don’t know ANYTHING about the home.

The contrast is solid. The controversy is there - are buyers asking for too much? Should listing agents be held accountable? It’s a sales business - shouldn’t twisting of words and showing a home in its best light be all that matters? Is a listing agent responsible for knowing their product (the listing) at a showing or is it okay for them to be oblivious?

I know, I know. I’m gonna make some people feel all tingly in a bad way. Just hear me out.

People should know what they’re walking into and how full of shit the listing agent may or may not be.
I’m also over going to a showing and the listing agent knows “nothing” about the home. Seriously, SERIOUSLY HOW DO YOU NOT KNOW.
Roof? Idk. Septic? Idk. Flooding? Idk. Where’s the property end? Idk. HVAC? Idk (it’s 2015 we found it ourselves). Water heater? Idk. What conveys with the property? Idk. Is that someone’s easement? Idk.
WHY IS THERE SEVERAL TONS OF BEESWAX IN A MACHINE IN THE BARN?! “Idk”.

We looked at a home today. You know what the listing description read? “Fully renovated and remodeled”. I would like to know what drugs they’re on. Seriously. Someone call my doctor because that level of delusion is worth a prescription.

The wood rot on the front and back porch is so bad you can see entire chunks of wood missing. The toilet is old, the entire bathroom is outdated and worn heavily.
The visible part of the foundation has some kind of massive chunks taken out of it (I’m not an engineer idk how the hell that happens) and coincidentally that part of the home is settling/sinking/lower than the rest whatever you want to call it. The washer is in the kitchen, the dryer is in the hallway. The air handler with filter has also been converted into a tiny pantry so idk how tf to deal with that I feel like it’s not handling much air when it’s behind a closed door and some beans. Oh the roof, how’s the roof? The paint is peeling off so hard it almost looks intentional like they wanted a vintage look. How old is it? I don’t know, because the listing agent didn’t know.

“What’s this giant piece of industrial equipment taking up 1/4 of the barn?” Dude doesn’t know. I figured it out. It’s a BEESWAX BOILER that’s approx 15’ tall. It is full of beeswax, that was cool. Not useful and not operational but if you like beeswax I’ll give you the address. Buy yourself a sheep farm with a beeswax machine. They don’t have bees…but there’s literally a ton of beeswax just solid in a machine. Can’t make this up.

Anyway.
The listing says “VA eligible” the VA wouldn’t approve that house even if a Disney Fairy waved a wand and Christina Aguilera rubbed a Genie lamp at the same time while my Native uncle did a dance in the front yard next to an entire field of lucky four leaf clovers being farmed by the Lucky Charms leprechaun.

Part of the kitchen was redone and the living room was redone. I’ll give them that.

Oh, and the owners are trying to move to Alaska within 30 days meanwhile there’s two semi trucks under overgrown brush with trailers attached. 60 sheep, 8 dogs. And tons of pieces of random, huge metal farm equipment covering probably 2 acres next to the barn. I wanna know how that’s gonna get cleaned up. Because you know damn well it won’t. The listing agent confidently said we can put into the contract that it has to be removed before closing.
LOLOLOL OK SURE. I’ll believe that like I’ll believe flat earthers on meth at 6am outside the Circle K.

You know what that listing should have said?
“As is cash offers only. Settled foundation, needs other improvements. New kitchen. Huge barn. Beeswax lover’s wet dream”.

Iron Redepositing: Do I buy a filter or softener? I’m on “city” water in a really tiny, old city in a rural area (probably super old pipes)

I’m cleaning the hell out of these rocks:
Acids, pressure washer, soaking to remove excess acids, baking soda, you name it.
And I’m still having major issues with iron re depositing into/onto the rocks. (Worse here in the summer for some reason than the cooler months)

I’m not sure where to go from here. Store bought water is out of my budget for the volume I clean.
I’m not sure what to do. Any ideas would be awesome!

I pull these rocks out *sparkly clean* and somehow the hotter it gets outside the worse this issue has become. I’m at my ✨Witt’s end‼️

Sellers - how do you handle an appraisal coming in lowww low compared to your asking price?

We’re in love with a 1960’s built country brick home on some acreage (the exact acreage isn’t known). The homeowners don’t want to wait for a survey to be completed.

We think the appraisal is going to come in anywhere between 40-78k under their asking price (from talking to the appraiser, it’s still pending) there’s no record on when the roof was last done, the septic, or any updates since 1980. They also removed the wood burning furnace. It’s a 3 bed 1 bath. I want the home for whatever it appraises for, obviously not paying over appraisal.

If it comes in way under, do you still sell it for that price? Do you wait and hope you can get someone that’s a cash buyer with no appraisal who over pays?

Sales advice wanted: for raw, would you rather have small pieces by the lb or large pieces (3-5lbs each) and cut it down yourself / your way?

Advice would be awesome! I need to pick a lane on how I’m offering rough to people.
I hate breaking with a hammer/chisel or mallet, I feel like that’s not ideal bc of cracks and waste. I feel like that screws quality pieces up.
But, cutting big 3-10lb pieces with my smaller 7” tile saw usually either leaves really rough saw gouges / ugly cuts / deep scratches. Replacement blades also aren’t cheap.

‼️‼️‼️I need advice to decide if I should cut chunks with the tile saw and go by the LB or continue to offer pieces as I find them whole (with a window to see detail)

Question: Has anyone ever used Dumor Alfalfa Cubes and found metal or plastic in them?

I had a post on my old TikTok acct last year that got 85k views on the topic. This morning I saw someone else’s post out of Ocala with pics that had Alfafla Cubes with huge chunks of rubber and metal in them.
Has anyone else dealt with this with Dumor Cubes? Pics??

I feel like this has happened to more than just myself and the girl from Ocala.

Luckily I caught it before my horses did.

*Lesson Learned we swapped over to Unbeetable and buy hay from local farmers (we didn’t have that option before we moved, now we do)

Display ideas?

Idk why, but I’m fond of this quartz piece I found (maybe because it’s not pumpkin orange or jet black with iron; I kind of like the sunny yellow hue)
I know there’s not much value to it, but it’s pretty.
Anyone have any good display ideas for it? It doesn’t fit any of my stands bc of the shape. I’d like to have it displayed vertically like I’m holding it.
